Located next to Elite highway, in between Cyberjaya and Kota Warisan, Serenia City seems to be capturing the appetite of home buyers because their first 2 launches were sold out!! It has been a while since I last hear about people setting up camps just to secure a property. Even during the visit on a weekday, the sales gallery was busy.
This township offers similar components including industrial components, commercial lots and offices, luxury and affordable residential, lakes, parks, and etc. The unique part would be the integration of Xiamen University as a catalyst to drive the population of the township. In terms of connectivity, I was surprised it was only 15 mins drive away from Puchong South toll via cyberjaya. Plus the have the Salak Tinggi ERL station directly connected to KL Sentral and KLIA, which makes this a favourite for staffs who works around the aviation industry.
However, my only concern would be the initial stage of the township would not be as convenient to live in just yet. And the specification for these few phase were less compared to Elmina and Bandar Bukit Raja, maybe just to further reduce the cost.

I understand why you would always look at the finishings of a bathroom (eg brands) but why not include the window frames aswell? When i look at a house, first thing i check (apart from walls and tiles) are window frames. Are they the cheap zinc types or the solid aluminium ones, the window glazing etc.

Sean. I have a suggestion for your "Sean take 3 on 3". It is great. But if you can add the pros(3) and cons(3) at the end of the video, something like your subtitles( but bigger at the center of the screen), that would be great. Probably only take you between 5 and 10 mins. Please think about it. :)

COVID happened after the review so I'm not too sure about the current situation there. Let me go check it out soon.
But what I know is there are multiple developers aggressively pushing that location for landed homes. So I guess it's still ok.

This may be a stupid question, bit does ‘sold out’ really mean sold out?!.. we hear so much about completed developments with overhangs so I always feel this sold out is a sales technique only...
Usually some of those sold out you meant would be 'fully booked', and the terms would be only for non-bumi units. I've checked the figures for this and seriously fully sold including the signing of SPA. What's more amazing would be the bumi-lots are also sold out!!

Do you view the continual effort to get nation connected via high speed fiberoptic broadband helps to connect such remote townships, so much so such towns are not so remote anymore? By the way, you have covered quite a lot of hottest properties in town, and you seem to miss out Nilai, one of the much talked about places. Love to hear your take on this and hopefully next video soon.

Foreigners cannot buy landed. Plus it's below RM 1 mil *before budget revision.
Xiamen university students mostly rent unit around the area.
