- Join the concrete crew as we finish up a large project that included a garage floor and new poured concrete driveway. This was not an easy project but it's always rewarding when a more difficult job turns out just right. The pond project is coming along nicely back at the property and good progress was made. Enjoy

@@benzo_676 on the other hand Ryan often leaves him to do things while Ryan goes off elsewhere, so Ryan trusts him to do the gravel, compact, put in the rebar and get on with things while he's away.
Eric is still fairly young and often it's not that he does things wrong, just not exactly as Ryan would (like which way to strike off a triangular patch of concrete).

I don’t think he payed them enough for them to take initiative on anything, it seems like every time someone tries to take lead Ryan ends up micromanaging them in every aspect

Probably have access to large storm sewer drains. Have to have proper infrastructure to carry it. Or they were built prior to local code requirements.
Yep, my school had a random pond but it was just where the infrastructure overlapped, it occurs. Normally anywhere in a valley or in the lowest point as water travels downwards.
When large stretches of concrete, asphalt, and other nonporous materials are present in an area, it can lead to issues with water runoff. This can create challenges for your property and the surrounding area. To handle this excess water, most industrial assets make use of retention ponds.
If you remember Ryan has said multiple times he plans to build mutiple buildings with a large parking lot on his property in the future. The pond is not just there for this one building, it's for Ryan's future plans to turn that entire lot into a business complex. When there is that many new hard surfaces(roofs and parking lots), the water needs somewhere to go because it won't be falling onto the ground anymore. Adding that much "new" water to the nearby systems increases the chances of floods dramatically, hence the water goes to the retention pond instead.

When you build a building you need a place for all the water to go. It's a retention pond not a fishing pond
for fishing and umm ponds add value and It increases the aesthetic appeal of the property, provides habitat for wildlife, helps with soil erosion control, and reduces noise pollution so theres more he can make out of that pond. no hate just saying much respect towards you
This is for rain water run off ,keeps the pollution and sediment ,etc.. from dumping down stream .
If you look around his land, there are no ponds nearby. Even Milwaukee has a huge building across the rail road tracks and they don’t have a pond.
They either implemented a new ordinance recently or just trying to make Ryan spend money.
It’s a retention pond, every single new property has to have one usually 1/4 the size of the your land to control water. Or he would have to install about 50 storm drains would cost even more money

unfortunately, now that they have the trucks with the booms, a lot of companies won't compensate drivers who get injured lifting trash. In fact some companies strictly prohibit their driver from getting out of the driver seat. So if there is something in the way it usually means the trash isn't getting picked up.

It is generally based off of a percentage of the building, concrete, and asphalt square footage.
Any permeable ground that is covered has to have a place for that rain water to now be absorbed.

The pond is taking up land you own to help out the city in drainage flood control. It should be the city's or county's responsibility. Its space you could use for another building or parking.

Yes ! The township doesnt want the runoff carrying silt going into the storm sewer . The silt would eventually clog the storm sewer thats why they put the pond in ! The silt will settle to the bottom and there will be a pipe when the water gets so high the excess water minus the silt will exit the land and into the storm sewer !
