Credit Scores, in the age of rampant ID theft & mass credit hacks, are absurd. It’s just an excuse for a lender to charge you massive interest Don’t use online banking, make purchases online, yet my Identity was stolen TWICE And forget about contacting all 3 Credit Agencies, you can only contact Experian, who ‘say’ the other two agencies will adjust. And I’m not some novice, in my early 30’s and have been set backward because of Identity theft and back credit score but I got all fixed using creditmasterfix. COM, you can check them out.

Hi Alex, I have a very poor credit history (approximately 7 defaults and 2 CCJs) all of which are satisfied and 6 of the defaults will have dropped off my report by December 2020. My recent credit history is much, much cleaner with only one missed payment in the last 3-4 years, and a steady increase in the amount of available credit, due to an expanding credit card. I have a 10% deposit for the value of the properties I'm looking at. Would I be able to secure a property before December or will I have to wait for my file to neaten up a little with regards to the defaults?

I have a CCJ from a mobile company 5 years ago and entering it's 6th year, I also have a defaulted credit card account which was resulted from a fraud, each of them was taken fraudulently,I am currently disputing them. I took out an IVA in December 2016 but settled it early towards the end of 2019. Me and my partner will be looking to begin the mortgage process towards the end of 2022 / early 2023. I’m aware that the IVA stays on your credit file for six years from the start date of the IVA regardless of early settlement. Will this be a big problem when applying for a mortgage even though it will be after that six years? Thanks for the videos!

There are some lenders that will go with one years accounts, you would likely need at least 10 to 15% deposit… If you use the two years accounts then most lenders will average the two years net profit… And you may be able to use a smaller deposit… But yes as long as the net profit is healthy then you can obtain a mortgage with a minimum of one years accounts. Good evening i have been able to save 20k to buy a house. Unfortunately i have a default last year May and my other defaults are over 5 years old. One will come off this December and the remaining two will come April and June next year. I earned £39 plus last financial year. What are my chances of getting a mortgage as i am really gutted about my recent default though I didn’t receive the default letter and i am trying to fight it with FOS. Paying a high rent in London (£2000). We are looking for a new build in Cambridgeshire or Buckinghamshire, something 1h30 distance from London. Thanks for the video this has de stressed me! I am self employed on my own wanting a 50/60% shared ownership house, I can pay 5 or 10% deposit. I have 2 defaults (both phone contracts) all paid off, one was feb 2021, other was 2019. I have 0 debt, 0 credit cards 0 over drafts etc, my credit score is only rising. Hey @alexkermortgage, what do you mean by adverse credit score. My transunion credit score is 602 which is fair. Is it considered adverse just because it's "not good"?
Adverse credit is when you have a missed payment to a provider… Having a low score With no missed payments is fine, it’s more to do with your credit conduct.

He has now paid it with money his parents gave us and it was paid in Dec 2019. We know his IVA and defaults will be on this credit file for 6 years. His IVA will drop off his credit file June 2023. We are living with his parents trying to save. But we are worried about eventually getting a mortgage. My credit file is in a very good place. Credit Scores, in the age of rampant ID theft & mass credit hacks, are absurd. It’s just an excuse for a lender to charge you massive interest Don’t use online banking, make purchases online, yet my Identity was stolen TWICE And forget about contacting all 3 Credit Agencies, you can only contact Experian, who ‘say’ the other two agencies will adjust. And I’m not some novice, in my early 30’s and have been set backward because of Identity theft and back credit score but I got all fixed using creditmasterfix. COM, you can check them out.

I was once a victim of that scandal but after I made the right choice by contacting the right the person to fix my credit which he did exactly what I was expecting. He got all the items in my report including collection, hard inquiries, loan, medical bills and bankruptcy deleted. This boosted my score from 510 to 930 and everything is now working perfectly on my credit, I got approved for the capital one credit card I applied for. He is also good in fixing of chex system. I have a very poor credit history (approximately 7 defaults and 2 CCJs) all of which are satisfied and 6 of the defaults will have dropped off my report by December 2020.
My recent credit history is much, much cleaner with only one missed payment in the last 3-4 years, and a steady increase in the amount of available credit, due to an expanding credit card.
I have a 10% deposit for the value of the properties I'm looking at. Would I be able to secure a property before December or will I have to wait for my file to neaten up a little with regards to the defaults?

So I have pretty poor credit and never thought about buying a house but I now have the opportunity to buy my grandparents house for probably less than half of its market value since they're moving away to retire. I have a CCJ from a mobile company 5 years ago and entering it's 6th year, I also have a defaulted credit card account which was resulted from a fraud, each of them was taken fraudulently,I am currently disputing them.
Apart of these two that currently showing negative impact on my credit file, I managed to get 5 credit cards in the past 12 months,one store card,two mobile phone sim only contracts, and none of them have had missed or late payment.

I took out an IVA in December 2016 but settled it early towards the end of 2019. Me and my partner will be looking to begin the mortgage process towards the end of 2022 / early 2023. I’m aware that the IVA stays on your credit file for six years from the start date of the IVA regardless of early settlement. Will this be a big problem when applying for a mortgage even though it will be after that six years?

Is this info the same for other forms of finance such as car finance ? Currently got a default on my report 2 years old. After 6 years will car dealerships not be able to see them and consider my application ?

There are some lenders that will go with one years accounts, you would likely need at least 10 to 15% deposit… If you use the two years accounts then most lenders will average the two years net profit… And you may be able to use a smaller deposit… But yes as long as the net profit is healthy then you can obtain a mortgage with a minimum of one years accounts. Good evening i have been able to save 20k to buy a house. Unfortunately i have a default last year May and my other defaults are over 5 years old. One will come off this December and the remaining two will come April and June next year. I earned £39 plus last financial year. I had a damaged credit issues which include the following: bankruptcy, eviction filling and outstanding rental balance, delinquent state and federal tax debts, a horribly low credit score which affect my credit report. We are a European family living in the UK. We arrived in Sept 2018 and have been renting since. Paying a high rent in London (£2000). We are looking for a new build in Cambridgeshire or Buckinghamshire, something 1h30 distance from London. We have vote registration, direct debits, no debts or previous loans...all clean but never had a credit card. We think this is what is making us have bad credit (poor and fair). What would you advise us to do?We can pay 20k deposit maybe a bit more. Our 3 year renting contract finishes in September. We will need to find a property before September. What if you have had a DMP but paid it off in full very recently and have a 60% deposit, can you get a decent mortgage or are you still restricted?
High Hayden, 60% would be good, as long as you can provide evidence of where the deposit came from, you should be good with that deposit.

Thanks for the video this has de stressed me! I am self employed on my own wanting a 50/60% shared ownership house, I can pay 5 or 10% deposit. I have 2 defaults (both phone contracts) all paid off, one was feb 2021, other was 2019.
I have 0 debt, 0 credit cards 0 over drafts etc, my credit score is only rising. I will be looking to apply for a mortgage within 6 months with 2 years of proof of earnings from being self employed.

Hi Domonika. it is hard to tell without seeing your file. Just keep your file clean moving forwards and keep an eye on your credit score and overtime it will increase.

Hey @alexkermortgage, what do you mean by adverse credit score. My transunion credit score is 602 which is fair. Is it considered adverse just because it's "not good"?
Adverse credit is when you have a missed payment to a provider… Having a low score With no missed payments is fine, it’s more to do with your credit conduct.

Hi Alex, great video . Just a question me and my partner are looking to buy end of of 2021 start of 2022. However my partner in has been in an IVA. He has now paid it with money his parents gave us and it was paid in Dec 2019. We know his IVA and defaults will be on this credit file for 6 years. His IVA will drop off his credit file June 2023. We are living with his parents trying to save. But we are worried about eventually getting a mortgage. My credit file is in a very good place.
Based on your expertise how easy do you think it will be to get a mortgage? And on a ok rate. Do you think it's worth waiting till the 6 years is up? I will definitely want to send you his credit file for free of you are still offering this. Thanks for your help. X
