    Good day po ano po Gagawin ko nagpatitulo po ako ng administrative title thrue DENR ngaun noong lumabas na ung title ko nagdouble title isang EP title patay napo nagpatitolo hawak po ng anak pero di nila sinasaka or inocupahan pero ung katabi ng lote na pinatitolohan ko na napatitolohan nila ang kanilang sinasaka..ang maka pangalaan sa taxdec ay ang lolo ko at may tenant po kami ng almost 50 yrs more or less at kami pa nagbabayad ng amilyar..ano po gagawin namin thank and more power

    Hello po Atty. Sana po matulungan nyo ako. May question po ako.
    Yung deed of sale po kasi namin is na notarized na and then hindi po namin alam na kapag na notarize na is need na ipasok sa BIR and asikasuhin yung Transfer of Title e kaso po ang problema is wala pa po kami budget para doon.
    My question is pwede po kaya pagawa ulit ng deed of sale po? And then pa notarize nalang namin kapag may budget nakami for transfer of title po??

      Hindi pa po. Until now kinakausap ko pa din po secretary ng pinagbilhan namin lupa if pwede po kami pagawa ulit deed of sale.

    Magbabayad na sana ako ng CGT sa BIR pero hinanap nila ang TIN ng seller na hindi naman nakapag-aral, never employed, at of course walang TIN. Paano yan? How do you solve this kind of problem? Thanks for your answer and explanation.

    gud am atty! its been awhile n din nagpafollow aq sa vlog mo. this my first time n mag comment. yung 3rd family ng lolo ko pero kasal cla in 1976. nakapag benta cla ng property na acquired ng lolo q on his 2nd partner way back. naibenta ng 3rd family w/o my moms knowledge n biological daughter ng lolo born in 1928
    nag pagawa n kmi ng adverse claim kaya di n nila natuloy ang pagbebenta. now sa residential lot nila 1/4 share lng ang iniwan para sa share ng mother. di kaya luge nman cia sa hatiaan n yun n wla proper n usapan decision lng nila. tama po ba iyon? if ever n habol kami ano magiging first step namin. tnx

    Atty nakabili ako ng lupa last year pero until now 1 year later, I still have not received a notarized deed or documents. Type written signed by officers but not notarized. How can I register to BIR if walang binibigay po sa akin. In fact I paid the property in cash in januar 2022, but yung lupa po is kulang pa. I bought 1098 sqm. I only received 480sqm. Naghahanap pa ng mga kapalit ng mga binili ko po. Kasi pinag palit palit nila yung lupa sa ibang buyer. Ang gulo po.
    My question is how can I register a property I bought without legitimate documents. I bought it from a Corporation. Patty Cutler a Filipino citizen living in US.

    may nabili kaming lupa at ito ay may OCT..
    Ang may ari ng lupa ay patay at may tatlong anak pero patay narin.
    ang lupa po ay hinati ng mga apo sa tatlong portion at bawat portion ay mahigit 3k sqm..
    portion 1 doon kami nakabili ng lupa at meron na rin survey at kanya kanyang pangalan kasama na kami doon... at meron extra judicial settlement with simultaneuos sale at pirmado ng lahat.
    paano po nmin mapapatituluhan ng nabili namin lupa sa portion 1..
    portion 2 and 3 eh wala pa silang mga nagawang documents

    Hi Atty. open dated ang ako deed of absolute sale kay naa may tulo (3) ka heirs ang wapa ka decide kon ibaligya sa agreed price during that time sa price ng na agreed wa sab ni nuon ma notarized sa notary public kay lagi wa makauyon sa price sa yuta just recently ra jud sila naka decide ug lahi na ang price ini, nga na indicate sa original deed of absolute sale. Now this time forego na nako ang notarization for possible land transfer. is this possible?

    I “ sold” a property part of my main property , I actually gave it to my husband’s nephew and the wife. No money given to me but there’s a deed of sale signed by me and the couple . My husband had expired then. The guy was also my driver at that time but I paid him anyway every time he drives. He never register the title because I refused to lend my title that this 98sq. Was sliced from . Why I refused? Because I had problem including them about my other property . He placed an adverse claim on my main property that I went to court to have it removed and spent so much -at least 50k for legal fee plus the 10,000 that’s supposed to be the payment of the Land I gave it free. It’s stated in our deed of sale! Them adverse claim was removed and no compensation on my part. Do I have a legal obligation to govt for ex tax of the”10

    Good day po Atty Raymond ,ask ko lang po ,nakabili po kmi ng property sa subdivision,sa deed of absolute sale kasama po ang aking anak na pumirma as buyer,ang problema noong time na pumirma sya menor de edad pa,sa ngayon ay legal age na 23 years old na po ang aking anak,,ayaw pong baguhin seller ang deed of sale,,at d pa naman naka notaryo,,ano po ba ang magandang gawin ,para maayos na namnin at mabayarran na sa BIR at ma process na ang title sa RD .Sana po masagot nyo ang aking katanungan,God Bless ,salamat.

    Atty., bumili si (B) ng lote, may DOAS sya pero di pa pina transfer ang title. May hawak din syang Open Deed of Sale, blank ang name ng buyer pati consideration signed by original seller (A). Now binebenta ni (B) Kay (C) using the open deed na may pirma ng original seller. So no cgt na macharge dito Kay (A). Safe din po ba itong transaction at lalagyan na lang ang blank? Wala pong notaryo ang original DOAS.

    Atty good day magkano na Kaya Ang babayaran ko kung Hindi ako nakabayad 28 years sa lupa ko na1.9 hectars, sa Iloilo Po Ang lupang ito Hindi ko Po naasikaso noon Kase sa mindanao ako naasign noon, sundalo Po ako, Ngayon ay retired na ako at Hindi ko na rin mahagilap Ang titulo nang lupa pero nakakuha ako nang xerox sa ROD nang titulo

    Kung may DOS na pero hnd nbyaran ung CGT, DST, TT at 8 yes na at ngaun lng bbyaran. Ask ko lng po patay npo ung seller, paso nba ung DOS o hnd man mgbbyad ba ng ET? Residential lot lng po. Salamat po.

    Hello po Atty Bato may tanong po ako ang deed of sale po na matagal ng na authorized ng abogado at hindi po na tranfer sa pangalan buyer at may hawak na rin po ako ng title nito at matagal na ring hawak ko ,pero kc hulugan ang bahay lupa na ito sa NHA kaya noong na authorized ang deed of sale ay hindi ko pa hawak ang title nito ,kaya ko po ang tanong ko po pag pina transfer ko na ang title sa pangalan ko malaki ba kaya ang babayaran ko ?salamat po sana ma sagot nyo po ako

    Good Afternoon Atty! May nabili po akong property(residential lot) sa Bangko. Hindi siya titulado pero may Tax Declaration. Pwede na ba ako magbayad ng Capital Gain Tax at Doc Stamp Tax sa BIR? Sana masagot po ako.

    Sir good morning Itanong ko lang po mayron akong nabiling duflex house sa loob subd noong 2006 in the amount of 75,000 at kmi ang nag assumed ang balance payable for 25 years and fully paid na namin noong 2017 but hnd pa namin na transfer sa name ko ang title at kmi n ang nag bayad ng tax declaration, Sir malaki ba kya bbayaran nmin penalty para m transfer n sa name ko? salamat po

    Attorney good morning po, may nabili na lupa ang byanan ko, may deed of sale, pero sa tingin ko matagal na yung kasulatan deed of sale, binabayaran din yung tax taontaon, patay na po yung byenan ko mag asawa, hindi pa po nailipat yung titolo sa pangalan ng byenan ko, yung titolo at tax dec nasa position namin, papaano po gagawin namin para mapasaamin ang lupa matagal na po patay yung tao na may ari ng lupa.

    Hello po. Atty. bkit po nangyayaring magkakaiba ang records ng local assessor sa sa denr?kasi po yung manang lupa ng tatay ko sa local assessor may sukat na 1200 square meters pero pagdating po sa denr 990 square meters na lang tapos sa ibang tao pa po nakapangalan.ano po kaya ang dapat at tamang pwede po naming gawin para po maitama yung records?

    1st owner pinasalp ang house and lot (2nd owner) sinalo so outside pag ibig ang naging transaction now po like na ibenta ng sumalo ang property usapan is kapag makapagbigay ako ng 50% sa total price ng property may fully pay sila sa pag ibig para marelease ni pag ibig ang title may balance pa kc na nasa 200k plus.
    So upon release na po ng title magbabayad ako ng another half. To fullpay it.
    Now po and transaction ni 1st and 2nd owner is notaryado ang deed of conditional sale pero ang title is surely na nakaname pa kay 1st ownee dahil nga sinalo lang (outside pagibig ) pag nabayran ko na po at magpapatransfer ako ng title paano po un deed of conditional sale ni 2nd owner na notaryado ?pwd ba daw un ma parang ipacancel para ang transfer of title is 1st owner to buyer(me) now.?

    Attorney paano po na nagkaroon ng deed of sale sa house and lot na nagbayad kami ng 1million and since hindi pa tapos ang utang sa bangko kami na po ang nagtuloy ng monthly mortgage nito.
