    Great video, @Preksha! You explained everything really well, but I think there's more to consider. You left out costs like cleaning or housemaid services, product refills, property repairs, WiFi subscriptions, Airbnb commissions, room service, utensil repairs, and more. For a more accurate picture, it would be helpful to include these real expenses.

    Wow. just stumbled upon your channel. subscribed. Your video was extremely helpful as i was planning to start an Airbnb as well. i was offered a furnished apartment in a gated society with pool and security, located 400 meters from the beach for 25k per month. But since i didn't have the number i could not make the decision.

    Does your expense include laundry expenses which is required considering the rental is occupied, basic refurbishments other than cylinder, also in some areas water cost is charged separately based on usage just like an electricity charge? The tourism license fee has gone up considerably in the last one year. Along with this pollution, fire noc etc are some of the mandatory things to have. The venture is profitable depending on number of occupancy days in a year. Considering how competitive the market is now, it is hard to have a desired occupancy. Profit after all this is not so good. My two cents.

    10:06 These profit estimation is pre tax right? Also what is the rate of comission charged by air bnb for allowing owners to list their properties? Is that also factored in for the income.

    You are well educated. You would have made >15L/year full-time. That means you'll need to manage 5 properties simultaneously (you have not excluded tax on your profits, still giving that leeway) to break even from your missed job-opportunity. Plus what about growth, can you scale these to 50 without hiring a staff and letting go off the margin %age. Not to forget the untimely checks, hassle and that one guest who ruins bug time dimnishing all the margins.

      I work full time alongside this; managing airbnbs is currently one of my side hustles.
      The ballgame becomes different if you want to make it your primary source of income. But still, the profit margin remains overall above 20% (post tax) if optimisation is done well.

      Best case scenario u make 4000* 250 nights - 10 lkahs .
      Air bnb takes tgreee lakhs
      Net loss - five lakhs per year.
      Where do u get a caretaker at three thousand per month 😂😂😂😂😂😂

    Why dont I see any cost of laundry, internet. Also how is it that the electricity cost is lower than a studio appt i run. The maintenance cost is not there. The caretaker is working at rates much lower than average.

    You haven't accounted for laundry, consumables etc
    How are you handling laundry?

      Good question - laundry in my case is handled using the washing machine [detergent etc accounted in utilities]
      Otherwise if outsourced, it is an additional cost of approx 5-7k/month - depending on the checkins.

    Nice video Preksha as a property owner with fully furnished apartments I'm skeptical to start Airbnb. I don't want to give for daily rent and experience young unmarried couples checking in or guest who get drunk and start a fight or 🤮 puke. Have you come across any nuisances, how do you deal with it. And is it possible to put the ad that the property is only for family and minimum rental period is 1 week in Airbnb

      Unless you activate the instant book option, every booking will be accepted by the host after screening their Airbnb rating. And you can very well spelt out house rules (like unmarried couples not allowed) including the option of minimum booking days. 👍

    airbnb also take commission and fees for listing and also on every booking. why there is no mention of it? and whatever consumables like floor cleaner, toiletry, and lot of other things. and also important that the property was naked or comes with all furniture from land lord or not and also a laundry cost. all these coasting will make your video with detailed break up. internet costs also add up. cctv as well. which are mandatory these days. lot of things are missing.

      @@prekshachand thank you i didnt notice the excel in description. but i would suggest that keep revenue actual without commission and later you can put down in overheads. this way it can give more idea about actual revenue as commission can be vary from one platform to another as there are lot of travel companies are now offering styacation and villa in their website. i understand you made video particular for Airbnb calculation. many people wont know the commissions and again i feel there can be more monthly overheads. i have lived in airbnb for many weeks in different places and laundry is also an biggest overheads after every guest's checkout. but i also understand it depends on hosts own policies

    How much should a property manager charge to manage someones property ?

      It depends on the responsibilities the manager is dealing with. The more support, the higher cut - anywhere in the wide range of 10 - 30 or 40% :)
