The roads in the winter are horrific and very muddy. It’s a three season private road. Not a county maintained road. Any road maintenance is responsibly of landowners. In the winter with snow it can be very difficult to access the property. The average cost to drill a well in this area is $50 per foot or more. Some wells in the area are 1,000 feet deep.

What an amazing presentation, including text description with details. This should be required case study for all realtors on how it’s done. Is the highest possible service to your clients. On the weekends I spend half a day driving around looking at lots based on 2 sentence descriptions on Zillow and when you try to locate the lots on rural roads, half the the time “for sale” signs are not even there. So lazy…

I have no idea what I'd do with all that land, that's a lot of land. Prestige and bragging rights I suppose never hurt anyone.

Way too pricey for that area, and no power.
I disagree. The owner of this property has done a fine job of constructing an enjoyable recreational estate at a price that many can afford.
Make a great place for a drug and alcohol rehab center !! government subsidized !! To find real estate investors to build first-class facility. Now, being explored in the health care industry, but not quite profitable ,yet !! To me, far and remote properties with limited access are going to be part of the solution !

Yes, the majority of the gas in the National Forest that are not shaded Green are privately owned.
Some of them may be landlocked or extremely difficult to reach, but still have desirability.
