      Just baseboard will be over 300, but we have heat pump units that should bring down to less than 150

    Congratulations! Happy for your successful project. So your cashflow will the be rent you are going to get right after paying EMI of mortgage? How much rent from basement and 3bed house you get actually? And after paying EMI how much is the cashflow?

      Yes correct after expenses including EMI - cashflow Apx 300 - 400$ a month.
      Basement 3bedroom unit, you can get 1200 - 1600 depending on location, condition and size

    The renovations could take longer or end up being more expensive than anticipated. You might not get enough money back out of the investment property in the refinance phase

      You put 40+42=82k of your own money. If ARV was 300k, 20% of that is 60k. So difference is 22k. So how is it that renovation cost you only 2k?

      @@sanketpandya474 Lol!! like you curiosity. the bank gave me cash 240K after refinancing (which is 80% of 300K) = 240K - 200K(my purchasing cost) - 42800(my renovation cost) = -2800(which is left in the property)

      Hi great video... initially you received 160K from cibc (80%) and now cause of the revaluation, an additional 240K or additional 80K of debt (240K- 160K)?

    Congrats on ur investment. 1. U purchase for 200k . Got mortgage for 160k and start ur mortgage payment. 3 months u spend on renovation with 42850.(2) now u went for refinancing n got appraisal 300k. Got loan of 240k. U got back 240-160= 80k. Is this calculation right? Please shows ur calculations
