      Learn how to read candlesticks and watch the charts that way you can figure out when to buy and when not to.. If you wanna make money on crypto... You wanna buy when it low.. so when people investment (ROI) without any extra fees attached.

    I believe higher rates will be great for the rental market because fewer people will be able to buy BUT higher rates will also bring down real estate value over time. If you own rentals, lock in your rates for as long as you can and be prepared to hold them for a while. Great video Chandler!

    Hey Chandler, understand your assesment for determining whether a deal is worth it or not and interest rates- my question is even if you have a terrible interest rate (5-6 percent) but the margins/ returns still make sense, and cash reserves are there would you say it’s still wise to go in on a deal like that?

      With Jūrgen's guidance and teachings I've learnt not to sell in a panic when everything goes down and not to buy in euphoria when everything goes up, I advice y'all to forget prediction and start making a good profit now because future valuations are all speculations and guesses. The market is very unstable and cannot tell if is going bearish or bullish while myself and others are trading without fear of making a lose while others are being patient for the price to skyrocket, it all depends on the pattern you follow and the one handling your trades, I'm surprised seeing a comment about Jürgen really he's an honest and the best crypto trader,I was able to make 31.5BTC from 10.3BTC in just January from implementing trades with tips and info from Mr jurgen

      I have traded with a lot of individuals but I have never come across anyone as good as bright just by applying his strategies I now trade independently. He's the best I'd advise any novice investing to trade with him

    I believe < that the inflation is already priced in crypto market since the end of last year. These manipulative rats are always 2 steps ahead of everybody because they are market makers. I hope I’m wrong and they won’t keep dumping it on retail investors as always. Those who hold the longest will profit the most, I trade and hold profits keep up the great work! and also Davis Martinez Signals has been doing a great job reviewing all chart, trade and techniques on BTC which has enhance the growth of my portfolio to 6.8 BTC lately......

    It’s now Oct 2023. Interest rate is 8% and real estate is going down in price and increasing is availability. I own a home. Do I sell and buy now, before my home value drops too much, refi at 8% and know I will refi in a couple years and buy lower. Or do I wait?

      You could pick up a plot of land if you want to put all your eggs in one basket. You could flip a car with that money too. You could set it all in precious metals or start a small business. The pros will tell you to diversify. Your strategy will depend on what you want; quick returns/long term results, little/lots of involvement.
      I once bought stuff to one day flip, and I about doubled my money but I realized I don't enjoy reselling. I once bought 4 vending machines, and I realized that I was not interested in even going once a month to go pull money out of them. I've flipped cars, but it requires patience while my cheap mechanic gets the work done, but I didn't turn a single wrench. I have bought two doors of rentals and so far I'm loving it. For my long-term investments I've got precious metals.
      Lots of people love the stock market and cryptos, but that requires a ton more research then I feel like I have time to put in and feel like I'm comfortable with them.
      Also consider watching a TH-cam review of the book "what would the Rockefellers do". It will change the way you perceive wealth and you might decide to go talk to a wealth advisor about setting up a life insurance policy.

      @@matthansen. A Roth IRA is a tax haven and a great choice if you have time, which you do, and are willing to consistently fund it every month. Look into compound interest, it’s powerful over time. Thing is, the market is scary right now. If it dropped, you’d still have time to recover being so young but consider waiting it out another year IMHO. Or you could look into a CD, it looks up your money but it’s the best guaranteed rate out there. You can construct what’s called a CD ladder to ease the lock up time too, you might look at that in the meantime. Good luck and God bless

      First, invest in yourself- something that your passionate about that. NOT like a 20k real estate guru course. like a Trade skill or go work for a commissions only company knowing you have some money for a few months to hold you off while you learn the trade and then invest in the tools to make you better. 2nd, what are you're biggest cost, RENT? get rid of that by looking into renting a big house and start house hacking( renting out rooms) bigger houses require bigger deposits and for you to fully furnish the place which you can buy 2nd hand move out deals where you buy their entire home furnishing in one moving truck.
      down payment buying 3-4 plex with a 15% down commercial loan in your next move in the outskirts unless FHA loan is possible if youre a W2 worker. After that, clear out your Credit cards, stay at 10%, and always aim for higher credit limits but stay at 10% use. Roth stuff is a must IF your employer is adding to it, but unless your scared of spending the money on stupid things, you'll find better things to start doing. I mean, 22 years old w 30k means your financially savy enough to make some smarter investments than what roth would offer you.

    I concur, but you said too few reasons, but i assume you know your audience is more educated than most. I want to add - There's NOT enough new construction to supply the future demand either. There's never been more important time for city planning to incentivize High rises. New buyers are getting educated on energy efficiency, but outdated homes are currently artificially high because of the lack of supply. Manufactured homes are going to have a huge ramp up in the next 5 years and i believe that will be the end of homes 1980's or older outdated homes. whether it happens because of energy saving seekers or Natural Disasters. Energy saving seekers as in (100 a month more in Utility bills is equivalent to almost 50k more of purchase power that will come with the energy savings of 100/ month)
    Maybe gov can solve this before it gets bad for energystar grants.
    Another big concern- HAve seen the percentage of porfolio owners in U.S. They swept the housing marking. So they're decisions as majority holder of real estate can have the biggest impact. What if (Doomsday scenario) a group like black rock fails in one of their other businesses heavily and in order to recover they must sell half their real estate assets. THAT would FLOOD the supply of houses.
    What are your predictions for when the commercial sector? So many big box stores should close down soon enough, the transition to online based store was accelerated during covid. I think residential deal finding will be dead, at best, only new construction will offer 5%. Conversion of storefronts will be the upcoming market whether that will be into Residential or new business type.
