    Grabe Sir Chris, sobrang taas na ng interest rates ng lahat ng banks. Ang mahal na nga ng condo's, ang mahal pa ng interest rates. This is hard for small investors katulad ko.

    PS Bank interest rate is 8% fixed for 3years then 10% repricing it’s quite high. I am considering to takeout my loan to another bank for a lower interest rate

    Yes, there are a lot of options in taking out Home loan but it all boils down to which bank will give you the highest loanable amount. Especially when the appraised value of the property is lower than its market value. In my case, I applied in some banks mentioned in this video to avail of low interest rate pero ang baba ng loanable amount nila, ending nauwi ako sa eastwest bank. Very informative video tho.

      Yes of course as long as kaya po ng combined income niyo ang desired loan amount niyo, try niyo lang po, there are so many banks now offering construction loan.

    For Home Construction Loan, PAGIBIG gives the 1st cheque upon 30% completion of the construction. Do banks have the same rule and do they give the cheques in tranches too? :)

      Only for residential property. If commercial, you can avail business loan or equity loan/line of credit.

    So after a fixing period, does the interest goes up or down? And if it goes up, how high can it go? And what are their guidelines in determining the amount on interest rate they gave you? I mean there’s no credit bureau in the Philippines?

      It depends on market conditions, in my experience from recent years --from 6% during fixing period to 9 to 10% after fixing

    Ask lang po if for example we loan in PNB bank or security bank. Are we going to put downpayment or not necessary? If the property for sale is direct to the private seller? And not a developer.

      Hi! Depends po on the bank’s appraisal. If mataas ang approved loan amount and enough to cover the total contract price of the property, then no need for downpayment. But usually the appraisal is around 70 to 80% of the selling price, that is why nagkakaroon ng downpayment/equity.:)

    Hello! I have a question. Naka bank financing ako ngayon with RCBC pero para sa bare house lang. Gusto ko sanang pasimulan na yung construction inside. Can I still apply for another loan from the same bank? Or can I apply for home improvement loan with PAGIBIG on top of my current housing loan with the bank?

      Yes, you may apply for multiple loans as long as your income is still qualified for another one.:)

      You may also refinance your RCBC loan to Pag IBIG and sabayan mo na ng home improvement. It’s called combination of loan purposes.

      Hi, the developer’s input wont matter since your responsibility to repay is already with the bank.They probably said hindi pwede because they are not accredited with PagIBIG so it would be under retail account which can take longer time to be approved. Yes papayag naman sila as long as you’re qualified.

      Depends on your proof of income documents and bank statement as well. I think mabibigyan ka naman ng certification ng grab

      Usually pag banks 30% of gross income, but if you have existing loan, it will also affect your approve loan amount

    Hi sir, planning to get a pasalo townhouse. The owner had already paid the equity, so start na sila ngaun ng monthly amort thru bank financing for 20 yrs. Pero next yr pa daw turn over ng unit. They will also provide the required documents like deed of sale etc. Ask ko lang kapag sinalo po namin ung unit, pwde ba namin ilipat sa pag ibig for longer term? Btw, new subscriber here! 😊

Last question po, tama po ba pagkakaintindi ko sa explanation nu, kapag nag advance payment ka po kay bank, bali sa principal po sya dba ibabawas pero ung monthly amort mu, same pa din po ba? Ang nabawasan lang po ung yrs to pay mu?

      Sorry sir, me follow up question po 😁 panu po kapag nasalo na namin ung unit, meron na din kami nung 3 docs like deed of sale. Then after ilang yrs, na fully paid na namin ung unit tas ipa process na namin ung transfer of title, no need na po ba participation ni previous owner? Panu po kapag di na sya nagparamdam, magkakaroon po ba ng prob during process?
      Tska pahabol po, how about po kapag nka inhouse financing, pwde po ba kami ung mag apply para malipat sa pag ibig or si previous owner pa din?

      @@jocelyncabaot7413 It’s quite risky pag hindi na nagparamdam si first buyer. Your communication should always be open. Banks and financing institutions still only recognizes the first buyer as the owner until it has been fully paid. After paying in full, buyer will still have to claim the title from bank or pagibig. In case may mangyari sa first buyer, insurance may award the property to its beneficiaries. That’s why its recommended to pay balance as soon as you can for peace of mind.
      In case ililipat yung loan, si first buyer pa rin ang authorized to process it.:)

    Hi Chris sir i would to ask recently nag apply kmi ng wife ko housing loan sa bank. 10years lang sana gusto namin na term but the bank endorsed it as 15years term since our salary bracket did not qualify for 10yrs term. Nag avail kmi 5years fix rate 6%. Ang question ko sir if ever ba ma fully paid ang loan namin with in the 5years kasi yun ang plan namin. Ma adjust din ba ang interest? 5years na ang interest hindi na sa original na 15years?

      @@marklester8051 oh if that is the rate I would go for 5 years. Usually after the fixing period, interest would increase around 1% or less annually.

      Hi Judy! Yes, as long as your income is big enough to qualify for more than one loan. You may also consider a co-borrower to amp up your maximum loan amount.:)

      For PagIBIG, yes. You can have your friend as a co-borrower and you can extend it to two co-borrowers. For banks, it’s stricter, a co-borrower is only limited to relatives.:)

      Hi Carlo! Thank you. Yes, you can refinance from banks or even cooperatives to Pag-IBIG for longer loan terms or lower interest rates.

      Fixed interest rate for your entire loan term is possible with banks and PagIBIG. For Pag IBIG it os 9.875% for 30 Year fixed interest. For banks it varies, I think BPI offers 12% for 20 years fixing. :)

    Attention Sir CHRIS SUAREZ, Good daypo Sir! Tanong ko lang po regarding sa sinabi nyu na mababa ang bank loan as 5.5 or 6.5%. Nag inquire po ako last week April 28, 2021 sa EastWest bank their interest rate pag kukuha ka ng foreclosed property sa kanila authomatic 10.3 to 11% some banks are 12% na sa ngaun. Pwedi po ba pa clarify kung ung sinabi mo na 6.5% dati pa ba yun or meronng ibang paraan na maka apply ng ganyan ka baba? Note po: Instead pandemic ngaun some people losing there jobs I yung bank itinaas pa yung interest rate nila "as in GRABE, saan nila nilagay kukuti nila" , so in that case parang hindi mo na ma ibusiness yan. Wala po bang ibang option kung saan maka laon ngaun ng 6.5% interest rate? Tapos po ung sinabi nyu na my special rate promo ung PNB na 4.88% applicable ba yan sa foreclosed property nila? Pagbinuksan mo ung foreclosed properties na each bank pag nag scroll ka pababa makita mo po ung condition nila at fixed interest rate nila na from 11% to 12% (BDO, Eastwest, BPI, Union bank, ect.), Please clarify po?       Hi, ideally, pag fixed interest depende ito sa fixing period. The shorter fixing period the lower the interest rate. If 1 year ang napili mo mas mababa ang interest rate. Most likely yung nakita mo na 12% interest rate is fixed rate for 10 or 15 years.
