There are so many videos on chem mixes on youtube and internet, and most of them are just blatantly wrong. Coty, this is easily the most informative one I've seen. You're a credit to the service community, and hopefully steering people towards accurate information.
Broooo. I have scrolled past this video a dozen times. So glad I finally watched it. I’m new to the business. Been trying to figure out how y’all are getting those 1,2,5%. Awesome video! Very helpful.
Verrryyyyy informative. You explained this perfectly. I was confused at first but now I understand. The only thing I need to know is how much SH to use on other jobs besides roofs and house washes. Can’t wait to take you guys training class Coty. Thanks
This is what I was looking for. Brother Coty May God bless you for your hard work and may He continue to give you strength all the days of your life in Jesus Christ name! Blessings to you! Again thank you!
Wow, what a great teacher. And a wonderful bspeaker also! Nothing worse than watching a video and listening to someone bumble their way thru it with ahs, and uhs. Made it all make sense.
Hey Coty thank you very much for this video , since I started to watch your videos and Jason I have learned a lot from your guys, since I have a little hard time to understand English, this video has helped me a lot to understand exactly when y’all talking about ratios, thank you 🙏 again, and hopefully this year I’ll be able to buy a skid from you or a least to go for a training with you guys, God blessed
Now do your bulk tank and water tank need to be same size. And will the head pressure of the tank throw off your proportioner if they are not the same size? Great video!
Thanks for this video. It really answered some questions I had about the blend system and ratios but i have a question for you. If I m taping into the house water supply directly into the water portion of the blend system then to the 12v pump, instead of carrying a water tank. The pressure from the house will change the ratio?
Yamil Ruiz yes. It definitely will. You really do not want to force water like that on these 12v pumps. you would want to have a small tank source for your water, and have the hose keep that tank filled. On our systems we use a larger water tank just to have the additional capacity to not be tethered to a hose.
Thanks for a quick reply. What capacity tank will you recomend? A question just pop in my mind! I notice your systems run with a 12v 7gpm pumps with no accumulator What is the advantage of running a Flowjet accumulator with the 12v pump. Thaks for your help.
Yamil Ruiz we use 5.5 gpm pumps. The accumulation tank can help to even out pump fluctuations due to psi going up and down as it’s running. Can extend pump life theoretically but I’ve never had a need for an accumulator in my setups
tbroyles usually stucco we shoot at 3% The hotter the mix, the more you need to be worried about landscaping. On a house wash, I never really stress about the vegetation. We still friends everything off really good, but it is not as big of an issue. Once you get up to 3% and above, you really need to pre-rinse and make sure you are rinsing all of the chemical off, and then rinse it again
Can you do the same thing but connected to a downstream but only pull SH and soap so only two Nozzles to turn Or does it work better off a 12 v soft wash system ?
Been a long time follower, first time commenter. I've seen almost all your videos. Quick question, 50 gallon tank filled with half water and half 10% SH = 2.5% batch?
To be sure, this lesson is directed towards using a dedicated softwash system? For downstreaming, there’s additional formulation needed to account for the injector draw rate correct? Newbie here
Is there a such thing as a ‘too hot’ batch? Or is it purely a cost effective/efficiency argument? For example, if I want to put together a 1 gallon pump spray batch to kill roof mildew it was 100% Walmart bleach, would 6% hurt the shingles? Would that same batch damage siding?
Randy Hurtado won’t hurt anything on the roof. You could spray 12% on it, and it would not hurt anything. You are just going to be wasting more chemical that way, and run more risk of damaging the landscape the hotter the mix.
New Brite pressure washing ok, so I’m gonna let you tell me what percent that would be. 12% sh. 2 gallon of that and 3 gallon water would be what percentage? I know the answer but it’s important that you understand how to get the math to make sense
Southeast Softwash Honestly I’m not gonna pretend I know the answer I been in business for 13 year but down here in Florida the whole soft washing thing is just kind of sticking I usually down stream
New Brite pressure washing so if you did 2.5 gallon of water and 2.5 of SH you’d be at 6.25% 2 gallon SH and 3 water gets you right at 5% That is wayyyyy to hot for a house wash mix. Your looking for 1-2% on house washes
When you batch mix, how do you figure out the percentage to include the water that’s mixed in when you downstream? For example a tank full of straight 10% won’t actually give you 10% by the time it comes out because of all the water that is getting pulled from the water spigot. I have a 5.5 gpm
@@brents1643 Yes, just from my own understanding as I learn more and grow my business. Batch mixing is more for roof washing, and you actually don’t downstream when washing a roof because you can’t get a strong enough mix. So one way to get a stronger mix, you can use a 12 volt battery and a pump, so whatever you batch mix is what comes out when using the pump. There are lots of batch mixing charts out there that tell you what to mix and the ending percentage. You can only get like a max of 1:20 when downstreaming, so I usually don’t even mix water when downstreaming. There is another good video called “pressure washing: how to mix bleach” on TH-cam
Now when using a 5gpm pump and doing a roof .... if your pump is actually putting out 5gpm are you pulling 2.5 water and 2.5 sh ? Or is this just a stupid question 🤔 lol
Hello, this is Josh with PW75 cleaning. Hey, what's the best chemical to use on a log cabin? I'm currently using Elemonator with %10 coloring, but is it something in particular that you prefer to use on a log cabin?
I have a 26 gal tank and I'm using 12.5% SH. I want to have a 1% SH ratio for house washing. How many gallons of water and SH do I mix in the 26 gal tank? Thanks for any help.
Dude I subscribed, what setup, would you recommend for doing house washing and roof mildew mold removal, I been doing these for couple years and found I do alot of these and instead of heavy equipment for landscaping I'm thinking of creating a new soft washing busienss, so I'll be doing tree landscape, and handyman work and have a side busienss doing soft washing, I'm curious of the setup I should buy most of my customers are retired in gated golf course communitys and I really want to invest into this busienss, a simple efficient setup that will get the job done well. Any recommendations of a setup I should start with really want reliability and efficiency.
So if I want to wash a roof and I’m using 10% SH let’s say I have a 10 gallon tank I need to put 5 gallons of water with 5 gallons of my SH at 10% when I add my roof snot am I adding 1 ounce per SH which would be 5 gallons or is it 1 ounce per capacity of the tank so I would put 10 ounces of roofsnot. This is what keeps confusing me also if I do a house wash if I only use 10 gallons of water then that would mean I only put 2 gallons of SH at 10% correct thank you everyone
Jason Helmer avoid leaving it exposed to sunlight if at all possible. Store in a cool shady place. On the truck, I’ve never had it degrade enough to effect it. Just don’t fill your truck tank with more SH than you can use up in a week
SH is sodium-hypochlorite, which is the chemical name for bleach. It's that simple just bleach. For soap I'd recommend dawn dish soap or something similar. The only reason you need soap is so that you can see if the mix is coming out, as bleach looks the same as water. With the soap, you will see bubbles and a soapy mixture come out, and that's when you know your mix is coming through
There are so many videos on chem mixes on youtube and internet, and most of them are just blatantly wrong. Coty, this is easily the most informative one I've seen. You're a credit to the service community, and hopefully steering people towards accurate information.

Best video out there for mixing
Thanks for this video , super informative , i now understand the process
Very well explained... Appreciate the information..
Look forward to doing business with your company.
thanks, I was pulling off a 5-gallon bucket definitely getting a tank
Thats what im doin im tryin to do my gmoms house any go to recipes for a house wash i have jus a reg press washer 4000psi 4gpm Simpson

Southeast Softwash nbd. I saw a video you posted and you mentioned you lived in Alabama so I know you hear it all the time lol
Awesome explanation!! Thank you
Now do your bulk tank and water tank need to be same size. And will the head pressure of the tank throw off your proportioner if they are not the same size? Great video!
I’d still like to know how much surfactant to use. Can’t find this anywhere yet.
If you have your water fully open and the SH valve halfway, that means 33% of the mix is SH. So at halfway its giving you a litte over 4% right?
Why is the soap container small?
Can you explain pre and post treatment please

Well done. Thx.
Why not have control valve for SH and Soap. Have only a check valve for the water line since the water will always be 5 or fully open.
For the water, can you just hook to the customers spigot?
Good job man.... thanks.
Wow thank you for this info really helps alott

On Stucco homes, do you use 1.5% or 2%? Also, do you need to worry about landscaping as much on house washing at 1.5% like you do with roof cleaning?
tbroyles usually stucco we shoot at 3%

Can you do the same thing but connected to a downstream but only pull SH and soap so only two Nozzles to turn Or does it work better off a 12 v soft wash system ?

Great video.
Thank you for the video
how do u mix your soap tank 50 50. with water or will the pump suck it up straight and gallons do u put in the tank
Thanks for the information. You helped me make up my mind on my set up. What is the capacity of your soap tank?
Anything in the 7-20 range is plenty
Very helpful thank
Been a long time follower, first time commenter. I've seen almost all your videos.
Quick question, 50 gallon tank filled with half water and half 10% SH = 2.5% batch?
Andres Serratos 3:55 is the time stamp you need to watch. 50-50 of water and bleach with 10% bleach bleach gives you a 5% bleach mixture.
Thank you for all the great information! Is the blended system something you put together or is it available for purchase?
To be sure, this lesson is directed towards using a dedicated softwash system? For downstreaming, there’s additional formulation needed to account for the injector draw rate correct? Newbie here
Correct

Would hitting everything at 3% be a no go?

Do you think that 2 gallon of sh to 3 gallons of water would be a good mix for house wash?
New Brite pressure washing back to the video, what strength SH are you starting with?
You got to do the math to get the strength your looking for.
Southeast Softwash I’m using pure sh
New Brite pressure washing ok, so I’m gonna let you tell me what percent that would be.
12% sh. 2 gallon of that and 3 gallon water would be what percentage?
I know the answer but it’s important that you understand how to get the math to make sense

2 gallon SH and 3 water gets you right at 5%
That is wayyyyy to hot for a house wash mix.
Your looking for 1-2% on house washes

So if I open the valve, for the blend, all the way, I have 10% sh I'm getting 5% of sh right? And if I want 2.5% I just close it to half ways right?
That’s correct!
Saving and liking this video! 😯😁😉

Hello, this is Josh with PW75 cleaning.
Hey, what's the best chemical to use on a log cabin? I'm currently using Elemonator with %10 coloring, but is it something in particular that you prefer to use on a log cabin?
So if you are doing a house would it be safe to say .H2O open all they way and the SH valve open about half way?
Brian H no, that would be a 3% strength. Your looking for 1.5% or so
If I use two SH tanks pulling 12.5% at the same time, it will give me 25% strength, correct?
🤣😉

I have a 26 gal tank and I'm using 12.5% SH. I want to have a 1% SH ratio for house washing. How many gallons of water and SH do I mix in the 26 gal tank? Thanks for any help.
I believe 2gal SH and 24gal water would be 0.96% mix
Plus some surfactant
Hey. I'm one of those weekend warriors cleaning houses as a side hustle. What kind of surfactant can I mix with my SH in a little sprayer I use.
They sell their own surfactant on their website, I highly recommend it

On the soap tank are you pulling it straight or are you mixing it with water like 1 oz per gal to save on Soap?
Jason Lewis it’s mixed with water, per the instructions.
All surfactants will have different mix dilution instructions.

Steven Mendez it’ll be hot mix but yeah
I cant find 12.5% anywhere close by. 10.5% definitely
Are there any issues with leaving SH in bulk tank affecting its shelf life? Such as being exposed to sunlight how do you combat that issue
