Recently found your channel. Great information and proven strategy. I did mine a bit differently, but totally agree with closing the wealth gap through real estate investing. My husband and I “control” 5 single family rentals. We’re closing on our first four-plex in two weeks. Six properties and 9 doors in two years. Going forward, we’re primarily doing multi-family’s. Financial freedom is a wonderful thing.

These numbers are based on if you're a first time home buyers. Not if your an investor. But I still think multi-family is great even if you bought a single family first. Heck you can't go back and change the fact you bought a single first. It's still was an investment.
I've been listening/learning from youtube to get help.I'm try to get ready to retire you make so much sense I'm looking for multi family. And I think 🤔 I've found one. Years ago I got my first home. I'm in my 60's was a single mother of 4 on minimum wage.now a grandmother. My home is small that my family comes to live with me. And I can't say no. Because I was homeless before I got this house. Brendarhodes2000, I wondering how you doing in your search for a multifamily house. I'm in myself 60's too, my income is a almost $19,000 a year and have close to 30,000 for a down payment. I spoke to a lender in internet today and he said that I need to find the multifamily property first and to make sure the apartments are already rented in order to add that to my total income. Otherwise it won't work. Hope to hear from you.

Glad I ran into this video. I've done all of this research already and this def validates my plan to get 40 doors in 10 yrs. My issue that was cleared up on this video is that I bought my primary residence (Single family) 5 yrs ago and have been having trouble getting lending for a multi family trying to use FHA 203k so I can use the BRRR strategy. This video added value for real. I was really trying to use FHA but looks I'll def have to go private lending or Put down that 25% down-payment. I was trying to avoid that but with BRRRR, I should be getting my money out at the end. I can live with that I guess.
When you say private money, do you mean hard money?
I am hearing that hard money ain’t as ez as many tubers make it.. don’t you still need 20-50% down and usually some hard asset already?

Are you locked into NACA for the life of the loan? If I do NACA for a 4-plex then what loan should I do for the triplex? Or is it better to start off with FHA and keep using that?

I woke up out my bed, I have 0 zilch nada in rental income. I have a job, I make 60,000 a year pretty decent credit, above 630. Are you telling me I can go to a lender, say hey, I'm looking to get financing for a multi-family home, and they are going to add income from a multi-family home to my DTI ratio when I don't even have my name on the property? Can someone, anybody break this down as simple as possible please.

Matt & Julien I'm confused. EYL had a video where homie bought 1 property with a NACA loan and then another with a NACA loan, as if he was investing. I thought that wasn't possible? If it is, please do tell, cause I want to get into househacking small multifamily.

He keeps saying you can own multi family units but how do you own it if you're still paying a mortgage on it??? Also what about when a tenant moves out and it takes a few months to get another tenant

Your presentation, illuminated and Showed me more facts, I had more cognizance in these few hours long program way rather than the combined memories of a 1 year financial literacy program in an adults detention center. Im grateful that I learned about cutting off one’s home expenses, and renting, rental residence of brick and mortar assets in regards to achieving loans, and in general. It gets me thinking about the shame of Liquidities like cars and jewelry “That is not pure precious element” Instead Long term financial stability. I remember seeing many dilapidated houses for sale in Flint and Detroit for like 50k-28k. Several occasions to purchase.What if want my single family first? FHA? I was never claiming any investment or investor. I was being limited in my ability to travel due to restrained travel.
Transforming it into a fully insured with 4k cameras #Airbnb Paid in cash no 30 year loan. I worried about squatters rights inhabiting. I thought small not seeing the actual possibilities. I was limited in my own mind, besides effort. Patience is a virtue long as I am breathing and actively working there will be more coin. No more shoulda coulda woulda regret. Now I am seeing a way out and a way in a big picture.

I'm careful about what info I listen to and act on. What Jullien is saying on here really makes sense to me. This info is legit. I don't see a reason why MOST people can't do this. Black people especially need to focus. Forget wasting all this money on designer clothes and shoes making other people rich. Let's band together build ourselves up individually and collectively.
