Good explanation. Unlike, the old generation, the new generation doesn't think of all the expects, before taking decision. Its more inclined towards showing off... So, yes... if you're buying your 1st home, and if you do not have enough saving, or investment to buy your home, without a need of a loan, then buying a home on housing loan is a wise decision, but only if even that's not possible and if you only have an option of staying on rent, then from your savings of every month, try to fill that gap, to make you eligible for home loan. But, if you are living in your own old home and have some saving, then you have an option to buy a home without even going for a housing loan... This should be considered as well, basis the current job situation, where companies are laying off the employees with short notices. 👍🙂

Sip is best
(1) You didn't consider Tax benefit of Rented home and own home.
(2) Rented home is way better than owning your home in early stage of your life. (20 to 25 years of age). Rather you invest in SIP for 10 to 15 years and then purchase home.
3) Plz think, If you invest 10 lacs down payment in Index or large cap mutual fund for 10 to 15 or 20 years and consider 13% XIRR return (you will get after 15 years: 65 Lacs and 20 years: 1.15 Crore). So, ypu can buy your home without loan.
4) Plz consider maintenance cost (Monthly fixed and house maintenance cost both) of your house. You will not get proper appreciatikn if tou own Flat in appartment.
