If it was me, and I was the club, I'd move to where the Arena is, and keep St James as a multi purpose venue for concerts and other events, I don't know if they could put the money generated from that back into the club but if so, all the better. But it would make moving from St James easier to take if the stadium was still there and in use.
A stadium where the arena is would not only look good near the river, but with how close it is to central I imagine it would cut down on policing costs etc too
