A big thankyou Charlie and Rob for a very informative discussion 👏 My Question if you could assist would be As an overseas buyer planning to return back to the U.K at some point in the near future is how to find a conveyancer who is prepared or allowed to deal with my transaction as a non resident ( although U.K citizen) cash buyer. I have had trouble before and was pushed over to an online conveyancer which was a disaster, I got the distinct impression that very few conveyancers where prepared to get involved due to the overseas cash buyer aspect ! your advice would be highly appreciated. First time buyer here so please forgive any ignorance here. How do I get a conveyancer lined up in order to look like a good buyer to a seller? I ask because anytime I even try to get a quote from a conveyancer they require I declare an address that I have an offer accepted on…at which point I don’t have because I want to look good when offering by having a conveyancer lined up! Chicken and egg type situation?
It’s hard to get a quote without a property, but it’s still worth seeing who was most accommodating and friendly and positive. I’d say you’re just trying to find the firm you feel most comfortable working with and walk away from any that don’t acknowledge that!
It is an unusual request, unfortunately. Why not try saying you are looking for a property and you may even find one at an auction and might need to instruct someone quickly. Would they take you on now, in readiness? Rob
My current conveyancer never answers emails, rarely answers phone calls and rarely updates me. Five months into the process and with only a couple of weeks left on the mortgage agreement, still no exchange of contracts. I am at my wits end.
pick a good conveyancer/solicitor! mine were awful at comms. and 6 months after i moved in i was getting letters from HMRC asking for me to pay my stamp duty! (that i already paid to solicitor when i completed).. had to chase solicitor up to tell them to pay the stamp duty. took months. do sly solicitors harbour the funds in their account for as long as they can get away with to accrue interest?! shocking really
Are Conveyancing lawyers/firms who offer a package of a No buy, no fee deal, safe and genuine or is it advisable to avoid at all costs ? Thank you as usual Charlie, legend and thank you to Rob, great information/show 😀
That used to be covered by Conveyancing insurance. But with over a 3rd of transactions failing before completion, I think that type of insurance has been withdrawn.
Yes, most (if not all) are genuine. I used to offer that, but would take a few £s to cover anything I had to pay out. If it didn’t go ahead, the client would usually come back to me at some point in the future, and pass on good words about me. Rob
