    So what’s the point of protesting the the market value if you have a 10% cap? For example. I protested the market value this year. Got a 44k reduction. From 318 to 275k. I’m getting taxed from 219k to 241k as the appraised value. So idk really understand how to bring my taxes down?

    Hello, as a first time home owner I missed to file the protest for 2022 and 2023. I called the appraisal district and they asked me to mail/email the forms. I reached out to home tax sheild but they won’t help once the deadline is passed.
    Any suggestions?

    From TCAD's evidence document after I filed protest, I found out that TCAD appraised home value without time adjustment on comparable sales. That's completely wrong for a peaked then trended down market in 2022. Your home appraisal value will be heavily depends on the sold date of the comparable sales. TCAD's chief appraiser Marya Cigler should take responsibility for this mass scaled mistake. She is incompetent for her job and should be removed from her position. Williamson CAD did a better job by applying time adjustment on comparable sales, making home appraisal value matching real market value on 1/1/2023.
    Market conditions and time adjustment analysis are critical for any appraisal and is done to establish any rates of market appreciation or depreciation that took place during the time frame that spans the collected sales. The January 1st appraisal date is a specific point in time, so sales transacted before this date must be examined and adjusted to reflect any changes that may have occurred since then. Without time adjustments, the sale prices of properties selected in sale comparison grids will reflect the market conditions as of the date when they were sold, rather than the January 1stvalue of similar real estate.
    With a sudden macro environment change in 2022, time adjustment to the comparable sales is the most critical, but TCAD ignored it.
    TCAD should recall the mistaken notice of appraisal and re-do their appraisal, instead of having homeowners to protest. Chief appraiser, MARYA CRIGLER should take responsibility for this mistake. This mistake is on a large scale and affected most homeowners in Travis County.

    Homestead cap is 3% everyones else is only 10% as per the safe our homes act. Your video was not accurate.
