I live in Laramie and this is a lovely area. BUT, if you plan to live there year around be prepared for formidable winters. This area gets a lot of wind that funnels through the pass south of Elk Mountain. Also, I-80 is often closed in this area during the winter due to bad weather. the stretch of I-80 from Laramie to Rawlins is often referred to as "The Snow Chi Minh Trail." There have been many wrecks and lost cargoes in this area since the interstate opened in 1970. I would take the right kind of person to happily live in this area. Also, access to a lot of the features in the Medicine Bow Natl. Forest from this area are not great. For example, to get to the medicine Bow Peak area shown in the video you would need to back track to the Laramie area and then head west on WY Hwy 130. It would be a good hour and half or more from the property to the nice alpine area shown in the video.
I am from Missouri. They call us the Show Me state. I was born and raised in river country. I recognize land in a flood plain. The satelite pictures that I saw confirmed my fears. I would not put a house or cabin on the property. Having said that, the land would be fine for camping. I might build a shed or a screened in shelter on the property. I have seen to many floods and what they do to houses. Having said that, the water would only be in the building for a few hours. If you can put up with mold go ahead and build. I would only buy it for camping. If you built on piers above the flood plane that would be okay. Vaughn
I used to drive through this area all the time when I went to University in Laramie. Beautiful area, but the weather is horrible in winter. I'm from Wyoming and this weather is the worst.

Looks like a great lot ! Love the creek ! 1 hour to Rawlins, One hour to Laramie, two hours to Casper? What about the flood-plane? Pond / State of Wyoming (State Engineer, re: disturbance of a year-round water-course?)

iT IS A NICE AREA, should ask if you haved any truck driver friends, I 80 from Laramie to Rawlins is called the HO CHI MINH HIGHWAY. iT IS AN EXTREMLY HAZARDOUS, IN WINTER. Two thirds of the property is flood plane. There's a couple who are friends of my wife and I who bought a log cabin near a creek. They invited us out to look at it. The cabin had been built in the 1820's and moved to the location by the creek. It was a beautiful place nice and peaceful. He kept asking me about it and I was trying to stay positive. Finally he backed me into a corner to where I either had to lie or tell him the truth. I said if the cabin was 5 or 6 feet further up the hill it would be a wonderful place to live. Once or twice a year, they experienced a flash flood. The water never got into the cabin, but it got halfway up on the floor joists. There was mold inside the house and my wife had asthma. We started making excuses for not visiting them at their cabin. They lost several mowers and tillers. They lost two cars. The people who sold the place to them moved 5 or 6 feet higher out of the flood plane. Vaughn

That size of land is nothing....area looks nice...but winters my guess wood be terrible.....nice vid....
