I've heard 15 or 20 to be able to use this tool most effectively. My properties are pretty vanilla - no pool, no jacuzzi - so leave those out when comparing?
great video, I relaly enjoyed it. Quick question, how do you go about setting your minimum price? How do you go about choosing how far out to start lowering prices? Ive struggle with this a lot in my listing. Currently at an 85% occupancy but majority of my bookings are day of or 1 day in advance for a low minimum of 185-200 after cleaning fees, I get bookings in advance for much higher but finding the right balance to strike
If your property does not have a pool or jacuzzi, would you exclude the ones that have that in your neighborhood comps? stay Apples to apples? I 'd love to hear more on the neighborhood comp details in the future.
You can do a video how to set pricelab for our property because it's seems a little bit complicated.

AirBNB has their own algorithm which includes a dynamic pricing feature. Does this disregard and/or override AirBNB's algorithm?
Yes, this will override theirs. Theirs is pretty terrible as well. It optimizes for maximizing bookings NOT maximizing your earnings.

Price lab is only integrated wth Airbnb any idea a platform that work with booking, Vrbo as well etc ?
PriceLabs integrates with a whole bunch oof channel management softwares, so you can easily use it with VRBO and Booking
