It's better to buy than rent as it's your Landlord that's getting rich so take your pick. Do you want to pay the bank or pay a Landlord (who probably also has a bank loan). If you don't want to pay interest to a bank then why would you want to pay rent to a Landlord that's likely paying interest to his bank. Double patong yon.

If you buy the condo, your total investment will be $100K downpayment plus $400K that was loaned by the bank minus transaction costs. That $100K ETF can never equal the capital gains from a $500K condo which also appreciates in value over time. That's because that 20% on that ETF is fixed while your 20% downpayment on that condo is leveraged by 80%. So based on that $100K ETF, it will grow by 7% a year so you gain $7,000 (before tax). For a house, you have the full $500,000 appreciating in value. Housing prices have gone up by an average of 5% annually for the past ten years. I don't need a calculator to know $500,000 growing at 5% a year (even after deducting maintenance costs and property taxes) is significantly more than 7% growth from a $100,000 ETF. The other part you failed to mention or unaware of is the capital gains of a principal residence are NON TAXABLE while your ETF will be taxed based on your total income.
