Wow, so much great info in all your videos Steve. Ive been on the fence, but youve inspired me. Im down in the gulf coast area, and I put $ down on my first lot for a spec house. I may just jump all in and get 2 more lots.
Steve this is great, built my first spec house last year at age 25 before watching a video of yours. The amount of knowledge I learned from that project is astounding and coupled with your vast experience it looks like I’ve got a long ways to go! Great content looking forward to the passive income side of things. Thanks
Hi Steve, your videos are great, I've watched them all several times. I am a growing small builder and would like to know what kind of systems and processes you have in place. Specifically for things such as: do you use a software for doing quotes, do you have a construction sequence (stages/phases with defined items to address) for both new construction and renovations, etc. You have obviously done a lot of builds so anything that would help us not reinvent the wheel would be great!
Thank you for the video. It’s very informative. I’m at beginning phase of becoming a builder. Would you advise I first go into Renovations and additions before going to new custom build? I’m coming from a consulting background. Thanks again for the videos. I’m stock to your channel 😅
My current house has hardiplanks on the outside. They're sturdy, weather resistant, fire resistant .. all up a pretty good product. I won't use them again because in a climate with a lot of temperature change, they flex just a little tiny bit. And that little tiny bit is enough to open tiny gaps between each plank and the next, and those tiny gaps are enough for our local spiders to nest in. Our exterior walls are covered in lines of dirty little cobwebs under every plank. I've been around several times, cleaning them out, filling the holes with caulking compound, painting over them yet again. It's hardiplank, it shouldn't need this much repainting! But every time, within months there are these tiny spider nests appearing again. I'd be happy to clad a house in plan smooth cement sheet if I thought I'd be able to sell it at a decent price when I was done. But I won't use hardiplanks again, and I don't think I'd use any other lapped plank system. I want a wall without cobwebs.
Another great one Steve! Thank you for all the great info. Is the estimating spreadsheet something you’ve built from scratch over the years? Would love to know if you have a resource on how to build out an estimating spreadsheet as comprehensive as that.
Great job, Steve. Are you ever considering building single family properties outside of Stone Harbor? I actually live in East Greenwich (your former stomping grounds) and, as you know, the current market has made it slim pickings in regards to new construction homes. I know you have a full plate with all your projects but was just curious.
I started in that area. There is money to be made everywhere in any market as long as you buy right. The benefit of having a spec home all done brings value. If you find a lot that others can't because the market is tight then you have value. Get creative and buy a lot off market . Check out the video on finding the perfect lot.
Hi Steve! Other than helping your viewers by sharing your knowledge in real estate and building, what is the main goal of your TH-cam channel? Do you want to drive traffic to your book sales, or be hired as a business mentor? Who is your main target audience? By the way, you haven't added shared your email address in your channel, was hoping to connect with you via email. 🙂
Most of the nail holes are on the boarder and taped and as long as the nails are not overdriven there is no problem. We always put another layer of felt on top as a protective layer. Compare this product to OSB and its worth every penny .
Great lesson brother! Thank you.
@@averymay2892 thanks buddy
Thanks for the info cause I'm thinking to built my own house .
Great you will save a ton. Sell it when you're done and roll a couple and get a free house! Its possible

How much was the lot? And what will the house sell for. Be careful baby steps

Love these videos and the houses you build!!! Hope I can do this someday.
There are no reasons why you can't. Get your mindset right and the rest is a breeze!
Great information! Can you do a video as if it's a solo hat for first build?

Fantastic video, Steve. Why don't all of your bathrooms have tubs?

why choose Zip and then put thousands of holes in it?
