My building sold 7 years ago ended up with a bad property manager that handles over 190 complexes. Primer Properties in Edina MN. The views of the properties from so many complexes is a red flag.

I was told by a realtor to get something bigger because of the loan most people will have plus other expenses.

I started with 3 small multi families to build rapport with my bank, a year later I got my first 8 unit at a great rate

commercial loans are about net worth and liquidity and theirs is not a disadvantage to a single building Vs. not
If you are not in a 1% P2R ratio market then the 1% rule means nothing.
Eric, glad to see you corrected your graphic on cap rates but you still are saying NOI time cap rate equals purchase price.
