      NOT "[rescue] from a virus" but 'rescue ...from' an outrageously, over-the-top, hysteria driven, thoroughly irrational RESPONSE by media, government officials, and the public to the presence of a fairly mild, relatively innocuous 'virus'. One that targets almost exclusively the severely immuno-compromised, seriously chronically ill, and unwell elderly and has a general population mortality rate that wouldn't make it out of the cellar of any home. < 0.4% and falling

    As a buy and hold real estate investor who has just curious about how the new home construction process goes, this video was incredible and very informative. Thank you.
    I'm sure it's fascinating to see how homebuilding standards and best practices have evolved over time. I manly work with older properties, so it would be interesting to go back and read about how they used to build properties compared to how your company does it today. Very cool.

    About seven years ago I was the general contractor on my own home in Idaho. Some of the reasons for doing so was personal curiosity, cost savings, and difficulty finding a builder that wasn't backlogged and willing to construct a small home outside of the subdivisions where they were primarily building. My build job was a success, albeit there are things I would have designed differently now that I have lived in the home for several years. What I learned is that organization is the key to a succesful build job, as well as keeping plan changes at zero to a minimum. I hope to build another home soon so it was nice to view Ty's excellent video as it refreshed my memory with the building sequences.

    Loved how you showed how the house is attached to the foundation along with all the details that go into areas that we as homeowners never see.
    One question: if builders work with different schedules and steps, how do you know if the progression of the building process is going on in a timely manner when they are working on multiple homes? How do you tell the difference between inevitable delays versus human delays in seeing that progress.

    • @TyWilde
      @TyWilde  3 ปีที่แล้ว +3

      Thanks for the compliment & that is an excellent question. Most builders work with a similar schedule & follow the same basic steps. When they start the construction process the home is scheduled out from start to finish. All of the trades know in advance when they need to do their scheduled task. Delays are always an unknown. Often a builder can make up for small normal delays, but obviously a lumber shortage or a labor shortage is often an unpleasant surprise. Really the best advice is be prepared for the home to close on time but be prepared for delays. Best of luck to you & please let me know if you have any questions.

    Cool video man. It was very informative.
    I found your video, because I wanted to know what the process was on buying a new construction home.
    I also recently wanted to learn on how to get into Real Estate Investing, where I buy rundown homes, fix them up, and then either sell them or rent them out.
    So my biggest concerns are; how do you renovate the kitchen and bathroom?
    How do you choose your countertop?
    How do you choose your cabinets?
    How do you choose your backsplash?
    How do you choose the things that go in a bathroom?

      We got a call from the builder yesterday. While the cabinets were finished being out in on Tuesday, the date for closing is ~70 days out (NHO is 60). Not sure why it's so far, as it seems like everyone says 45-60. It's not a custom home either. But, if it means it's all perfect then that's great!
      Apparently they are doing trim then paint, then installing granite then flooring. Other then electrical finishes, I'm not really sure what's going to take until November...

    • @TyWilde
      @TyWilde  3 ปีที่แล้ว +2

      @@nivronnoc4182 Yeah, normally it's 45 days from cabinet installation. It's rare that it takes longer than 60 days but I know a lot of builders are dealing with labor & material shortages. Hopefully they're just setting a worse case scenario with you & plan to have it done sooner. That being said, I would be prepared for them to possibly take longer than the quoted date.

    • @TyWilde
      @TyWilde  ปีที่แล้ว +1

      That's an excellent Question. It's fairly similar. The other 2 common options is slab or crawlspace. Footings are still poured either way. But if the home is on a crawlspace they won't pour a concrete floor. Large beams & treasure treated wood is used to suspend the home over the dirt/ground. When a home is built on slab, they just start framing from the concrete pad.
