    Put the armchair where the love seat is and add a little table in the middle. Make it into a little reading nook.

    Instead of removing the door, I'd rehang it so that it opens onto the other wall and would feel less intrusive in the space.

    I would keep the door to the living room, to keep the heat when it's cold, and if one of you can't sleep and wants to go watch tv without waking up the other. I know that is very specific but that is one of my concerns if I moved in with someone.

      Yeah I agree but put it on the other way around so you open it to you when going into the room. I think it'll make the space feel bigger.

    You could turn that dooe into one of those sliding barndoors and mount it on the outside/ in the hallway. looks lovely with the style of the house but keeps it from getting in the way with the sofas.

    If you want to open a help to buy ISA account the closing date for applications is on the 30th Nov (2019) !! After that you will no longer be able to apply/open one - just letting any one know who is trying to somewhat plan for a future that includes attempting to buy their own property!

    I feel you on the really naff curtains downstairs. We still have the pink blue and yellow striped curtains that we inherited from the previous owner in our lounge. We’re 2 and a half years in now and because I’ve never had the disposable money for Replacements do they’ve stayed, eventually I’ll make new (because you can’t buy the size we need premade and oh my god the custom made ones are mad expensive) but only when I can afford the fabric

    Hi, maybe make the decision on the layout after the fireplace is done, but keep the door, warmth in winter and fire safety, what about hanging it the other way around but still into the room.

    Yes, remove the door. It will make the doorway feel more "open".Give the sofa a "pop of color" by adding slipcovers to the pillows.

    🤔Room arrangement...
    You should remove door from living room completely or attach door on other side of of doorway. I would then place couch against wall facing fireplace and the small matching chair to the right of the fireplace slightly facing your couch. The third chair I’d place by the opposing window looking out towards the garden (a small reading nook) along with a side table. Perhaps even a bookshelf with a tiny lamp on one of the shelves that gives warmth and shows off the bookcase filled with books.
    I mean who doesn’t want a little charming space for a chai tea, a good book with the faint noice of a crackling fire going in the background.

    Getting rid of the door in the living room is a great idea. I wonder how the space would feel if you switch the love seat with the full sofa?

      Debs J A that’s where removing the door comes into play. Like I said, simply a suggestion for Maddie and Alex. I personally like to try arranging my home every which way, even if I’m not certain it will work long term. Never know until you try it.

      Emily no, ISA’s are not available in the US. They are essentially the same as CDs, or Certificates of Deposits, in the US. There is oodles of info on these on the Internet. Hope this is helpful to you.

    Can you turn the living room door into a sliding barn door? It’s a really stylish solution to save space so the door doesn’t swing into the room and take up space.

    I'm currently in the process of renovating my old house that i inherited.
    Tip #1: calculate the expenses you think you'll have...and then double the amount. If you can't afford it wait a bit longer and save up. It will save you the nerves of trying to figure money out of thin air or postpone some of the builders.
    Tip #2: throw away, sell or donate any furniture you think ''you might use''. You wont use it, it will just be in the way and then you'll have to figure out what to do with it in the middle of the renovating process. Empty all the rooms.
    Tip #3: try to do the demolishing part yourself (tiles, wallpapers etc). It helps with to release the stress.
    Tip #4: plan your layout ahead. Make up to 3 options for every room and take into consideration the electric outlets and such.
    Tip #5: do not buy furniture ahead of time just because it's affordable at the time, unless you have a safe storage for it.
    There's more but that's all I could think of due to stress it causes when the builders say ''Oh btw this will have to be replaced as well and it will cost xxx more money.''

      Maybe wait until the deep of winter to see how it feels if you leave the door open before you remove it. It can make a massive difference. 🥶

    We just bought a house. Haven't started renovating yet but we have a 4 year old son, a cat and we are both working. When you were talking to Alex about having one of that would be so hard right now I just thought: oh shit what have we done 😂

    With your living room either remove the door or change it to a sliding door, sliding towards the front of the house. Then move the sofa closer to the doorway. Then I would be tempted to try the love seat and arm chair next to each other, if they fit, on the front wall of the house, positioned on a slight angle so their backs are more to the corners of the room. That way the wall facing the back garden will be free to put double doors on to the garden. That will really open up the space in the warmer weather and keep it cosy in the winter.

    Hey Maddie, hey Alex!! Amazing video! Seeing this takes me back a couple years back when my boyfriend and I renovated our own house! I can't believe how patient you two are! We did a lot of the renovating ourselves at the time, so we didn't have to postpone renovations because of builders or things like that (we only hired someone to instal the new kitchen and a builder for the tiles in the main bathroom, we did all the rest ourselves using DIY videos and phone calls with my father-in-law who is a stonemason). But if I had to wait for so many months for the house to be ready, I would be completely mad, I am not patient at all when it comes to renovating so well done to you guys for being so patient and wise about it!!

    We built a cottage a few years back and also noticed shutters are really expensive! We ended up making our own out of wood, and I think they look awesome (and were so much cheaper). If you google 'homemade shutters', you can see some really cute designs!

    Is it easier to get a mortgage as a self-employed person/couple when you have more money saved up or how do you convince them that you are suitable for a mortgage?

      Well I know in America it has everything to do with how good of credit you have, how much you can put as a down payment, and such.

Being self employed is more difficult than having a work contract at a company since you are not guaranteed a stream of stable income each month like you are with a salary. My husband and I were looking to see if we are eligible for a mortgage and had to provide our contracts and our latest pay checks to the bank for them to determine how much they could loan us.

      You need at least 2/3 years accounts showing a steady income that will prove you are likely to be able to afford to repay what you want to borrow , a clean credit history and a good sized deposit .

    Just a tip :) When you're painting a wall, just go in one direction (up and down) because otherwise you might see irregularities more easily

      TheUglyBookling I don‘t know about the UK but we are currently buying a house and our bank was totally willing to increase our mortgage if we needed to do some larger renovations, that way we only needed to save 20% of the renovation cost as our downpayment/deposit got higher too. That‘s something you could try and find out. What we find the hardest is that we must be able to afford a 5% interestrate and it cannot exceed 35% of our income and we make quite some money otherwise no bank would lend us any money. So in the end what really limited the amount we could spend on a house was this - not the downpayment or renos.

    You will be very happy that you did not choose marble for your shower. Marble is very porous and it is difficult to keep clean, especially in the shower. What you chose will serve you much better - and it looks beautiful! Your comment about being “done“ with the house is cute! When you own a home, there is always a DIY project to do!

    What are the "hidden" costs associated with the buying process that you think people should be aware of?
    What locations did you see the most affordable housing options?
    What are the things nobody tells you about that you should look out for when viewing properties?

    Really like the pale grey you chose! Definitely remove the living room door (or can you change the door swing to open left?), centre the new sofa to the fireplace, coffee table (or two ottomans that can act as a coffee table and provide extra seating when needed) in front of the sofa, one end table off the right arm of the sofa with lamp, angle the loveseat in the corner to the right of the front window and add a small side table with table lamp or floor lamp (great reading spot!), the armchair angled at the right of the fireplace. Add an ottoman to the loveseat - you can move it out of the way when you need to). In the empty corner inside the door put a floor to ceiling bookcase and small plant grouping between the bookcase and the window. (P.S. I think your loveseat (58") might actually be a chair-and-a-half which is between 45" and 50").

    I think you can change it for glass barn doors. it can slide to the other side where the window is.
    it would look so nice. and the light will still come through.
    I think the furniture Is cute but maybe too many pieces. two pieces are enough there.

    First of all I love the sofas and how the new windows just pop in your bedroom due to the new soft grey wall colour!
    With regards to the layout in the living room, I’d keep the door allowing you guys to have that space private; as well as keeping the heat in. However I would place the hinges on the other side allowing the door to open into the cuddle chair space.
    I’d keep the furniture positioned where it is, placing a book shelf by the cuddle chair allowing you to have a comfy zone for reading.
    I’d also add 2 side tables, one in between the armchair and sofa as well as one by the cuddle chair.
    We have a projector which is SO awesome! You’ll find it strange going back to a normal TV. X

    The bedroom looks so nice! If you get rid of the mantle, where will you hang stockings at Christmas time? Sorry, my brain always thinks about the holidays 🙈 lol. For the layout, once the TV is gone, maybe you could put the loveseat where the chair is, and move the chair to where the TV is? Maybe that would be cramped though. Perhaps you could move the chair to the other side of the room and put it on the same wall as the love seat, and angle them towards each other, and then the couch could be moved further left. I think removing the door is a good idea. If you don’t plan on wanting to close it, all it’s doing is blocking part of the view of the room and making it feel smaller. Can’t wait to see how it all turns out ❤️

    Hi, maybe you could place the armchair in the bedroom for quiet time or reading. Re-hang door so opens other side. Place ottoman under window for storage/ sitting. Small tables either side of sofa with small ambient lighting. Enjoy the rest of your renovations Jax👍

    Please do a video on budgeting/costs of renovating a house and maybe the price differences between having a job done by a professional versus doing it yourself :) I'm hoping to buy a house in the next few months with my boyfriend and he's very handy so would be able to do a lot of work himself but I'm still concerned about how much things will cost e.g. painting a whole house, changing doors, windows, furnishing etc! I'd definitely try to get as much as possible second hand but stressing slightly as all my focus has been on saving for a deposit and haven't put much thought into how much I may need for renovation work! p.s. your house is looking amazing I loved your bathroom reno video it's beautiful!

    Very nice. And lots of good, up-to-date advice. I'm looking forward to your video on the bedroom proper as I'm secretly obsessed with beds and bed linen (I even have a few books on "the bed"); and such a large piece of furniture in the space deserves the equivalent percent of attention to the details, methinks. Perhaps you could install your projector and then decide on all the elements that would add to your viewing pleasure? - a form following function resolution.

    Remove the living room door, but store it for later. We removed our living room door when we moved into our house. It made the living room feel open. We have a baby on the way, so we will probably eventually put it back up. We also put up the door temporarily when we got a new cat. The cats needed time to learn to get along, so the door came in handy to give them time to get used to the new scent.

    A lot of people don't understand that help to buy is not that great in the long run, as when you manage to sell your property they ask for a massive amount off your selling price! It's like 20k depending on the %

    Great.vid. you made some great points, i would suggest having boiler cover that if your boiler breaks down or raduators burst its worth having, im with homeserve they cover so much its worth paying extra for cover if snything goes wrong, u pay excess of say 50 quid but if your boiler breaks in winter you could pay in excess of hundreds. Having an emergency credit card helps as well. Something allways will go wrong. Worth having a back up plan. Are you having wooden floor borads in your lounge, they would loom great with the setee. 👍

    Well done you! That armchair would have cost an arm and a sofa new retail. I liked your idea with the sofa on the fireplace wall, then you can see it when you come into the room as apposed to hiding it behind the door. A nd the chair will naturally sit to the left of the sofa or even under the window with a nice little round antique pedastal table or even a butlers table next to it for books and drinks and things.     I would put a nice vintage wooden box in that corner. Use it as a table and as storage. With a renovation you have the opportunity to turn your house into a place that represents you more. It’s just really great to have a nice house, so I am all for taking that opportunity. Take care! 🤗

    Center the couch against the wall it’s already against, mount the tv above the fireplace, put love seat and arm chair diagonal toward center of room of either side of the fireplace. Maybe add a coffee table and area rug in center.

    Maybe the paint behind the wood burner should be medium warm gray so there is good contrast with the black stove but less sharp contrast with the stones than pure white paint. Does that make sense?

    nice place guys! Congrats. All the white would drive me nuts, even a darker grey in the windowsills help to add depth. A home is such a personal thing...do what you want!

    Can you please expand a bit more on the stat on how much money people want to borrow outside of their mortgage to fund the deposit, as I didn’t think Lenders would like you to do that?
