Bedroom 2 is the only one with access to the balcony? What if the owner of the house wants to hang out with their friends/guests at the balcony? The person using BR2 will have their privacy disturbed all the time. This is my only concern. One bathroom is economical.

There shouldn’t be a floating shelf above the head (in the bedroom upstairs). It isn’t safe, something might fall on your head + it’s bad feng shui.
