Be careful: According to Mexican law, foreigners are prohibited from owning land within 31 miles of the coastline or 62 miles from an international border. Hess, like all foreigners, had to enter into a special partnership with a Mexican bank, which gets to hold the title to his property in renewable 50-year trusts.
WHy is that a "be careful" warning?? I own in Mexico within 1/2 mi of the coast and you have a Fideicomiso that YOU OWN, that in turn owns the land. It is NOT a partnership of any type with a Bank. They are Trustees with a Fiduciary responsibility. It is a mechanism to incent Foreign investment. get your facts straight before you warn other people
Not unlike a Land Trust partnership in the USA, it's similar. You own the home but lease the land in (usually) wilderness (state or govt owned land) areas, here it can vary but is usually 99 yr. They most likely also want to control building from foreigners who may not mind building a noisy restaurant next door.

Why can Mexicans buy homes and land in the US but we can’t buy and own the same there!
This is one of the driest and most unattractive parts of Baja Mexico. And I would never want to live here.

you have your information all wrong if you buy a property you own the land and property taxes are very very cheap!! like $50 - $100 a year!!
