      Thanks so much Brenda.. I have lived in the St Augustine/ St Johns county area for almost 20 years now. It is amazing how much growth and change has happened.. I absolutely love it here.. Had many chances to move away from Northeast Florida, but you just can't beat it here.

    Kind of preferring Silverleaf and Shearwater .. Comparsion to last year prices has gone up in both seems ( more in shearwater) .. which one do u think have more prospect - investment wise ?

      I like Silverleaf.. The fees are lower, they are still early on in development, and the location is much more convenient. Traffic getting into and out of Shearwater during the school bus times is a little "hairy".

      Thanks Robin. The only reason I left the Schools out was that the schools can change each year. All the communities are in the St John’s county school district. I will be doing another video in the future on the best schools.

    I like how close Silverleaf is to the outlet mall in St. Augustine and access to the city. They had some new grocery stores when I went by there in January. The only thing I don't love about these communities (pretty much all of them) is how close together homes are and how cookie cutter looking it is. There are plusses and minuses to all of that of course. Just wish it was a bit more varied and spaced a bit more for the sake of keeping natural beauty present.

      Victoria, great comments about Silverleaf. Unfortunately, most of the new communities are built this way becaue the developers have had to pay a premium for the land and now they have maximize it by making more lots. If you are wanting bigger lots and more variation in homes, then Palencia is a great neighborhood to focus on.. Also, King and Bear would fit this description.. We are here to help..     Favorite community? Beachwalk and it's not even close...a Key West vibe with a lot of community upside once the commercial space is completed.

      That is a great Community... It will be great once they widen 210 from Beachwalk to 95..

    any opinion on cordova palms? have your recommendations changed since this was uploaded?

      Cordova Palms is located in a great location. It has easy access to US-1 to get to Jax and Downtown St Augustine. I still like these neighborhoods. Most neighborhoods are still building and are sales are still happening on a daily/weekly basis. I will be doing another update on this video in the near future.

    With the possible exception of Palencia, I wouldn’t really consider any of these communities ‘in St. Augustine’. Most are southern suburbs of Jacksonville and are closer to Jacksonville than they are to St. Augustine.

      Downtown St Augustine makes up a small part of the area now.. All the growth of ST Augustine is in the northern part of the county..

    Silverleaf has two HOAs. We have Master HOA in replacement of the CDD

      Thanks for the comment.. I just bought a place in there and I believe the total for both HOA's was approx $1200... Very affordable.

      @@pinoyh1536 thanks so much. I actually won't be moving in.. Interesting story.. I bought the house for a customer of mine. They ran into a snag with the sale of their home right before closing and I did not want them to miss out on their dream home, so I bought it.. Once their homes sales, I will transfer to them.

    Any idea if either of these communities is going to have a new shopping center that will have Whole Foods and Aldi. target etc.?

      A Whole Foods, most likely not.. Aldi has been opening new stores around town and now with their merger with Winn Dixie, you will see more. Target is very strategic and I can see one coming either in the Durbin Crossing area or the Silverleaf area.

      The next (third) Whole Foods in the region is being built in Downtown Jacksonville. There have been no hints of any others so far. There’s a Sprouts in St. John’s Town Center. I would expect Target to make it to the area at some point.

      There’s an Aldi at the northern end of St. Johns Parkway (where it tees into Race Track Road). I am sure they will build more in the area.

    It really floors me what people are paying for these neighborhoods that are so far from everything and inland where it is 10 degrees hotter in the summer (23 year PVB resident).

      Thx so much for watching.. Pricing has really bumped up over the last few years. The builders have tried to add as many amenities inside the community to make it as easy as possible for the residents. The "self-contained communities" have really flourished over the last 10+ years.

      That is part of Silverleaf.. I love the overall Silverleaf area/community. I bought an investment property there and I think it will have a great chance to continue to appreciate.

      Thinking about placing a deposit for a home but unsure of the pricing.

      @@tmacfan927 I think that prices will increase more in this community than some of the other new communities.. My property has gone up almost $80k since December. Before you put a deposit, give us a call at (904) 637-7537. We work with all the builders there and normally we are able to negotiate a better deal because we do a lot of business with them. You do not have to pay us anything to help, the builder pays us out of their marketing fund.

    Why is the HOA so low in these places. We are in Greenacres FL and the HOA is $400 a month.

      Great question.. Most of the newer neighborhoods have a low HOA, but have CDD fee instead.. The CDD is added onto property tax bill and is paid once a year when property taxes are due. They CDD acts similar to an HOA but has more certainty that it gets paid because it part of the property tax bill.

      Hoa’s spend money bugging people about house colors and shrubbery. The CDds pay the bills for the amenities. So big difference.

      It is kind of funny.. It does have the huge pool with the "beach walkout"... Everyone who moves there loves it.. It is a very social community as well!

    Technically I guess these are in St. Augustine, but in reality, the only one anywhere near St. Augustine is Palencia. I’ve never lived way out there, but you’re really not getting the beach/historic st. Augustine feel in any of these neighborhoods.

      You are correct with distance to Downtown. Many people moving to our area are more concerned with being in the county and not so much in the historic area.

    Nocatee is the gold standard. These other communities are nice but none as nice as Nocatee.
