  • In this conversation, Lodha's Customer Relations Manager got into an argument with a customer about why she should seek a loan from a different bank, and not from Bank Of Baroda where she has had a savings bank account for a few decades. The flat-buyer feels harassed by the Lodha employee's attitude.

    The lady said in this vides "Ek Bar bharavsa tut gaya na Business main uske bad koi bhi bhravsa nahi karega" and exactly this thing is happening with Lodha Now.

    Lodha knows their target customers....... innocent people......affluent people do not buy their properties and neither do they build that quality....thats the reason they position themselves as so called affordable segment.....They know innocent people cannot fight with them

    The situation is simple. If the customer has agreed to certain payment schedule, then any delay in payment is the customer's problem and any interest for the delay is justified. However, as a customer one should never agree to such one sided terms. As Krhnarajji says, never buy from builder buy it from an investor or owner.

    The impact of Covid restrictions on personal finances and mental health should also not be underestimated. People are losing jobs, and/or earning less, while banks have tightened many criteria/conditions for loans, and it's not in the interests of builders to care or listen. In this climate, people should be extremely cautious when entering into any financial commitment, especially if there are underlying mental/emotional issues present.

    Full sympathy with the lady. My take away from this entire conversation - This employee of Lodha is defaming Bank of Baroda. He knows much more about Bank of Baroda than his own organisation Lodha. He is also defaming other banks by saying these banks do not ask any documents, they do not scrutinise the loan cases. The most important part is Lodha has removed Bank of Baroda from its list which is most derogatory statement against Bank of Baroda and about the entire banking system of India. I strongly suggest Indian Govt, banking authorities, Bank of Baroda authorities must take a strong legal action against this person from Lodha. If even Lodha supports this employee then such legal actions must be initiated against Lodha owners too.

      People say all sorts of things in a one on one conversation (private), you don't record them and bring authorities and hold it against them. That will be a stretch, in my humble opinion. He gave his opinion, she stood her ground! That is it!

      @@joshiameya There are many remarks against BoB and other bankers made by the Lodha person in his official capacity. He made statements like "Lodha has removed those banks from its list..." which is official position of Lodha against that bank if one believes that Lodha person. These are certainly the most derogatory remarks by any organisation against the nationalised banks. Lodha has not clarified its stand on these remarks made by its employee. I only hope the respective banks in specific and the nationalised banks association in general must be reviewing these remarks made by Lodha person (as it is made by its employee in his official capacity).

    Each executive behaves like he is Lodha. So the best thing is buyers must unite and avoid buying flats from these tyrants and give business to medium to small builders who have a decent track record. Unfortunately 😕 there is no UNITY AMONG BUYERS.EVEN WHEN THEY COME FACE TO FACE THEY MAINTAIN A STIFF UPPER LIP. No wonder they suffer 😧😔

    Builders ke log aapko galat bataa rahe hai,yeh log apni galti kabhi nahi maanege.Yeh log laato ke boot hai, baaton ke nahi.Mahila ka hard-earned money should be refunded with interest.Mahila ko majboor nahi,majboot banana hai.Builder late kare to kya Builder interest degaa.Ek lawyer ne mujhko bola ki Hazaaron Haraami jab marte hai tab ek Builder paida hota hai,isliye kabhi bhi Builder ki baaton par bharosa nahi karna,Jo bhi deal karo writing me.Flat booking ke time alag rang,aur booking hone ke baad alag rang.Most of Builders are Girgit.

    This is highly confusing, what are builders charging interest for ? Looks like they want to browbeat consumers into giving up the flats
    Builders should clearly state that 100% will be collected within weeks and heavy penal interest will be collected for even a days delay. Possession of flats are delayed from builders side by at least few years, it's much better that consumers buy ready flats or resale flats

    When you are applying for home loan, you have to show a token receipt and property papers, so that bank can analyse the property and can see its legtimate or not.

    I don't understand Indians' fascination about "English". Both the parties surely cannot communicate effectively in English 😅🤭 😜 why not converse in Hindi or Marathi (if this guy / agent doesn't know both of these languages , I am sure Lodha can find another agent who speaks either Marathi or English)
    And another wrong thing... Why she is calling him "Sir" ??? Do takke ka agent hai, if you treat him with respect, woh sir pe chaddh ke bolega (No occupation is lesser but sadly in India you have to show people who is the boss to get the work done)...
    It is so annoying , calling him Sir Sir Sir Sir .. and then speaking in language she cannot express herself (We are still under British influence). What's the false pride in speaking in a language in which you cannot express your feelings !

    Lodha employee also showing extra smartness.. Which he definitely not.. At same time.. Even buyer is unnecessary getting hyper..     It's mental harassment and yes in this case she can withdraw straight way and builder has no rights to forfeit . Secondly she want to buy flat she needed go for presanctio letters first(it may be minimum amount) but it gives idea how much own contributions is needed. *Builder side they want to sell flat as fast as they can so they have bank tie up. All necessary documents like confidential maps , mortgage agreements are submitted with bank to expedite process but we can choose bank we want and it is our responsibility to follow up with bank agent and get it done. From the date of token max 45 days is enough to complete bank process. even If delayed builder responsibility to return the token and they can disclose the whatever the rate they offered is no more valid and if customers is still interested they give fresh token.

    I feel total communication loss at client side. The client is getting hyper for nothing. If you tell the builder you have FD with the bank and ask for more time to make payment what do you expect the builder to say?
    Her loan is not approved and technically she has signed the agreement which mentions all the penalty clauses etc. She needs to carefully read it again before she jumps on a call like this. My two cents! :)

      She is fighting for regaining her financial autonomy, into which Lodha currently has dug his claws. Admittedly, she is not a great communicator, and not the best advocate of her own case.
      But believe me, she has a GREAT case. Her cause has immense merit, and Lodha's cause suffers from foundational demerits.

      @@KrishnarajRaoUrbanNaxal thank you for responding sir. I am a huge fan of you and you're doing a very noble work. Who would spend their own time and money and do rounds of police station for masses in today's day! However, I had a couple of observations about this conversation.
      1. The lady has executed the contract with Lodha, it may be one sided but it is executed and it is now legally binding. The builders usually add 18% interest clause for late payments. Am I wrong? Are you saying that is illegal?
      2. She is saying this is her investment flat. She executed the agreement without seeking even pre-approval from bank?
      3. Now BoB will take it's own sweet time to get her paper scruitinized and disbursing the loan she wants extension for that?
      4. Why shouldn't she break the FD and pay the builder outstanding as per the clauses she has signed?
      5. She has already missed her deadline and on top of that also missed the deadline she committed to Lodha.
      6. She is sometimes very aggressive and sometimes requests and some times threatens with Rera clauses.
      What justification did you see in this case to fight for her with Lodha? I would like to understand why is this case worth your time.
      While you're helping other mis-lead people, this lady doesn't seem to be ticking all right boxes according to me..

      Usually, yes. Verbal communication allows them to create legal loopholes and escape responsibility for their actions. If you only communicate in writing, and force them to reply in writing, then many of their escape routes are closed.

    This poor lady is very emotional and very highly strung, she's a terrible candidate to be entering into any kind of deal, be it real estate or any other.
    The communication gap between the 2 was fascinating to hear.
    Though I detest all builders and fully support Krishna sir, in this case I am sympathetic to the builders employee, since I've had to work such jobs in the past myself.

    I am worried abt madam that she has invested in this dump yard
    Pathetic area location
    Worst traffic
    Humongous living expenses
    She could have invest in Pune itself which is faster growing city
    And of course this property surely not comes under Mumbai
    This comes under grampanchayat and hope she has read in the agreement
    As far as payment delay concerns, mam you have to bear the interest for delayed payment if the work is done as per agreement and demand draft is raised.
    I heard she had mentioned abt RERA that means she is well aware abt Lodha’s post sales experience, it’s better to cancel your booking and take your money back. Krishnaji will tell you the process for it. Even we would like know abt same.

      @@priyeshjagtap5267 i m from dombivali .its not that bad .yes palava is worst (its not in dombivali).people live in bhosri or other places ( in name of pune ) . Same in mumbai .people live in dombivali /badlapur and tell other people they live in mumbai .and in pune(main city not outside) or mumbai u cannot get flat at 50 lakhs .
      Even in dombivali in my area which is 2 min from walking distance of railway station u can not get flat at 50 lakhs 😂.prices here are 10 11 k per square feet.

    15:10 yeh agent bolta hai ki 22000 rupees ka jo penalty hai woh loss ho raha hai aur phir...
    16:11 mein yeh agent bolta hai ki hum 22000 rupees ke liya nahi kar rahe hum aapko 58 lakh rupees ka payment jo outstanding hai na jo default hua hai na.. Us default ke liye phone kar rahe.
    Bohut Gomaal hai.. 😕😕😕
    It seems madam is really suffering too much Tansion and Anxiety.
