    Beautiful home bud. My wife and I visited Puerto Aventuras a few weeks ago with a realtor we met in Playa. The area is too desolate for us so we decided against it. There's a lot of open space between Playa and Puerto Aventuras that needs to be developed we think. Great home though bud.

      @MrMC-xg8qp thanks for the comment, glad to hear you like the property! Right there, that's the trouble! You saw Puerto Aventuras with a realtor from Playa! ;) You need to have the proper tour as done by a resident realtor - and on a golf cart! Puerto Aventuras for sure is slower than Playa del Carmen or Tulum, but of course that's by design. It has developed quite a pulse, with loads of people finding Puerto Aventuras and calling it home in just the past 4 years alone.
      And for sure, there is TONS of land still to develop, but any residential community that gets built will be a quieter vibe than even Puerto Aventuras since it has taken decades for it to really grow and come alive. There is a new residential project happening right now adjacent Paamul and there are 2 residential communities, both of about 1000 single family home lots under development 3-5 minutes south of Puerto Aventuras. The city of Playa del Carmen also just approved a residential community minutes north of the city with nearly 10,000 residences planned over 10 years. The growth is real!

      @MexicoRealEstateSolutions OK OK, the realtor we were with showed us the community that has the golf course and the skate park. I asked her to show me the downtown area and that is where she took us. It just wasn't my crowd. We saw yachts which were nice but just not my crowd.
      My wife and I decided to leave Playa due to the lack of infrastructure, high prices, and dog sh!t everywhere. It's still a growing town but it has a lot of work that needs to be done. We're looking for areas that are more developed and have more things to do. In 10 years I see Playa as a good place to be but as for right now, for me, it's not there yet.
      The homes in Tulum are very nice and more of our style but Tulum is too desolate and very expensive for what you get. With the dollar stronger than the peso, things should be a lot cheaper it seems. Prices are lopsided and properties are way over what they should be especially for the areas we saw. You'll have a beautiful condo or house right next door to extreme poverty which doesn't make much sense. The average Mexican can't afford any of the homes that are advertised which is absurd. Something has to give and I think the prices of these condos and homes will fall back to reality very soon. I could be wrong but from what I've been told by other realtors, the hotels are not happy due to them losing business to all the Airbnb's. They're changing the way ownership will be handled. Playa del Carmen has tons of Airbnb properties which is hurting hotels. A meeting took place about this and things are changing as far as ownership.
      Mexico is still a beautiful place but outside of the main cities or towns, there's a lot of work that needs to be done. Plus the Cartels, petty theft, and people ripping you off at every chance, especially with taxis and restaurants. I wish you luck bud and keep it up, maybe we will see something you post that will change our minds but it will be in Playa for sure and not Tulum. 👍🏾

      You're not alone in your way of thinking with a lot of that. For many people, the rustic-ness is appealing as they relocate from high strung environments, but you're not wrong that it has plenty of room for improvement. But hey, we have 4 Walmarts in Playa now, so we're getting there! ;)
