    Thank you for sharing!! I’m dealing with a tenant just like that. I tolerated their ridiculous demands for 6 weeks before I finally offered them the option to leave penalty free.
    To my surprise they turned me down. I had to hire a property manager because they were too much for me to manage independently. Despite doing that they keep tagging me in communications with the property manager.

    i used to have this kind of tenants, call me every one or two weeks. It is not worth the money anymore to run the rental. The other tenant always put his gun on the table when he called you to come down and take a look the problem in the house. Thank you so much for your honesty. I do like your show.

    We had a home warranty on our rental and when something would need fixed we would have the tenant call the warranty company instead of us and get the repair scheduled for the repair. Our tenant would have to pay the trade call fee but it would get fixed. It really cut down on unnecessary calls for every little thing.

      Interesting!
      Good way to avoid the hassle but, why not say it in the lease and do it yourself and pocket the fees!
      Yes, I’m more money minded and I don’t care if they don’t like me!
      But seriously, I’ve got Great Reasonable tenants! I work my butt off for them and the houses (was at one for about 3-hours today!)
      I have great tenants! All are really nice people!

    Hey Danille, thanks for opening up and sharing! This is such an important topic and people rarely share about. We have an exact same tenant that's doing exactly everything that you have said calling for water heater problem when professional licensed plumbers came out and said that everything is working fine. We had a conversation with them to manage expectations but they just came back and claim that we are not making the repairs needed so they want to buy the home so they can use their money to make the repairs they want. They went to the code enforcement to force improvements, and now they are going to rent escrow. We are also suspecting that they are likely tempering with the mechanicals, loosening things just so things starts to breakdown much faster too. What do you recommend we should do to protect the home? Is there a way to get them out?

    I do annual commitments but on a month to month basis. So if either of us have issues, we are allowed to give 30 days notice. I always leave a written notice making them aware of the issue first.....like sanitation issues, noise issues, etc. I also make tenants responsible for the first 100. of repairs in a month unless it is a major appliance.

    I had a neighbor adjourned to my townhouse like that an two tenants like that not sure what that is, ??? Clearly it is a personal issue with there life

    I have found that this issue is usually a younger person, maybe just out of college? For some reason kids these days are very needy. They want to be coddled and served. Maybe their parents took care of everything for them as they grew up? No sense of independence. They also have no knowledge of how to do everyday things like what you are describing. I had one tenant in her 20s yesterday that got so excited because I was walking her through flipping a breaker back on over the phone.

    its really hot in texas and it gets pass 100 degrees and my apartment gets cooler than 78 degrees soooo yeah get a new air conditoner for your tenant

    I don't know where you live but ants and sinks that do the flow where I live is the landlords responsibility. Trust me
    you want to fix rodents and blocked plumbing! I have seen it cause thousands of dollars for letting this go.

    AC only going to 78 despite outside being 110 is NOT NORMAL. The AC should go to its lowest setting regardless of outdoor temp. They test these things in the harshest of conditions. Go fix the guy’s AC!!

      😂 lol I just had to replace the filters more often in these months. And she’s accurate. What I tell my tenants the need to close the other registers so the air can be concentrated.
