Hi All, I would just like to add some corrections to my graphics shown on this video:
Computation Correction:
For the Ceiling Painting Area for a 9.00sqm Ceiling is:
9.00sqm x 3 coats = 27sqm / 10sqm (Paint coverage per 1Liter) = 2.7 Liters of Paint or 3 Cans
*Note: You may check the back instructions and details on the paint bucket label to be sure of the area coverage of the paint you will use. Each brand or type of paint has a different coverage depending on the type of paint and the material you will apply it to.
Additional Information:
1x 4ft x 8ft Plywood Board is exactly 1.22m x 2.44m
*Note: 1.2m x 2.4m can still be considered especially for plywood because not all plywood board suppliers have fine edges. Some even have smaller sizes than the 1.22m x 2.44m. Some construction supply stores may have chipped edges so better take this into account when purchasing your own materials.

Hi Sir Mark, i've been watching ur videos recently dahil waiting na kami for house turnover sa mga susunod na buwan.. Gusto ko po sana mag request if pwede kayo gumawa ng video regarding sa Minor at Major Construction upon turnover ng isang bahay na ni-loan either thru bank financing or pag-ibig loan.. Ano ano po ung mga dapat gawin at paghandaan, mga possible cost, etc etc.. maraming salamat po sa mga informative videos sir. Keep doing more.

I like watching your video. It’s very simple and easy to understand and very informative… I’m living in QC. The old housing projects or the then President Quirino during the 50’s.. Luming luma na at may anay ang ceiling., ang roof ay asbestos pa…now I want to make a total renovation… my problem is how to start.. I ask an architect and Hindi ko nagustuhan ang drawing at suggestions.

For now you may consider the extension as a new construction... Halos new construction din naman sya lumalabas kasi all the elements needed for the new construction project are there... Pero I will try to do a follow up na about exterior renovations naman. 😊

Actually, it will depend sayo and sa budget mo. But for me I am ok to use solid wood jamb with termite treatment (para termite proof)... or you can use the brand MatWood.
For steel type jambs, it is often used for high-security doors... but it's ok to use din naman sa bahay. Although, it can be a little costly. But it is more durable than wood. :)
@@KarloMarko Thank you Architect Karlo for your suggestions and recommendations. Still undecided pa din po kasi what to use some are saying gumamit ng hardwood tulad ng yakal for the steel type door jamb need to find a good supplier to check out.

Noted sa topic suggestion. Pero by experience dapat finished ang bahay kahit na maliit lang. Kasi masmadaling masira ang bahay kapag hindi ito finished. So it is ok to start small and then expand kung may budget na ulit. 😊👍

In common practice. Contractors bill as per progress billing. Meaning, for a certain percentage completion of the project, they would bill accordingly based on the total quoted amount.
Example, if they are at 50% completion... they will charge you the 50% of the amount on the contract. So, if the project is at Php 1,000,000.00... if they charge 30% that would mean... 300,000.00php if they charge for 50% you will then add 200,000.00php to have a total of 500,000.00php which is 50% of the contract amount.

Sir Karlo your knowledge would really help to our kaababayan, hopefully you can share or have content about how to deal with contractor to avoid discrepancy on both sides. Thanks and more power.❤️

Kapag presyo ang paguusapan, palagi yan na maraming kino-consider. Hindi ko masasabi kung masmahal ang renovation kesa sa new construction kasi magdedepende yan sa laki ng project.
Ang masasabi ko jan... masmabusisi ang renovation kasi masmadami kang kino-consider na existing structure na kelangan mo isa-alang-alang sa tuwing gagalawin mo ito. Pagdating talaga sa new construction... wala mashado kasi lahat naka-programa at gagawin pa lang.

Here's my tip for now for those who want to start a small contracting business.
1. Gain experience in the construction industry. If you worked for a construction company before it would be an advantage. If you worked for a design and build company, much better. 😊
2. You can have a few skilled workers with hardworking helpers. This is a good tandem to have in any construction team. Your team will be your backbone.
3. Be knowledgeable with the technical terms, designs and details. This is vital to every construction company. Being detail oriented is a great skill to have in construction. Especially if you will be leading skilled workers. Be the brain of the company.
4. Have reliable suppliers.
5. Logistics is also a key factor in this industry. Timing is everything. 😊
...the rest can be gained thru experience.

Pwede po kayo mag-search o mag-check online. Madami din pong workers na professional ang trabaho. Mainam po talaga ay referal mula sa mga kakilala na nakapagpagawa na sa kanila. Para din po may basehan kayo sa quality ng trabaho nila talaga. 🙂
Tek undergrad ako ng achitecture at naging forman ako ng mga high end houses. Ok lng ba gumawa ako ng plano at ipa aprobed sa licenc architect tulad mo. At minsan may nagpapagawa sakin ng layout like un garahe gagawin karinderya. Hndi ba bawal ito? Nag bigay lng ako ng sketch plan sa karinderia nila kung saan naka pwesto ang table chairs. May nalabag ba ako sa united archi of the phils. Free lng yun kasi nakiusap sakin na bigyan kolng sya idea san pwesto ang table at chair.

Sa orientation ng lupa anywhere will do. Although if you're particular with feng shui, you would need to seek a feng shui master's help. Because feng shui will depend on your personal feng shui as well.
It is the house itself that needs to be oriented properly. If you're a morning person and works during the day... Your bedroom windows should face the East. And if you spend more time in the common areas like the living room... You should avoid the western side because the afternoon sun sits there and may cause your house to be warm in the afternoon.
For natural ventilation, cold winds usually come from the North East. Warm air is from the South West. This will depend on the season we are in per year.
@@KarloMarko thank you! although, some of it's ideas are practical, but I am not really a fan of feng shui. Salamat sa response, it would be great if you could make a video naman about orienting the house according to these factors you mentioned like prevailing winds, ventilation, and taking advantage of daylight.
We studied feng shui in design school, pero matagal na yun and I really didn't took it seriously haha! Regarding ventilation and daylight, pinag-aralan din namin, kahit papano, and I really would like to hear it from an architects point of view and personal preferences.

1. Takpan ang pinagmumulan ng tulo ng tubig. Para mawala muna ang tulo.
2. Ipabakbak ang mga natuklap o kung kaya ng budget ipabakbak o lihain ang buong pader.
3. Applyan ng bagong pintura. Pero siguraduhin na maalam sa pagpipintura ang gagawa para hindi barabara ang paglapat ng pintura. 😁

It's NOT OK po with all kunds of "ref" units. If the refrigerator (or freezer) unit is designed to be inside an enclosure or inside another cabinet fixture you can check this in the manual or check with the supplier. There are some units (appliances) design abd built to stand certain enclosures or cabinetries. So better ask the supplier and check on the unit model na din if it's info is available online as well.
So check with the supplier of the possible specifications of the unit itself if the unit has already been bought.

Pinakamainam po jan ay alamin niyo po muna ang height ng ilalaim ng sahig ng second floor para matantsa niyo ano ang magandang design ng ceiling.
I alaways prefer simple designs lang for affordability. So, flat ceiling lang for me. Pero cove ceiling and cove lights will do kung gusto niyo i-level ng konti ang design ng ceiling. Nothing too fancy kasi ang trend po ngayon is more on the minimalist. Siguro, maglagay na lang po kayo ng modern chandelier o center light. This is my opinion only. Other people will have different opinions. You may hire an interior designer for this if you want your interiors to look more... classy. :)
Sir Karlo, ask ko lang po if mahal po ba magpa demolish for an expansion ng kwarto and papagawa po ng CR? Major renovation na po ba yun?
Depende po sa kukunin niyong tao eh. Kung labor lang po ang kukunin niyo, per day po ang bayad niyo sa kanila. Considered po ito as a major renovation dahil sa demolition.

#ASKARKI Architect Karlo, ask ko lang po if is it safe to tear down the load bearing wall as part of the extension sa house? Yung beam po kasi is loaded sa 2nd floor, Need po ba lagyan ng steel reinforcement?

It is not safe to tear down if it is load bearing. Make sure to have this assessed by a structural engineer before doing something drastic. 😀

Kelangan mo padagdagan yan ng floor slab o steel deck depende sa preference and budget mo.
Balak ko po sana magpatayo ng bahay with the lot area of 400sqmeter. But ang gusto ko sanang architectural deisgn is from the other country (MIDDLE EAST) including interior/exterior design.
Paano po yung process non? Need ko ba maghire ng architect abroad din? Thanks po.

No need to hire an Architect from the middle east. You just need to show your Architect your design concepts... And maybe ask him/her if he/she had experience seeing the houses in the middle east.
