I agree. I feel the same way about home warranty companies. I do recommend you request your publicly recorded documents once a year from the county or city clerk or courthouse, whoever keeps those records to make sue there isn't something on file you don't know about. I also recommend you never ever let someone encroach or wander on your property especially someone who is linked to an adjacent neighbor to protect against adverse possession.
I've always understood that if you buy golf clubs at a pawn shop and you are out golfing with them and they are stolen property and the man who was robbed of them passes you and asks for them you by law have to turn them over as they are still his property. I wonder if that doesn't apply to houses too. Something in the 4th ammendment. Where the 4th ammendment would supercede state law. That ought to be challenged.

I remember the commercial where the guy was like “yeah if they come with a title and we KNOW it’s false and forged we legally cannot turn them away.” I know someone who actually does that for a living and said that is a lie. If they know something is forged they will NOT let the process of title transfer move forward. Such an in your face utter bullshit scamming in a commercial.
If someone borrows against something they don't own then the person/entity/lender who gave them the money is the party that got robbed, not the owner of the asset.

It's a simple monitoring service that you can actually do yourself. Life Lock at least does the same thing but with added part it helps as an insurance to repair damage in $$$ amounts depending on the plan you have and also provides legal counsel again depending on your plan should Identity thieves truly do damage. Home Title Lock uses great marketing though to scare folks

Corrections. They notify not when "a title report is pulled" but rather when a deed or encumbrance is recorded. Also correction, you referred to this unneeded "insurance policy" when in fact there is zero insurance.

Hello Hi-Fi Insider, sorry for my delayed reply but even if your home is paid off and you do not have Lender's Title insurance, Home Title Lock does not prevent someone from fraudulently recording a Quitclaim Deed against your home and when a deed is recorded, the County Recorder's office automatically sends you a copy of it, usually within 2 weeks, so you will be notified one way or another. Home Title Lock says they are a 24/7 monitoring service so it's quite possible they would notify you before the County. But once you became aware, you would file a police report, the District Attorney would file charges, you would appear before a judge, prove your identity and prove that the documents used to record the Quitclaim were fraudulent, thereby making the fraudulent transfer null and void. If at some point in the future you transfer your property, it would be in the new owner's interest to get an Owner's Title Policy (and they will be required to get Lender's Title insurance if they have financing), even if you currently own the home free and clear. I hope this helps.
