Sir question no. 3 ,art of assessing the present value ,wo toh valuation hi hona chahiye na ,becoz book value is value of any property minus depreciation hota hai.
Book value koi process nhi hai par valuation is a process and question has asked about art of assessing means process so I think valuation should have been correct.
