I've rented a room and stayed here for 6 months, can confirm that the corridors do get flooded when it rains. Parking is very high as well... I stayed in Tower C and because my parking is on Level 8, it takes me at least 5 minutes just to drive up and park my car. Rental is crazy expensive as well, but the facilities are mid at best - no lounging chairs or tables at the pool side; no wide waiting area for guests that are picking up their passengers or parking area for those who are moving out alone and need to drop off their keys. Apart from the location, there's really nothing much to shout about this property. Overall, living experience for me wasn't great, very glad I moved out hahahaha
Over development in PJ has caused huge traffic jams all over the city. The road network are very much the same but high rise buildings are cropping up everywhere.
Sean, this Seksyen 13 PJ... this seksyen have a special master plan for Seksyen 13 PJ... it's Rancangan Kawasan Khas (RKK) by MBPJ... Slowly all the industrial lots will be replace with commercial development such as private hospitals, service apartment, corporate office, etc. Industrial landlord in this Seksyen 13 can convert their land for commercial title and sell it or joint venture develop with property developer
I went to see a unit for rent recently just like the one you showed and it’s about 2100. The issue I have with this is the walk from Jaya One to the entrance which is located at the back and it’s a slope. Then the facilities are very basic. Finally it’s full of PRC students here. Majority staying here are not homeowners, so I can foresee a few years time it will be very tired looking. There are many other condos nearby
So far the commercial area seems to be a bleed off from Gasket Alley. With brands like Vespa, Aprillia, Moto Guzzi, and even Triumph has taken shop below. To a point, even the circulation pathway has become a test ride track for those Vespa scooters 😂

I’m glad to see jaya one picking up again but there was a time before covid it was becoming a dead mall that also has offices. So this project may also take time. With new residential elements coming up maybe it might pick up. Thanks Sean for this. Even tho I don’t stay here I come to this area a lot and I didn’t know this had residential. Was good to know. It’s the developer top management problems and attitudes that made this project failed. Also have dispute with The Star regarding their HQ office to be based here. I worked in this developer before in 2011 when they started selling this, many internal problems. More than 10 years only completed. Wise person can guess what’s happening.

i've actually visited this condo to see my partition contractor work..seems the room is easily tenanted due to the supply of jobs around the area...but overbundance of supply is also an issue where there are many new condos in the same vicinity. Over time, due to the lacking in facility, the demand will be cannibalized by other more attractive condos..thats my take..

The facilities look not interesting, and lack of homey feel, so it is meant to be an investment project. The unit layout looks bit small. The bathroom is spacious, but the design is dated. I like the door entry balcony, kind of different from other projects. Oh ya, this project is only for cash buyers in subsale market ya.
This is really one of the most mid range project i have seen in terms of facilities, design language. But it will still be ok if the commercial areas develop.

its just plain bad design, simply design, heartless design. its like tmr u need to hands up ur assignment. u just simply complete it last min to make it for the deadline. Not a good developer. Their previous project also another failed mall.

I doubt you manage to buy at 360K, those mainly auction unit, end up much higher than that

its the result of a non professional developer. Anyway this developer is not a developer that really cares about the design and usability.

At the time when I was in the unit, it was listed at that price lah. However this was shot around end 2022.

What is the meaning of cash buyer? Do u mean bank valuation is not as high as market valuation, and thus buyer needs to fork out more down-payment?
