If we look at market toh haryana k panipat aur karnal k jungle sectors mei kya 1.5-2 lakh per sqyrd ka price reasonable hai ? Jha 200 sqyrd k floor ka rent 12k-15k per month aa rha ho ?
Sonipat se corporate employees commute kar sakenge easily to Gurgaon and noida for work. Sonipat has more potential than other areas you have just mentioned.

It's a great discussion and must known topic for all. I am also having plot in one of Deen Dayal Society in Somipat. It is fact that Sahil Sir has told about road width. In papers it is 9 meters i.e. around 28-29 feet. But practically you will get only 18-19 feet to use. On both sides of the road there is around 5.5 feet ramp area, which is also included in that 9 meter area. Even in 12 meters width road, you get around 27-28 feet area. No builder gives exactly 40 feet area. Sahil Sir, in no doubt, you are best clarify giver. Thanks a lot. Will try to meet, whenever there will be chance. Giving this review from Bangalore.

Still 18-19 feet remaining road width is good for internal roads. The width of a suv car is generally between 5.5 feet to 6 feet. On a 18 feet wide road, 3 cars can be accommodated side by side.
12m road is any day better, however, the point is 9m internal road is not something that will be insufficient.

Once Deen Dayal start getting habitation and let the floor wise sell get started you would see the mental harassment in this new concept.

Sir, visit Huda sectors of Gurugram with 9m roads. The population density is very high with PGs or 3-4 families every building. Plot size are also starting from 100 gaj.
One will notice no problem in these sectors.
Further, one may do maths of signature global DDJAY floors in Gurugram, and see state of the art.

What are your views about those builders who are making huge black money even in the name of Din Dayal affordable housing and asking 70 to 80% money in black/ cash /unrecorded. The tools of governmental authorities, financing agencies are also equally making huge commission. There is need of a clear-cut and universal designed short, mid , long and very very long term policies in this regard logically and scientifically favourable to humanity and nature. Local to state, national and international policies needs to be reviewed and quite fair planning be curved based on population and area with arena of modern technology.

Once UER2 starts, rates will further go up- understanding macro and micro economics of the region is the key . Sonipat land rate is still less compared to other NCR Cities.
You are right frauds should be curbed. One should know that further amazing times is yet to come for Sonipat and that too in coming 2-3 years.
I am neither an investor nor dealer/agent, but I am proud to claim that my knowledge of Sonipat and level some other NCR cities is of an expert level.

1) Not every project is 80-90k. Premium projects with good lifestyle facilities may be at that price. Extra premium is for better quality of life.
2) Agreed, sonipat city jana padta for shopping. Thoda settlement hone ke baad uss area me bhi market places aa jayegi.
3) Public transport wali gentry nai hogi uss area me. Sabke pass personal cars honge.
4) With UER2, reaching any hospital in Dwarka such as Manipal etc. will be easy within reach of 1 hr. Emergency ke liye FIMS etc hai. Aur banege. Delhi siraspur me multispeciality hospital aa raha hai gov. ka, that will be 30 mins drive.
UER2 will make sonipat closer to Gurgaon, it will become a satellite city to Gurgaon like Mohali is to Chandigarh.
Sonipat location is strategic for many business.

@@neerajkumar-mw8qzsir, saw blinkit services at Sonipat near the civil hospital. Most likely soon with an increasing population base in sector areas, groceries will be available at the door step.
Before the elevated road to Sohna, there was not a very high investment sentiment for Sohna, once the road became operational, the entire picture changed. This road story will play out for sonipat, some more months to go. My viewpoint is for the development of Sonipat as a whole, not about any particular project or area in it.
Deen Dyal mein jahan 9 meter road hai, uspe bhi basement aur 4 floor allow kar diye hain, wahan bohot gand machega future mein. Itna congested. Bilkul achi gentry nahi rahegi.

@@Sandy-wz7mk I know, but that only increases the capacity of sewerage and water supply. It will not change the fact that the roads will remain 9 meter only, and the size of plots can never be bigger than 179 sq yards. Most of the plots are of sizes somewhere between 120-150 sq yard. After that you have to leave open area of 25%. Do you think reputed gentry would prefer living in a 6-7 acre colony with 400-500 families. Imagine the ruckus. One such area in Delhi is Uttam Nagar. Investors will only benefit at a location which would ultimately be preferred by “end users”, and the gentry that has good amount of funds will never prefer these locations for their own use. Ultimately builders will build builder floors here.
Fact check @sandy-wz7mk sir -4 floors are allowed In few Deen dayal But that's too on 9 meter road as of now .
New policy would be updated soon. Also stilt + 3 is too a major problem for Deen Dayal.

Were uttam nagar colonies were built with approved layout/demarcation plans/zoning plans/ sewerage construction upfront/ open spaces in plan/green belt in plan/space for community site / space for commercial separately?
Huda sectors of Gurgaon have mostly 9m roads, three builder floors almost all houses, and there 9m road is covered partially by ramps also. Still check prices there and they are still liveable and high demand. 9m almost 29 feet road internally is not upto mark?
Does uttam nagar colonies have 9 m road?

But yahan Gurgaon mein toh sare DDJAY plots pe pre-approved dikha raha hai TCP haryana ke stilt+4 portal pe. I was shocked to see that BPTP amstoria, experion westerlies aur Uppal G 99 ka toh naam nahi tha pre approved mein buy saare DDJAY ka tha naam.
Aur price 1.7-1.8 lacs per gaz maangte hain.
Aap ek video “future of DDJAY plots” pe bhi banao from the point of view of end-users not investors, yahan west delhi mein jo log mostly flats ya floors mein rahe hain unko apna ghar ke sapne dikha ke deen Dayal mein plots sell Kar rahe hain. These people have no experience of how a house is constructed aur voh log deen dayal mein le rahe hain.
Bhae pehle thoda professnalism sikho ki market mei kaam kaise karte hai jab jitna local kam kar lo ja tak koi bada developer nhi ayega tab tak apke property ke rates nhi badenge aur area kabhi classy nhi ho payega so pehle jaano phir bolo so apko sikhne ki bohot jarurat hai real market mei kam kaise karte hai aur bhae apna thumbnail change thoda professional vala lagao plz
