    Steve, couple of questions, what is the frost line where you are building? Additionally, what is the idea with the crawl space versus full basement at the end of the house by the garage? The cost savings must be minimal? My guess is, the cost is not what is driving this decision, given that they have a theater room at the other end of the basement.
    I grew up in a house where we had a crawl under the kitchen area of the house. Every time my dad would crawl in the crawl space, he would talk about excavating it and making it basement. Eventually we moved. LOL.

    Am I getting this right? In your typical 9ft basement wall, you have just 2 rebar at the top and 1 rebar half way up? I guess I've only been paying attention to ICF since that is my plan and ICF detractors have eluded to excessive rebar in them. I never understood why ICF would have more rebar unless it is because they're making up for the thinner concrete core thickness, 6 or 8 inches instead of 10 inches. Is this what's going on?
    Also, with all the flooding due to Hurricane Helene, what is expected of basement walls? Are they expected to withstand the hydrostatic pressure caused by saturated soil and keeping a dry basement? Or is it better to let the basement flood to relieve the pressure to avoid catastrophic failure of the basement wall?

      I watch a fair amount of ICF-construction videos, and was a bit surprised to hear that these “normal-height” walls won’t have any vertical rebar.
