I didn't expect to get a reply from you sir haha thank you First of what I learned from watching your vids - yung attitude ng mga ini-interview mo po. These people have a definite plan in mind- a goal, before they go on with a financial venture (not all started with a definite goal, however in the process most of them have come to a point that they've to plan it all out... it is obvious na need natin sa life is "Goal" pero most people just simply don't do it. Everybody wants to have a luxurious and financial stress free life pero hindi naman lahat willing to make a plan. Next, I would say yung ideas nila about investments and risks, personally it encourages me to get out of my comfort zone and get my feet wet with these good stuff. Most Filipinos siguro like security that's why maraming nag sstay as an employee (im not saying its wrong because somebody has to start at something and it can be sa corporate office or being an employee) but what if wala na yun what then? Finally, sa other vids, most of them failed big time pero na redeem nila sarili nila. A good emotional and mental training pinag daanan. They've studied what needs to be improved on sa sarili nila and I believe this is one of the most important trait na matutunan natin.

For me, based on experience mas maganda if commercial space kesa apartments. Mas long term mag rent ang commercial lalo na kung papatok ang negosyo nila. Tapos sila pa ang magrenovate ng space mo. Sa apartments kasi mostly short to medium term yung tenants. Tapos kung aalis dami mo pang irepair na mga sira para ganda ulit ung unit.

My ideas n experiences po! If u prefer renting out apartments n deal with more lessees and you the lessor, is not in the philippines . First thing to consider if you can get somebody you can TRUST(too hard to find )to manage it . otherwise get investment that you will deal with few but middle class renters or better above middle class lessees. Mas mahirap madaming kausap na umuupa puro sakit sa ulo .
Great info, 30-35k a month is always gross. Ung isang 2BR ko nasa 35-45k per month net 5-10k (daily renting kase kmi) thanks sa info dito as i'm planning a 4-6 bed apartment at ndi pa accurate data ko if cashflow is better than condo. Sana mai info about it (tips on either building or buying built apartments)
Commercial space rentals and commercial lot rentals are also good long term lease period with established companies like banks, gas stations, groceries etc

Apartment syndication is a process of raising money from passive investor to buy larger properties (multi unit apartment). I heard Sir carl dy parang nag iinvest din sya sa apartment but am not sure if they are syndicated it. For sure alam ne sir carl dy yan.
From my experience, apartments are like being a retail investor; you study and manage your portfolio etc. As condominiums are like ready made products similar to what banks offer like mutual funds, bonds. At the end of the day, both give great yields if decisions are backed up by data and research (sometimes with some luck). Overall, I'd prefer to go with condos since from my experience, owning or managing an apartment is a major headache if a tenant squats or doesn't pay; it could also take a toll on your health or so. So yeah, just my two cents :)
One piece of advice, hire a property manager if you want to scale. In my perspective condo is the biggest downfall of Filipino when it comes to investing unless you have the cash. If it's not cash flowing it's a liability, not an investment. An investment pays you not the other way around.
Ang condo kasi may property manager. May maghahanap ng tenant mo saka may mag mamaintain. Unlike sa sariling paupahan dapat may nagaasikaso so its kinda hindi passive. Minsan hirap pa maningil lalo na sa tao na walang contract

Can you tell us more about Apartment rentals? Had business meeting with wifey turns out that condo renting is much easy to handle and ung ROI is mas mabilis compared to apartment. She is telling me that Apartment in province has income potential thru rentals but very difficult to sell. Also, the yearly taxes will take a toll to owner because of the per SQM tax calculation depends po sa lugar. Sa amin almost 7to10k per door ang tax per year sa 60SQM 2 bedroom apartment. Not mentioning The 12percent fee for the property manager monthly. Also repair is per job order and nasa 300to 500 ung labor costs. And lastly it is very difficult to evict renters na di nagbabayad coz sa baranggay level palang they will be given utmost consideration lalo na pag may kids. They say kaya nga nagrenta lng kasi walang bahay. Ending mahirap palayasin. Hope i am wrong. Pls enlighten. Thank you po.
Maybe that's a special case, the one that you mentioned, there will be certain exceptions to the rule too. You should go to what you are expert in. If you are good in condos, go with condos :)
True the resale value of apartments may not be as good as condos where its almost a brand itself..lalu na pg maganda location that alone is a prime reason for its growing value.

nira rationalize mo lang eh. 1. if ang point is to educate rather than the aesthetics ng video, why not listen and acknowledge the fact na nakakahilo naman talaga. lalo na sa mga viewers na elderly or may astigmatism. hindi sila makapagfocus sa content kasi hindi nila kaya mapanood. 2. if gusto niya ang kagandahan ng lugar sa background, why not position it sa corner para makuha panoramic view at naka tripod lang para steady shot at hindi na maglakad2x. 3. tingnan sa 06:00, tinanong niya pero bago sasagot sana ang ininterview, nag overlap siya. gusto niya nga ba talaga marinig sagot or mas gusto niyang opinion niya lang ang malaman ng mga tao para sa kanya lang spotlight?
