My portfolio has good companies, however it has been stalling this year. With the present inflation and dollar devaluation I just got my money out of the bank, I invested some in gold and silver and I’ve approximately $700k stagnant in my reserve that needs growth, any suggestions to grow my portfolio will be highly appreciated.
There are many other interesting stocks in many industries that you might follow. You don't have to act on every forecast, so I'll suggest that you work with a financial advisor who can help you choose the best times to purchase and sell the shares or ETFs you want to acquire.

@@financeHans I am interested in: what other type of investments do you also have at the moment (stocks, bonds, ETFs, crypto, etc)? in which ones do you invest in specific? and how much? (if you mind me asking). It's all for learning purposes, after all, find someone smart and want to learn how to improve my own investing strategy. Personally, I invest in ETF and stocks for now but planning to buy my first rental property in Germany too.

Hey Hans Thanks for sharing. A question. Is the rent you are getting is as per rental index. Or you are charging more. I am asking as your apartment is old.
I heard renting out by room is higher profit cuz they share kitchen bathroom and stuff and im really trying to get started with it im just unsure and lost about some things still. As a foreignsr its pretty hard to find useful landlord guides

Hello Hans, I am an international student in Germany. Am I allowed to buy an apartment in Germany? I have saved up money for the 20% down payment. I only have a mini job. I am planning to rent it out and pay the bank every month from that rent. Would I get a loan for the other 80%?
Hey Hans, I have been watching your videos for a few days now, and now I am wondering why did you buy an apartment when you could have bought many storage units and get the value back in 2 years?
Hi Stjepan, excellent question! Well, at the moment I don't have any more space to put shipping containers on. Finding suitable properties here in the south of Germany is really difficult. Nevertheless, I still have enough cash to buy more shipping containers if a new opportunity arises.
Thank you for the quick reply. I wanted to start with renting storage containers for some time now, so your videos are just what I needed! Thank you very much for your detailed reports and inspiration. I'll keep you updated on how it goes so we can learn from each other :)
In how many years does the rent of your house cover the sale price of your house? 30 years??? 😅 come on mate, rental property doesn't make any sense for me. Amortisation time in USA is around 12 years, in Dubai, almost the same. Properties are ridiculously expensive in Germany.
Depends on a lot of factors obviously - where you're buying, to which degree you pay back the loan on a monthly basis and so on! I have other apartments which are fully paid off after 8-10 years. Real estate markets are extremely safe in Germany compared to the US (see housing bubble in 07 as a reference).
I just subscribed you. Do you have any social media accounts? - Also, could you please make a video about urban transformation? In other words, are very old houses demolished and rebuilt? In this case, what are the costs and how will these money be paid? Do you need to take out a loan again, for example? etc etc. - And what should be considered when buying a house/flat as a rental property? For example, I think energy classes are very important. I know that the government will pass a law on this issue. It's about homes with a low energy rating (??). Maybe you can explain all these in another video??? Thanks in advance.
Why you haven't bought it for yourself and live in it :) u don't have to pay rent then. Also the S&P average yield is 10% so buying a property is not that attractive ! thanks
False. My ROI is between 30 and 50% on the money I put in. Due to the hedge, it is way better than investments in stocks/Etfs (which I also do). Also don't forget about tax advantages when comparing

It is as per rental index
Hi Hans,
Is it really possible to increase the rent? I hear that it is not possible with long term contracts.
No, totally doable if you consider specific boundaries (eg only 15% increase within 3 years) etc

Can you put the apartment in a Gmbh? If so, would doing that increase or decrease the tax liability?
Yes, you can! You might even get a tax advantage out of this
it makes sense only after you have property for total value of 2-3mln EUR otherwise running costs of Gmbh will be higher than your tax benefit

Yeah I'd say that's possible! Just check with a bank - they should tell you
Where are you trying to buy? I sometimes pass deals along if I don't take them myself - even though they are good deals
