The point is to be very careful, take time to learn/study a person and pray. But, if it fails, a healthy recovery and better is still available.

      If anything dating is a waste of time and money and married should be abolished it's almost 2025 certaing things have basically become obsolete in fact as a 36 yr guy I haven't dated in 19 yrs now and I live a laid back, drama and stress free life and not having kids or being in any relationship gives me more flexibility and a better nights sleep.

    Bought my home at the start of the Pandemic when interest was low, builder incentives, etc and it was the best move. I kept the radius with 25 mile of my office and things worked extremely well in my favor.

    One thing I’ve been grateful for is buying less house than I would qualify for and not upgrading to a bigger one. I can afford to keep it maintained and at a comfortable temperature without stressing about the bill. Just the lower stress is worth it. That little house is paid off now and it costs $500 a month in taxes and insurance just to own it. My first mortgage was about $800.

    I sold 3 homes during the pandemic got great returns and I just bought a house in a great neighborhood paid only taxes owed.

    On the internet, salaries are constant. No one ever has a down year. It doesn't work like that in the real world. Things change. People change tax brackets all the time. Some go up. Others go down. Without searching, i would bet that at least half of the top 1% from 10 years ago aren't there anymore.
    People are so impulsive. I know people who quit a steady job after having a good week driving uber. They thought it would be good all the time but it wasn't.

      This happens all the time. People make rash decisions on unstable income..thinking it will be like that all the time. Unless your salary is fixed and you’re comfortable with it…limit your fixed expenses

    I bought my home in 2020 and I don’t have any buyers remorse. The payment is cheaper than most rentals in my area.
    I hear more about homebuyers remorse but rarely hear about remorse from waiting for a crash in 2020 while homes and rentals got more expensive. Some people are stuck paying higher rents because of that decision.

    Anton I am currently in this position! I thought it out for several years to move back to Missouri. The house sucks. I cannot meld with it! The neighborhood is very nice but the house is not jiving with my vibing! I cant keep doing this as I'm an older woman now and I realize I can lose money due to closing costs but I just dont think I'm gonna make it for other reasons than the house itself. This wasnt something I did on a lark. I'm not flaky or flippant about such big decisions. Only been here about six weeks and just aint feelin it.

    I'm a real estate appraiser and 3 years ago, I had homes I appraised where it was on the market for 1 mill and someone paid 500K over asking. I know they are in a bad place now.

    My wife tried to get us to buy a million dollar house. And we can do that all day everyday. However I explained to her that we should go for this nice 400k pay cash and if I passed away ahead of won’t have to worry about the home. We went my way and don’t have to kill ourself over a house. No buyer’s remorse

    100% choose to get into the electrical trade. Started at $12 6 years ago and at $32 now. Its not a lot but its a foundation to build your passion and have a back up plan. Most illegals take advantage of the opportunity to work in the skilled trades and Americans don't.

    I am a huge supporter of people getting a lucrative college degree. It’s the best way from getting out of poverty. However, Mr. Daniels, if your audience wants the quick option, I can understand their sentiments because it’s difficult for people to hear your message, when you do not have a 4 year degree & claiming your rich/successful 🤷🏽‍♀️.

    People, especially the middle class, think just because I can afford it, doesn't mean it is a sober financial decision. Sober decision means not being influenced by how it make you look or feel. The person sobers up financially when they realized the purchase was not beneficial or some unfortune circumstance befalls them.

    Buy a house in a bad area. Definitely buyer's remorse. The next 4 years will produce losers and winners. Anton, some maga voters do raise a valid point about VISAS going to migrants when it comes to certain jobs like graphic design or coders.. These jobs should be going to Americans. However, when it comes to recruiting the next Einstein, that should be based on merit, and compete against Ling Ling & Rajput. And if him/her can't compete against them, might as look for something else. In my opinion.

      There is rampant cheating and scheming. Asian schools are often high stakes testing that determine everything, and cheating and resume inflation is huge. H1b, like all immigration is about cheap labor and nothing else. Just like they say no one wants jobs illegals takes. Who were janitors and maids 50 years ago? Poor white and black people. A janitor could work at a hospital 40 years ago and buy a house, can you say that today?

    How many times have u seen both Dave Ramsey and Caleb Hammer yelling at folks who squandered their money away or made bad business decision . Praise Him from whom all blessings flow in season and out of season . We don’t do call center jobs . Wife is a web designer and I am a software developer . We work at companies where the HQ is out of state or it loosely exists but all the employees work outside of that area or state . My last company has now instituted work from home because the property overhead is drastically reduced . So whenever the ceo needs to have department meetings they just rent a space for that day . The company used to have a warehouse but what I had heard from a lot of people who worked with warehousing is that they are financial sinkholes - like classic car restoration - sure the results are great but you will always have depreciation due to something always breaking down over time .

      Because stocks can easily drop and take decades to recover. The past 15 years of stock market performance is fake, fueld by US government printing trillions of dollars that have ended up in the market. Most younger people only know stocks going up and high rates of return, which is completely unjustified when looking at GDP, employment numbers and everything else. The stock market is disconnected from reality because of government money printing. Look at what stocks are trading for against earnings, obscene and outrageous numbers.

    We picked the right house 1988 in a low-tax state and paid off the mortgage in 2000. We have two other houses now, all paid off. My sister-in-law rents out one of them to supplement her retirement income. My wife has a lot of skills but she stopped working when we got married to raise the kids. She came to the marriage with assets in other countries. I made a career mistake in 2000 by going into an area that limited growth but I had a promise from a manager that I could transition to my original preferred area and he reneged on his promise. It isn't necessarily being smart about things but the culture in getting raised in the 1960s and 1970s which provided foundations that would last a lifetime.

    Stay out of tech, Anthon. My uncle runs a tech company he's a million. You don't have to go to college to be in tech. Just take a course. H1b visa are cheap labor; not smarter. I could've been in tech back 2005 my uncle told me the course to take, and he would train me, I wasn't interested then or now.

    I agree that dumping over 200k on property BETTING you can always telework at the job you want is silly. However, telework is here to stay in certain industries. If companies think they are gonna jam all their offices in the most expensive Realestate cities in the US then they better pay a lot more to keep people from driving an hour away.
    If they want workers for lower wages they are not gonna live in the most expensive cities.
    By the way, not every industry can handle remote workers in non western countries that don’t know the nuances of English.
