Properties can be from anywhere between 45,000 jmd to 130,000 jmd for a 2/3 bedroom house in a gated community! And I understand that they are deemed to be luxurious but some of the rents are more than a mortgage.
Almost all the rental prices quoted in jmd is way less than the mortgage for the property + it's not only the mortgage expense you have when you own, you also have maintenance fees, property taxes and repairs to account for.

House prices across Kingston have risen to unprecedented levels since covid while rents have fallen. The reality is that rent in Jamaica is tied to the local economy while house prices aren't hence buying in such a market seems like a sure fire way to lose $ imo as house prices won't continue to go up forever, a crash is coming.
Does anyone have advice or a lead on finding affordable and safe apartments in Ocho Rios / St Anns Bay? My cuz and I are attempting to find affordable but secure apartment to stay while we do work on some property and bring it to the point of building comfortable shelter. Politics make it hard for my cousin who is a native to get an apartment without having to go through BS background checks and shifty landlords who pull out of deals. I told him to use me, a foreigner, as the holder of the lease to make the process easier, but as soon as they hear its an American looking the prices become $1000+ USD per month, which my cuz and I know is Hella inflated and over priced. He is there now searching on foot and in papers but when he tried to use a realtor she knows his pockets and comes back with inflated deals that make her money as a middleman. Any help or advice would be invaluable. We are looking for a 1-3 bedroom that's comfortable for two adult males to shelter and stay safe from the nonsense. Ocho Rios / St Ann's Bay preferably.
