We chose a plan that has a shell kit from a NH manufacturer. Doing wetland surveys etc. Then my wife comes to me with barndominium photos. What the heck! I knew little to nothing about them. Now she wants one. Barndominium vs house? Great information provided. I think I should call you.
The money savings in a Barndominium is in getting the shell built, then you do the interior yourself. The structure is sound because is a self supporting metal shell.
You can do the same thing with a house, it'd be cheaper as well. You are talking about a different type of saving. A Barndominium will cost more then a house no matter if you build it or if you hire someone. I can save money building my own home or Barndominium, because I done cabinets and trim work for nearly 15 years before becoming a Journeyman electrician. I have been around construction for 25+ years now. I have friends and know contractors of all types. Without this knowledge or contacts you won't be saving much money in the build and especially over the long run with mistakes coming to light. The only savings in a Barndominium would be in heating/cooling and maybe taxes.
I'm starting mine and it's a work in progress, it depends on what you want and how much you can do and what you willing to pick out of the scrap heap. Of course it you want marble top counters and central air/heat, custom built cabinets yes it may cost more than a house.
Contractors caught on that people were trying to save money and changed their bid numbers to reflect that. Be your own GC and dont tell any of the subs it will be a home... the second you say "barndo" your bid will double. I see it all the time all over the world.
Because they are greedy sons of bees who want to get paid close to the cost of building a traditional home while only supplying half of the needed materials and doing half of the required work as a traditional home would be...
These are still money savers for this reason. The point of Barndominiums is to have a working shop warehouse and there not found in deed restricted neighborhoods. They sit on properties that exceed a acre. I'd do one if I had the land in a heart beat
So now that more people want this style of home they're going to start charging the same as a traditional block house that can withstand Higher winds speeds. Better insulation And so on. Honestly if it's gonna cost the same I rather go with a block house that sturdier
Thata why you negotiate and dont take their crap, be your own man, you tell them what you're going to pay and then supervise the whole build, it's not rocket science.
Any builders, architects or projects in Florida? I am wondering if I must have sheathing or just the metal siding? Do I need interior rooms/doors beyond the toilet? Can I have exterior doors and windows only in the front and the back (none on the sides)? For a small 750ft interior structure possible do this without wood framing , drywall and fiberglass insulation? just the steel, rockwool insulation, vapor barrier and paneling?
Where are you located? Hubby and I are looking for someone to do a custom floor plan for a small barndominium- approximately 1500 sq ft or less. We are in the Central Texas area.
If a Barndominium cost roughly the same as a traditional built house out of brick, etc..... then I would always choose the brick house. One of the reasons is for resale. I would think a listing agent would have a tough time comping a barndominium because there are not other houses built like that and not every potential buyer would value a metal building house equally with a traditionally built home. To me a metal building house is somewhere between a trailer and a house and a metal building house should not cost as much as a real house. I understand if it does because materials are materials and they cost what they cost... I was intrigued at first because I thought the cost would be 50% less than a traditionally built home but now that I know its no cheaper to build a metal building home..I will stop considering it as an option for me. Thanks for the real info!!
The cost for a barndominium can be cheaper. It depends on your finishings as well. In addition, you can get more space. You have to think about the maintenance as well. Metal buildings have a better warranty on the shell.

Before I even watch this video I hope you really explain the difference between a steel type construction barndominium and a normal type construction in the barndo style, one is significantly more expensive than the other and close to the price of a traditional brick and mortar style home!
Most of you are way way off, the fact is that with a barndo you can still get a much larger home with a huge shop for far less than a smaller home of traditional type construction, whether you do the work yourself OR NOT. You DONT need wood walls, floors, or trusses. The wood savings alone is HUGE. You can have stamped steel in place of two by fours to hold insulation and sheetrock. I swear some of you are just ignorant, its pathetic. Barndos are sealed better from bugs and the elements, metal roofs last decades. It's not a hard choice, while that organic material home is rotting under you and becomes food for termites, the steel still stands strong AND against 130+ mph winds...
@@GregJamesDesigns I just am amazed by the amount of people that jump to conclusions about the cost before they do the research and the information is readily available yet it seems a lot of people have trouble finding it

Thank you, Greg, for giving great advice about Barndo's.

I agree, some of our clients are opting for metal studs in lieu of wood.
