But when I asked to see the existing construction progress they said "you cannot enter under construction property... you can come only once the possession letter is given"... Which also meant if my bldg is finished & other nearby bldgs were under development even then I will not be allowed to see my flat That raised signals... Then they said to make ALL payments quickly... They also ask you to bring your checkbook... I made a second visit and same discussion happened with another person almost word for word... and then I realized that this is their sales talk. I also realised they want people who have big corpus of cash with them and are willing to pay cash not so much interested in those with bank loan...so they can coerce more money than the level of construction done. Indian corporates want to show big plans they can't implement them properly because they get a lot of protection from govt who could also be their direct or indirect partners... Else such blatant corrupt practices cannot happen.

I heard that there is a stay order from high court due to some land dispute in Tivri, Naigaon East. This land spread across Sunteck, adjoining Global Arena etc initially belonged to PULSE, later sold to Unicorn Global Arena and now belongs go Sunteck and others. There is some dispute among the land owners so registration, reconstruction of properties in that region is postponed in Naigaon.
Yes, We have paid Stamp Duty & Registration fees in June 2022 to sunteck's Vendor but still we have not received registration date from Sunteck since registration is stopped by Court. CRM does not know the date when it will start. Our possession is getting delayed.
Always prefer ready possession properties, thats the best choice to decide by looking at original property instead of sample flat and you will also get opportunity to check and verify all documents at same time.
If people go online then they are threatened by sending legal letters to remove those comments and people are worried to go in a legal matter so it is obvious they will delete all comments and builder gets a clean chit...

The biggest issue of Suntec Realty people is that they do not answer their calls and mails even after repeated calls. Sunteck CRM is mostly changing, if there will be any issue then new CRM has to be explained again and again. At the time of booking, these people say if there is any problem of money, then you will get some time to fill the money. But nothing like this, there is no time. With only interest, new demand letter and booking cancellation mails come. We have received the booking and flat cancellation mail even after making the 80% payment ourselves. Shocking isn't it?

To recoup his money, he contacted MLA, the MLA frankly told him to get back his 2 crore, it would cost him 75 lakh. This MLA was approached through a close relative living in US, imagine that. Which ever builder, figure out who are the local politicians, who are the mafia controlling that area, they are are the ones enjoying out thier lives on your hard earned money.

Scope of the problem is bigger, the unholy nexus of Builders-Politicians-Mafia have made "Chutiya" of middle class and expecially NRI buyers. It is not just Mumbai, this is same story Gurgaon to Noida to Kolkatta to Banglore.
My close friend have paid up 80% of the money for last 5 years and building construction is still going on. To recoup his money, he contacted MLA, the MLA frankly told him to get back his 2 crore, it would cost him 75 lakh. This MLA was approached through a close relative living in US, imagine that.
Which ever builder, figure out who are the local politicians, who are the mafia controlling that area, they are are the ones enjoying out thier lives on your hard earned money.
Suntech is fraud builder. So many customers are complaining about suntech fraud

Sunteck realty walo ka sab se bada issue yeh hai ki wo log apne calls aur mail ka reply milta nahi, Aur CRM mostly change hote rehte hai, Agar koi issue hoga to baar baar new CRM ko explain karna hota hai. SUNTECK 80 to 90% payment 1 Year ke andar le leta hai aur pussition ka kuch pata nahi.
