    The Birmingham real estate market offers investors a variety of avenues to take advantage of both appreciation (asset and rental) and cash flow. But you need to know the market, the neighborhoods, and the streets before you pull the trigger.

    So thankful for Evernest managing our D Class rental. Looking forward to learning on you all to acquire more properties. Would love a list of C class areas (other than Hueytown) for our next acquisition!

      I just shot a video in Fultondale...that is a great area. Additionally, Pleasant Grove, Pinson, Clay-Chalkville, Roebuck, parts of Eastlake. Those are some good C-class areas.

      Ha...yes, I mix classifications of properties and neighborhoods in this video. But we have a few others where we walk through each area with a map and talk about the neighborhoods. Hopefully those will be helpful!

    Great video! When talking about Class "C", I don't think you shared what other areas are considered class "C" and was curious to hear your thoughts! Also, where would you grade Center Point?

      Oops...sorry about that! The C class areas would be Fultondale, Hueytown, Pleasant Grove, Huffman/parts of Center Point, Clay Chalkville, Pinson, etc..
      Center Point hasn't been a great area after they started ramping up inspections and fees. But I just heard yesterday that a lot of that has died down now that people have stopped investing in the area. The institutions left it a few years ago and they're probably realizing they need investor funds back in the city improving those properties. I would make sure you find an investor-friendly agent like Clay Collins to get real time info on any of these areas.

    Little off topic but im interested in moving to Birmingham and was wondering if evernest has month to month rental units? Im a single guy so i just need bare minimum c or d class type home or apartment. The challenge i face is i would be leaving here not having secured a job there. Its nearly impossible to do it any other way especially since im a blue collar type worker not remote office stuff. However i have excellent credit, no debt at all and an enormous savings cushion that can easily last me a year plus of not working and still cover my lifes necessities. The goal is to get there find work asap and work on the reason im even going there to begin with..... begin my real estate investing career of acquiring property to rent. Any advice n help is appreciated please

      All of our rentals are 12-month leases. I'm sure there are some other groups that do shorter term though...good luck!
