That wallpaper was a choice 😂
It is always strange to me that you make these huge showers but with only one showerhead and (often) no bench or seating space. Anyone who has taken a shower in one like that knows that the large space is useless without double showerheads because the far end is just cold and the water doesn't reach. So it's wasted space and just annoying. If you want a huge shower (that a couple could use simultaneously, for instance) you have to put in two showerheads.

Yeah it's always a shame they keep the tub or replace it. I think Lauren doesn't bathe in a tub, so it's not an important feature.
All the green carpet brought back memories. We bought a house in Arlington about 96 or 97 that was built in 68. The previous owners must’ve loved dark green. All the tile on the floor was shiny dark green marble look floor tiles. We also had the standard IV wallpaper in the dining area and entryway. It took me a few years, but I finally got it all out of there. Live there 11 years then sold out in 21 and moved to the country.
Love the slats in the dining room. I can’t believe gold fixtures are coming back, it took me years to get rid of it.
I don’t know if i hate or love the shower tile. Personally i think y’all could’ve gotten the same look for 6 thousand dollars cheaper in the kitchen if you painted the cabinets. Other than that y’all did a great job. Love your videos btw

I love the wallpaper in the laundry room, and also the stripey en suite shower. I wish the kitchen felt a bit bigger.The overall impression is of a massive space with modest-sized rooms.

My home in a state far away from TX was built in 1989. We still have those exact same cabinets and drawer fronts, the same primary bath light fixture over the sinks, and the same shower and tub. Same light fixture over my staircase, and in my front entry. We had the option for rails going up our similar staircase at the time of the build but knowing what our very kinetic children were capable of, we went with the solid wall option for safety reasons. Now decades later the grandkids have the DNA of their parents, and it is still a good option for safety, if not maybe the trendiest style, LOL.
I am really glad to see you switched out those interior doors too. Are the new doors solid core?
if it had been in the budget, a window or skylight would be great in the laundry room.
The primary bath make over is giving me great ideas for our own primary bath. I also want to remove our large no longer used tub and enlarge our phone booth size shower. Very enjoyable episode!

Honestly when it comes to having another closed off room or a spare open hang out space, always go for the closed off room. A spare bedroom, a craft room, an office.... or if you have Kids, you know how LOUD they are in their little hang out spaces with video games and rough housing... So being able to close that off and have some muted noise instead is a big plus.
Looks great, but I think the total reno was a bit much, new floors and fresh paint would have cost a Ton less, keep the cabinets that were there, just add some fresh paint and some hardware. New countertops understandable, but I don't think ripping out the old cabinets made financial sense, they were in good shape. Just clean and paint, save a ton. Could have been 50k profit instead of 15k.

Did I hear “single pane” (windows)? Is that standard for Texas? I have double pane windows (Iowa) and wish I had triple pane. I don’t think that green carpet was shag carpet but yes, very popular in the 90s. Good job on the fireplace in this house; whole house looks good.
Those margins are pretty slim. I hope they got their asking price. To me it seems a little steep for the property, but I am not familiar with that area, so I'm sure it's within range.

One of your best flips. I like that you went with options that are more timeless. Trendy design elements quickly fall out of fashion and leave the buyer with either a huge expense to update or the burden of living in an outdated house. New but not trendy is the sweet spot and this was the best you’ve done!

This is definitely one that could've been purchased by a family looking for a forever home at a more affordable price than by a flipper looking to turn a quick profit. The profit for this one is actually pretty low all things considered.
Hylian Dreamer, then a family in need of a home should be more proactive in buying these houses before a flipper does. Do you think the seller cares who buys the house? Are people in business to make a profit supposed to announce to their audience that they found a house for sale and if anyone wants to buy it before they do, then they better get on it? Your comment is very unrealistic.
I agree. The problem is a lot of house flippers have friends and family who are real estate agents and get the information before the public does. My son is looking for a house and he is having that problem.

The house has already been reduced to $699k from $710k as well, so the profits are even less than the meager amount listed here. Worth it? Probably not.

I'm wondering why the "extra bedroom" can't be an extra living room? Rooms that you can close a door to are so much cozier than those super open living spaces! So I would absolutely prefer the extra room that you can use as a living room but also as a man cave/hen den or something
How that 18% is calculated? If you take out the closing cost you get 674, pay the debt of 521 you get 5 of profit (3.3%). Also the equity + debt makes 670 not 609…some math doesn’t math to me. Interesting episode btw waiting for the third house now
TOO much paneling in the dining room. Also I think that color doesn’t fit the space right. It looks like a nursery. Also not a fan of the tile color in the primary shower. It looks like a bathing suit. I also think extending the shower that much wasn’t necessary. I would’ve added a stand alone tub.

Why the black door hinges? Not a feature I would emphasize against a white door! The eye is immediately drawn to the obvious black color against the field of white.
The 2 tone dining room wasn’t my favorite, maybe if the colors were reversed but other than that I loved this one.
Couldn't you all have painted the kitchen cabinets? If you had to get rid of them, couldn't you have donated them to Restore?
Restore has become so fussy lately. They refused a window because I left the shade on it. I said give me a screw driver I'll take it off. They said no. The window was in perfect working condition.

I think that the 'walk in' closet door in the primary room should have been switched to open the other way. It would be frustrating to always be dodging the primary entrance door and the closet door. It bugged me to even watch that part with both doors almost colliding. Since you were changing out the door it could have been an easy fix.

The numbers at the end mentioned are incorrect. If we add all the first half it comes to 6,55,000 in your video it says 609,000. Rest all the numbers also doesn’t match properly

Meh... Can the lucite die please. Its not elevated. Its cheap. It looks cheap and it is cheap. The entryway needed to wow. It fell flat. The over done dining room doesn't make up for walking into a builder grade Blech entry.
As a fan, this was a miss for me🤷🏽♀️ Only the floors needed a flip, everything else was unnecessary. I don’t like feeling like you’re taking affordable homes away that were ready for people to move into. I like when you fix up an old home that isn’t ready for people and needed to be updated to a more functional and comfortable place.
House flippers might think it’s funny bashing the previous owner’s decor, but they probably loved it or it was what they could afford. It makes the flippers sound arrogant, never mind unprofessional. Boo.
Yeah you flip the house for your own profit and then the neighbourhood goes up in value, raises the prices for property and some people that live there can’t afford it anymore and are forced to move out. Shame on people like you

I really wish the millennial grey/blue and white cabinets style would die out already. The house is beautiful but those white cabinets somehow aged the house more. The existing ones just needed a new countertop and some new hardware, and it would’ve looked great! Unfortunately the white ones look washed out in that bright room.

NO -- because today's homes often have a SECOND "primary suite" referred to as a "mother-in-law" suite for an older family member or can be used as a rental.
@ 90% of homes do NOT have a “second suite” lol 😂. It’s literally the “Master Bedroom” and will ALWAYS be the Master Bedroom.

Why is the master bedroom/suite always so big? It's just a room for sleeping in for two people. Make it smaller and use the extra space for a bigger bathroom, or two, for the rest of the occupants and more storage. I know the mortgage payer should have the biggest room, but not half of the available space.
I had 2 sons, as a single mom I took the small bedroom & put the 2 sons in the larger "master" bedroom.
