Repaying mortgage as quickly as possible is not necessarily great - if you take into consideration an inflation rate of 4% 100k would be worth 44k (100*0.96^20) in "future" money after 20 years. *With inflation at 7% and climbing taking a mortgage for a long term is great - let that money become worthless and let the bank eat it. As such future money would mean the mortgage is far easier to pay off the longer you push it out. Particularly if you invest the difference that you save. Investing the difference of the lower rate over a long time period with an average of 5-8% would mean quite a significant portfolio & lower relative final sum to pay off...

But 10 years down the line your property could be worth 2/3 or twice as much if you buy in right area therefore interest only is a very viable option.
