    Immigration of youth (25 lac people annually) to Canada Europe dubai etc is increasing annualy. These families often sell off their indian assets to settle down there.
    Quite a lot of people are setting down from small cities villages to cities like noida Gurgaon for better health education jobs.
    Many IT professionals also immigrate abroad for jobs.
    Population of country is stabilizing in long trends and aged population is rising gradually.
    How will this scenario affect the real estate of metro cities and smaller towns in the long term.

    Watching this in May 2023. Prices of apartment in Banglore East has jumped to 1.5x from Jan 2022.

      Who benefits?...only those who purchase at least 5 years ago minimum. Buy now..and you'll still be less than 3% return..
      Probably 2% cagr over the next 15 years

    The return of investment is too low around 2% to 3% if u consider maintenance , taxes, other charges considering the risk of losing 100% money
