      Nice, congratulations! Avondale just keeps getting better in my opinion, I have two buildings there. Feel free to email me if you want to talk chicago real estate offline. As for snow removal, I have a maintenance person that does all of my general maintenance, snow removal, lawn mowing etc.

    great video. i would recommend silicone caulk rather than latex for most things as latex won't hold up outdoors but silicone can typically be used everywhere unless you need it to be paintable.

    Newbie multifamily homeowner/landlord here living in Chicago!
    Thank you very much for these videos as they are truly helping my wife and I get acclimated to our new responsibilities as landlords/property managers.     Hi Kenton! How do you manage the air filters for your a/c units? Do you go to the property every month and replace the filter yourself or you just give it to the tenant?

      I do a little of both. I try to show the tenants how to change them and leave extra ones with them, but if they don't or won't do it, then I will be sure I schedule a time to check and/or change them as appropriate.

    Good video Kenton. Also isn't a separate bank account and credit card kind of overkill? I'm at 13 homes currently and it'd be a huge pain to have to have that many credit cards and bank accounts. Having them all in one and properly having PO/Job names which you can do at home depot will make it easier to keep track of each property

      I definitely think everyone should do what works best for their portfolio and can understand it would be a little different if all my properties were single family. All of my buildings are between 2 and 6 units each so it has worked out better for me to have individual credit cards and bank accounts.

    Can I ask a random newbie question? I want to buy a duplex and live in one of the units, but both are currently occupied. The earliest lease is up in 6 months. Am I able to apply for a “second / vacation home” loan through the bank and buy the duplex now even though I won’t be able to move in for 6 months? Or is my only option an “investment property” loan?

      You can get up to 10 conforming loans in your name as long as you meet the credit, debt to income etc requirements. If you don’t occupy it as your primary residence it’s just a small increase in the rate, but then you can refi it once you move in as well (minimum of 6 months after you close for the refi - seasoning)
