I started buying rental property in the Bay Area in 1985. I recommend to anybody that this is a good way to go as you get to keep 100% of your labor. The government will take property taxes and they will take fines and penalties also you have the business tax and the rap fees and taxes on your income. Some people consider rental income passive but we managed and work on all our own properties so we are very active in The Business. I think the key to rental property is being able to do the most or all of your own work on your properties as some contractors nowadays want up to $100 per hour which they are well worth if they know what they're doing.
Another thing is that you really need to be in the same general area. Its important to be able to keep an eye on your property. I am glad you enjoyed the video.
@@ChrisRalph No, not at all! I've got rental property all over the country and much of it I've never seen. I'm sure you've heard of real estate investment trusts before (REITs). Let professionals do the work of finding and maintaining rentals, then enjoy the dividends they add to your account. Sure beats dealing with the midnight calls regarding stopped up plumbing, leaky roof, etc.

So i am following you with great interest . i live on the French south west coast and find some gold in the black sand as fine as talc powder . This is very hard yo separate . what would you advise me .,? A miller table or a blue bowl or an other method ? Greetings from France .
My mother was a teacher of the French language, so Je parle un petite peu de Francais. I would recommend the blue bowl as inexpensive and easy to use. I have a couple videos on processing black sand where I demonstrate use of the blue bowl. I have a photo on my computer of a nugget from France that weighs more than 20 ounces.
Congrats on your book sales! Most books do not sell over 10k copies! I also concur with you that we are in a new gold bull market. Record high gold prices in Canadian dollars and low fuel prices have started a mini boom but interest is still below where it was in 2011.... so it's early stages. Perfect time to lock up some prime gold claims. I made a video on my channel showing how it can be done for $100 canadian in BC by sitting at your computer. I already hit a big strike on one of my $100 buckers - looks like at least 100 oz high grade at surface so that's wealth creation in mining at its finest. Thanks for helping to educate people and help them create their own wealth in the next gold bull! The only thing I was surprised you didn't mention is a NSR. In addition to your stock and lease payments were you offered or negotiating for a royalty or were you more interested in the cash vs a potentially nebulous future income stream? If I was negotiating I'd try to get at least a little bit of cash, stock, and a "small" NSR since they tend to stick around forever. I thought you were going to say "I discovered xxx operating mine and I get a .5% of all production," at some point during your explanation. I'm just curious: have you been involved in any major commercial discoveries? Are the lease payments yearly, quarterly, or monthly? Because if they are paying 25k a month obviously they are finding something really crazy. Even 25k a year is fair pile of gold, so they must be getting more value than that to keep paying. I do have an NSR in all my deals, but I didn't want to go into giant amounts of detail in this video. I could spend a couple hours talking about all the ins and outs of the mining lease process, but that would be crazy long for a video like this. Payments are usually annual. However I have multiple deals going with different miners and they pay on different schedules. I have one that looks really good for a potential mine but more drilling is needed to prove it up.

I live in northwest Nevada and am interested in prospecting so I need to learn some geology. I read some great reviews about your book. The only negative I saw was that the pictures of different rocks were in black and white which would make it hard to pick out in the field.
The cost of publishing in color is MUCH more than black and White. My book would be $79.95 instead of 29.95 if it were in color. The folks who comment on this dont realize the cost of color printing. There are full color rock and mineral handbooks out there and I recommend these even in the book! You can get my book and a rock and mineral hand book for less than what it would cost if I had to print such along book as mine in color. I am glad you enjoyed the video.

By far over the top the interest is in hard rock. Companies are looking for really big deposits and so many bigger placers have already been mined. I am glad you enjoyed the video.
When you get checks for your claims are they royalty based or like a set fee? I remember watching a video about a billion dollar company in Nevada that’s basically a royalty company getting like 1% or something of net smelter. Maybe you could do a video on that cause a lot of people would be curious since they’re just learning more about the gold industry, and with the government just printing to infinity a lot of people are looking at gold and silver more. Most of the book is general and would apply anywhere. There is a "where to find gold in QLD" map, and I've sold many copies in Australia (I spent 6 weeks in WA once), but on the country specific parts, it leans more toward the US than Australia.

Ready to launch from Churchill County this summer. There seems to be many ancient hot pots here in Churchill County but history leeds one to Pershing and Lander County for the good gold. What is the geological difference in Churchill compared to the other counties ?
There is some good gold in Churchill Co. I've had claims out at Fairview in the past. Rawhide is rich, but its being commercially mined. Rawhide has yielded about 1.5 million ounces of gold in the last 25 years.

In this video you discussed passive income by doing video's on You tube. I am curious,... are you actually making $1,000 (or more) each month from You Tube with your video's ????? And, are there actually others who are making much-much more doing the same??? ( I am obviously not up to date when it comes to You tube, as I have just recently started viewing some of it's content). I am out in the Arizona gold fields a lot, and do find a lot of gold, so I was wondering if you would think that it would be worth my investment to get a video camera and do some of my own down here in Arizona??? I know that Bill Southern also You Tubes video's, but he has never mentioned that he was making any money by doing it
The amount of money made by prospectors on TH-cam varies all over the map from zero to pretty good. I am actually making the amount I stated, but its not easy money that just flows in. It depends on many, many factors. These include - How many videos you make, how many subscribers you have, how popular your videos turn out to be. How hard are you willing to work for it? The vast majority start, make a couple dozen videos and give up, having never made a cent. On the other hand, it certainly can be done. If you are serious, there are gobs of videos on TH-cam about how to make money on TH-cam. Watch 50 or 75 of them and see what you think.

Maybe do some research on companies that already have mining property in Washington and approach them. Washington is not the most mining friendly state, and some companies will choose not to invest there for that reason.

Someone lied to you. People have been finding gold in Ohio for 100 years. Not huge amounts it is true, but lots of guys out doing it. The glaciers come down from the north have carried gold in them which has been concentrated in streams that cut through the gravels. No lie, there is gold in Ohio. Ah man...I live in Southern California, (Riverside County) there's no more gold here. I'll just hope you'll send me a clue, a map where to go.haha! I've got a few interesting stories that I didn't think were much to anyone but me, maybe there not, maybe just to my cat, I knew I had something to hold on to just not real sure why. I found a 4 pound plug of a solid "Red Stone" as in pigeon's blood color, hard and very dense stone, no host rock attached...I've carried around with me for 30+ years, just the feeling it was special enough to wait untill I retire and have the time to look up all my rocks. I've taught myself to identify a few, just not sure where to go with it next...I love your video's, gold is real pretty! I've got a story about that too, I'm kinda the Forest Gump of stories...

One subject I have asked about and wondering if you could do a video on is what is somebody looking for on the ground surface when they start to dig a hole into a mountain creating a mine. We have 10 acres of near Forest Hill with a fairly large mine on it I'm curious what prompted them to start digging in that area. They must have been finding something valuable as they dug into the mountain maybe two thousand feet.
There are a number of reasons. Often for hard rock deposits they saw a vein out crop and dug on or near it to get access to the vein underground. Forest Hill is a tertiary gravel channel area and they may have put in an access way to get into the mountain to access the gravels at the bottom of an old river channel at a point that they could not mine it with hydraulic water pressure.
What are the specific marketplace(s) where these gold mining claims are bought and sold? I don't think I've every heard that mentioned on TH-cam. You describe yourself as a professional prospector, but would it be fair to also describe yourself as a mineral exploration company? This was a fascinating video and thought provoking . What I appreciate the most in this video was the suggestion to diversify passive incomes. I too enjoy a stable passive income but I don't derive any happiness from managing it, and I think that's part of its definition. Someone who develops a passion for something can turn that into a profession that produces active income. I'm a bit surprised that you invest in stocks but it doesn't sound like you invest in actual gold aside from what you find yourself.
I have some investment gold and silver too, but more in stocks than PMs at the moment, however that can change. There is not a market place for property sales. Individual companies are approached and if they are interested, deals are made. I am not a company, its just me. My retirement is my bedrock and relieves the concern over unstable passive incomes.

Yes, there is gold nuggets that have been mined at many places on your Island, since ancient times. Close to you gold nuggets have been mined in streams east of Banjarmasin.

What kind of general terms do you lay out with the mining company to make sure they don't screw you over? Do you request a certain percentage of the profit and if so what is a fair range generally?
This is a question that would take a few pages of writing to answer. I think there are some examples on the internet. I usually ask for about 20K per year to start, but the price increases to around 50K per year after a few years.

I know of no law that would prevent a tourist from finding gold. There are laws affecting everyone as far as access, environmental disturbance, etc. those apply to all. In my latest video I have a photo of the largest nugget found in France. There are clubs who own claims and provide access to their members. My health is good.

I wouldnt have ever thought id get any information on passive income watching your show. ! I was in Sonora in the 80s and watching a guy dredging. I think he was really nevouse with me watching him. I just wanted to ask about what he was doing. I now wonder if it was you ! It seemes really hard to find a place to prospect. Land ownership and blm land and trying to figure out where one starts and another begins waa daunting. Having limited resources and time and getting there and back seemed impossible.

Sadly, California has such a bad reputation for permitting and regulations that many companies wont look to explore there and will turn down properties in CA just because they are in CA.

Man, it's really great that you are sharing this information. Ever since I was medically retired from the Army all I've wanted to do is find the thing I can do that will keep me outdoors but will also make me even a little money so my wife doesn't think I'm wasting time.
You can do this, but it takes knowledge and experience. I have decades of doing this. But, read, study and learn and you will be able to do it.

So i am following you with great interest . i live on the French south west coast and find some gold in the black sand as fine as talc powder . This is very hard yo separate . what would you advise me .,? A miller table or a blue bowl or an other method ?

My mother was a teacher of the French language, so Je parle un petite peu de Francais. I would recommend the blue bowl as inexpensive and easy to use. I have a couple videos on processing black sand where I demonstrate use of the blue bowl. I have a photo on my computer of a nugget from France that weighs more than 20 ounces.
Congrats on your book sales! Most books do not sell over 10k copies! I also concur with you that we are in a new gold bull market. Record high gold prices in Canadian dollars and low fuel prices have started a mini boom but interest is still below where it was in 2011.... so it's early stages. Perfect time to lock up some prime gold claims. I made a video on my channel showing how it can be done for $100 canadian in BC by sitting at your computer. I already hit a big strike on one of my $100 buckers - looks like at least 100 oz high grade at surface so that's wealth creation in mining at its finest. Thanks for helping to educate people and help them create their own wealth in the next gold bull!
The only thing I was surprised you didn't mention is a NSR. In addition to your stock and lease payments were you offered or negotiating for a royalty or were you more interested in the cash vs a potentially nebulous future income stream? If I was negotiating I'd try to get at least a little bit of cash, stock, and a "small" NSR since they tend to stick around forever. I thought you were going to say "I discovered xxx operating mine and I get a .5% of all production," at some point during your explanation.
I'm just curious: have you been involved in any major commercial discoveries? Are the lease payments yearly, quarterly, or monthly? Because if they are paying 25k a month obviously they are finding something really crazy. Even 25k a year is fair pile of gold, so they must be getting more value than that to keep paying.

I do have an NSR in all my deals, but I didn't want to go into giant amounts of detail in this video. I could spend a couple hours talking about all the ins and outs of the mining lease process, but that would be crazy long for a video like this. Payments are usually annual. However I have multiple deals going with different miners and they pay on different schedules. I have one that looks really good for a potential mine but more drilling is needed to prove it up.

Question. Would you be able to scratch a groove into silver, is it as malleable as gold? And what about electrum? I assume electrum would be less malleable then gold since it's alloyed? Thanks for the VIDEO ☺️📸 BTW! I missed this one! Glad I found it!
Silver is harder and less malleable than gold but electrum is a variable mix - could be a lot of gold or a lot of silver, so hard to say.
I live in northwest Nevada and am interested in prospecting so I need to learn some geology.
I read some great reviews about your book. The only negative I saw was that the pictures of different rocks were in black and white which would make it hard to pick out in the field.
The cost of publishing in color is MUCH more than black and White. My book would be $79.95 instead of 29.95 if it were in color. The folks who comment on this dont realize the cost of color printing. There are full color rock and mineral handbooks out there and I recommend these even in the book! You can get my book and a rock and mineral hand book for less than what it would cost if I had to print such along book as mine in color. I am glad you enjoyed the video.

By far over the top the interest is in hard rock. Companies are looking for really big deposits and so many bigger placers have already been mined. I am glad you enjoyed the video.
When you get checks for your claims are they royalty based or like a set fee? I remember watching a video about a billion dollar company in Nevada that’s basically a royalty company getting like 1% or something of net smelter. Maybe you could do a video on that cause a lot of people would be curious since they’re just learning more about the gold industry, and with the government just printing to infinity a lot of people are looking at gold and silver more. Great video! I’ll have to order your book.
Both set fee and some royalty based. Those royalty companies buy their royalites from folks like me.

If you are in the Forest Hill area, you should pan the creek for gold. Gold is not catch and release!

Ready to launch from Churchill County this summer. There seems to be many ancient hot pots here in Churchill County but history leeds one to Pershing and Lander County for the good gold. What is the geological difference in Churchill compared to the other counties ?
There is some good gold in Churchill Co. I've had claims out at Fairview in the past. Rawhide is rich, but its being commercially mined. Rawhide has yielded about 1.5 million ounces of gold in the last 25 years.

In this video you discussed passive income by doing video's on You tube. I am curious,... are you actually making $1,000 (or more) each month from You Tube with your video's ????? And, are there actually others who are making much-much more doing the same??? ( I am obviously not up to date when it comes to You tube, as I have just recently started viewing some of it's content). I am out in the Arizona gold fields a lot, and do find a lot of gold, so I was wondering if you would think that it would be worth my investment to get a video camera and do some of my own down here in Arizona??? I know that Bill Southern also You Tubes video's, but he has never mentioned that he was making any money by doing it
The amount of money made by prospectors on TH-cam varies all over the map from zero to pretty good. I am actually making the amount I stated, but its not easy money that just flows in. It depends on many, many factors. These include - How many videos you make, how many subscribers you have, how popular your videos turn out to be. How hard are you willing to work for it? The vast majority start, make a couple dozen videos and give up, having never made a cent. On the other hand, it certainly can be done. If you are serious, there are gobs of videos on TH-cam about how to make money on TH-cam. Watch 50 or 75 of them and see what you think.

I don't have a book to promote and sell, so the only proceeds (or return) would have to come from You tube activity.

Maybe do some research on companies that already have mining property in Washington and approach them. Washington is not the most mining friendly state, and some companies will choose not to invest there for that reason.

Someone lied to you. People have been finding gold in Ohio for 100 years. Not huge amounts it is true, but lots of guys out doing it. The glaciers come down from the north have carried gold in them which has been concentrated in streams that cut through the gravels. No lie, there is gold in Ohio. Ah man...I live in Southern California, (Riverside County) there's no more gold here. I'll just hope you'll send me a clue, a map where to go.haha! I've got a few interesting stories that I didn't think were much to anyone but me, maybe there not, maybe just to my cat, I knew I had something to hold on to just not real sure why. I found a 4 pound plug of a solid "Red Stone" as in pigeon's blood color, hard and very dense stone, no host rock attached...I've carried around with me for 30+ years, just the feeling it was special enough to wait untill I retire and have the time to look up all my rocks. I've taught myself to identify a few, just not sure where to go with it next...I love your video's, gold is real pretty! I've got a story about that too, I'm kinda the Forest Gump of stories...

One subject I have asked about and wondering if you could do a video on is what is somebody looking for on the ground surface when they start to dig a hole into a mountain creating a mine. We have 10 acres of near Forest Hill with a fairly large mine on it I'm curious what prompted them to start digging in that area. They must have been finding something valuable as they dug into the mountain maybe two thousand feet.
There are a number of reasons. Often for hard rock deposits they saw a vein out crop and dug on or near it to get access to the vein underground. Forest Hill is a tertiary gravel channel area and they may have put in an access way to get into the mountain to access the gravels at the bottom of an old river channel at a point that they could not mine it with hydraulic water pressure.
What are the specific marketplace(s) where these gold mining claims are bought and sold? I don't think I've every heard that mentioned on TH-cam. You describe yourself as a professional prospector, but would it be fair to also describe yourself as a mineral exploration company? This was a fascinating video and thought provoking . What I appreciate the most in this video was the suggestion to diversify passive incomes. I too enjoy a stable passive income but I don't derive any happiness from managing it, and I think that's part of its definition. Someone who develops a passion for something can turn that into a profession that produces active income. I'm a bit surprised that you invest in stocks but it doesn't sound like you invest in actual gold aside from what you find yourself.
I have some investment gold and silver too, but more in stocks than PMs at the moment, however that can change. There is not a market place for property sales. Individual companies are approached and if they are interested, deals are made. I am not a company, its just me. My retirement is my bedrock and relieves the concern over unstable passive incomes.

Calcite is not really any kind of indicator, Fluorite is in some circumstances (but not others).
Fluorspar was mined along with silver within the same county. I’m going to go prospect tomorrow and just want to know before I wasted my time. I’m in the southern most part of Illinois thanks for your time.
Southern Illinois falls into the category of not others - wrong geology. Zinc - lead and a little silver basically no gold.

Yes, there is gold nuggets that have been mined at many places on your Island, since ancient times. Close to you gold nuggets have been mined in streams east of Banjarmasin.

What kind of general terms do you lay out with the mining company to make sure they don't screw you over? Do you request a certain percentage of the profit and if so what is a fair range generally?
This is a question that would take a few pages of writing to answer. I think there are some examples on the internet. I usually ask for about 20K per year to start, but the price increases to around 50K per year after a few years.

I know of no law that would prevent a tourist from finding gold. There are laws affecting everyone as far as access, environmental disturbance, etc. those apply to all. In my latest video I have a photo of the largest nugget found in France. There are clubs who own claims and provide access to their members. My health is good.

Unless there is visible gold in the rock, its very hard to "eyeball" a rock and know what if any gold is in it.

I wouldnt have ever thought id get any information on passive income watching your show. ! I was in Sonora in the 80s and watching a guy dredging. I think he was really nevouse with me watching him. I just wanted to ask about what he was doing. I now wonder if it was you ! It seemes really hard to find a place to prospect. Chris, I wonder if staking a claim in California would be worth it or is the environmental and regulation not worth it for mining companies to pursue.
Sadly, California has such a bad reputation for permitting and regulations that many companies wont look to explore there and will turn down properties in CA just because they are in CA.

How do you find the claims for sale to then lease out? That's the info I can't seem to find. If you're leasing it out, that means you bought it privately right?
