Hi, I love that you guys do video of the properties. I cant stand those pictures that have been altered with iPhone to make the rooms look bigger and then when you get to location its ten time smaller. Thank God for square footage though. This looks like a nice place. 😍

Perfect property for a vacation house or a pied a terre. I was waiting for you to show what's on the other side of the property, - the one that is wooded. and on the other side of the road. It might be good to build another living accommodation on that side, bring n some small livestock like chicken and pigs and plant fruit trees.
Right now DSL is the option for internet or Starlink. The sellers have been told that fiber is coming soon. Not too often for electricity loss, but is is good to be prepared.
Of course, back in 1950, that lot was going for about $5,000 ... A simular home on an acre was about $15,000. God's country for sure. Maine's Lake Country, Mt Katahdin and Baxter state park only a few minutes away :)> I have relatives not too far away. Looks like you could have a boat dock there :)> If I was still a young person with $$ I would buy it. The only down side is very few jobs in the area. Which is why I had to leave "heaven" and go live in the real world:(
That is true, but also in 1950, you couldn't even buy that lot. The waterfront land in that area was leased from Webber. The land was only available for purchase in the 1980's when HC Haynes purchased the Webber holdings in the area.

It is large enough to build upon. It rises up gently from the road to the back. You would need to put in a driveway and add a culvert.

Google maps shows a wrong address and has a mobile home to the right across the street in the woods. No houses on the RIVER SIDE.

i love this but what about the "High Water" mark that river could rise alot but is up enough where the water runs other way
I have never heard of the river flowing backwards during high water and I have lived in this area for over 50 years.

Can you snowmobile from this property?
No ITS trails that are really close. You would need to cross the river to get to the closest ITS trail that I know of.
Is the property built on a floodplain and if so, how often does the river flood?
No history of flooding at this location and FEMA has no updated flood maps for this section of river.

No history of flooding at that location, but yes the Penobscot River has flooded in the past along lower lying areas.

So it is a state tax rate and not a town tax rate. This tax rate is much higher than other areas in Maine.
