    EXCELLENT advice, sir. Spot on!
    If I may add one MORE helpful tip: Set aside separate from your monthly income a ‘moving/emergency fund’ of at least $3000 USD or 110K baht. Why? Because moving into any location (at home or abroad) means unforeseen expenses just to set up your house. This might involve deposits, or cooking utensils, or a few nights at a hotel while things get set up at your new place. If you don’t spend it, save this as your rainy day fund.

    I live in the northeast, living off a budget of 27,000baht a month which is sufficient for day to day expenses including 7000 baht rental costs I also have a,separate budget for holiday's and travel (30,000 baht a,year)
    Keeping a within budget is not easy, Thai woman come and go most will not accept my budget constraints and disappear , it's a great way of finding out their true colours ..
    Everyone is different with different expecations my advice is 30,000 baht at month us achievable if you are content with a simple life , however if you want a thai girlfriend and to meet her demands 50,000 a month will be required

    Oh give me luxury please and ❤always. The cost of relocating ✔️, savings ✔️ and income ✔️ . Looking forward to relocating from USA. Reasons we are leaving, crime, moral capacity - political agendas, weather used to hot tropical weather from gulf of Mexico, bills just continue to climb and the companies just aren't capped. Our electric bill is literally over 650 monthly for 2. Thats absolutely ridiculous. Car insurance no ticket no accidents keeps increasing, cable $135.00, house approximately$ 2600.00 monthly. We are fed up. Eating out as well is stupid expensive. Groceries are running us approximately $600.00 monthly.

    Great video, thanks for sharing this information! After several months of planning I'll be visiting Thailand next month on a tourist visa, starting in Chiang Mai and working my way south over 60 days, then heading over to Malaysia or Vietnam (haven't decided yet) to continue full-time slow travel around SE Asia.     Can live off 33,000 baht in Ratchaburi (public highschool esl teacher salary). If it's not enough for you, teach online to earn USD (assuming American)

      We really tend to stay in the Chiang Mai area for the most part. However we just landed in Krabi for a few days so stay tuned on that. We also enjoy Phuket. Chiang Rai is nice & only a few hours from Chiang Mai. Kendall really likes it there, it’s a smaller version of CM.

    How is thailand compare to vietnam, maylasia, and turkey regarding cost of living?😮

      Ok I just looked it up on Google and of course it will vary depending on what area in each country you choose to live. Thailand overall is cheaper than Turkey, but higher than Vietnam and Malaysia.

    Thanks for keeping us current and focused on the reality of living in Chiang Mai. I;ve learnt so much since discovering your channel. Speaking of learning something new, I read a couple from New Zealand recently purchased a new build home in Chiang Mai. I was shocked as I thought foreigners cannot own land in Thailand. Is this something new what with the changes to Visa's etc? Have you heard of anything similar?

      There’s ways that foreigners can own homes, but it’s a little sketchy if you ask me. Meaning it’s more of a leasehold on the land.

      It’s going to be expensive calling &/or texting folks back in the US unless you use some sort of web based app to do it. I would highly recommend something like WhatsApp or even Facebook messenger. That allows you to message them and also call them, but do it using data and not cell service. We do call/text folks that have iPhones (we both have iPhones) as long as you make sure you use FaceTime audio or video to do it …then it’s free.
      As far as providers here in Thailand, we have AIS and really like them. If you are only here a short time you can get a SIM card for the amount of time you will be here.

    What’s your take on these newer tax laws. Sounds like even with the tax treaty some pensioners may still pay some taxes in Thailand as well?🤷🏻‍♂️
