    I qualified as a house painter over 40 years ago and worked at the high end. All you need is to apply thinned bleach, let it kill the mould (standard trained house painters practise). Wash it off. Let it dry. Seal with a thin coat of oil-based undercoat if it is stained, then paint over as normal. Zinsser bin is a marvellous paint for some problems, but not necessary for mould. It is also a rigid paint and NOT an ideal primer for everything, especially new wood. Mould will often return when the warm interior air hits a cold outside wall. Sometimes a thermal lining paper might help or a portable room dehumidifier. The same with water stains after a leak. No need for nonsense primers. Once the leak is fixed and dried out, seal the stain with thinned ordinary oil-based (not water-based) wood undercoat. Applying with a cheap throwaway 4 inch foam roller is preferable to avoid thick coats and brush marks. Brush cleaner wrecks brushes and no professional painter I have ever known would use it. You stop your oil-based brushes from drying by keeping them in water and then wiping the outside dry when you want to reuse them. Painters mate box are also very good.

      Thanks for this. Lots of invaluable info there. I'm interested in what you say about BIN not being good to prime new wood though, as it's the choice primer for a lot of decorators I've worked with.

      @@CharlieDIYte For unpainted soft woods, as in new skirting boards and windows for example, the adhesion every coat of paint that is applied for the life of the item will be dependant on how well that first primer coat adhered and if it is not a strong bond, the weight of future coats can pull the paint off the substrate. So the first primer needs to soak in to get a better grip. That is why you thin the first primer just a little to facillitate that. Dense primers for things like MDF, plastic etc are a compromise of trying to effectively glue the paint to a largely non absorbant surface. The red BIN is a fast drying but very rigid paint, a compromise. I haven't used it for many year tbh, but from memory it was not recommended at that time by their own technical department for wood because it is (or was then) a largely inflexible paint which might not flex with the seasonal movement of real wood. Not a problem on masonry. When I did use Zzinser on masonry I used the blue 123 version. Much easier to work with and dries flat. I only used it to neuter dark colours on walls that were going to be light or in an area like a small bathroom ceiling where as a precaution I might want to seal the old ceiling etc., but it is not necessary for routine use. In the USA they have conned people to believe you must apply this primer to newly plastered walls and even previously painted walls - which is completely unecessary. Since house painting started newly plastered walls are primed with a 'mist' coat of thinned watered based emulsion with a brush, not a roller (though people cheat and use a roller). So zzinsser is a great paint, but in my view overused which would be okay if it wasn't so expensive.

      Hi Guys ,
      I purchased F and B estate emulsion for my room in green smoke. It was mixed for me so I can’t take it back. There is no damp or mould in my room so far as I could tell but it is north facing and the room next door has condensation issues and some mould which is another matter. I then removed a fitted wardrobe and discovered a mould patch circa 8” wide by 24” high. I have killed it using a bleach mould spray and removed the old paint nearly back to plaster.
      Q1 - can I mix a mould inhibitor in the estate emulsion paint
      Q2 - having removed the source of the issue (no circulation behind fitted wardrobe) would you advise sealing the
      Patch ?

      @@cjtathome If you were to mix anything in your F&B paint you will change it. F&B paints are made how they were a hundred years ago. There is no protective vinyls in them so they do not reflect light which gives you that nice dead-flat look, but little to no protective qualities of modern paints. You can take a chance and just paint your walls with it, but if money isnt an issue this is a good example of when to apply a coat of Zzinsser BIn 123 (blue not red can). Apply one thin coat over the entire wall and it will be sealed. Because both your F&B wall emulsion and the Blue 123 zzinsser are water-based (double check) you could mix a little into the zzinsser to tint it first if you like.

    Used 123 and permawhite for my garden gym that I built during lockdown. Straight onto plasterboard. Two years later and it’s still perfect. Very impressed as its in a shady damp bit of the garden.

    great video - very helpful for us DIY'ers who need things spelling out - looks like good product too. Helpful also to see your brush cleaning approach - I do the very same with sets of containers of older cleaner used to get rid of the bulk of the crud followed by a last stage clean with the neat solution (that then gets tipped into the reservoir.) Everyone does this differently so great to see at least one approach made clear.

    i bought some mildew remover, it said on the label to use only in a well ventilated area.
    if it was a well ventilated area, there wouldn't be any mildew.

      @@daviddaniel2198 I used vinegar and it cleaned the mold off superficially, but it didn’t kill the mold. it was back in a matter of weeks

      Are dehumifers worth using and do they kill mold already in a room or do they just stop new mold appearing also is salt effective and ok to use in dehumifers that have crystals in the top of dehumifer when Crystal's have run out I dont wanna have to keep buying more dehumifers and I have mold in my bedroom and I use dehumifers

      This will revolutionise your life if you deal with this type of issues regularly... Mix Water, White Vinegar and Bleach all in equal parts... and spray it over the mould ... it will LITERALLY disappear/breakdown within seconds ... then you can wipe down the surface with wet cloth/tissue ... and then dry with a cloth/tissue... and your done.

    Had mold on toilet plaster board wall. Used HG Mold remover and then used Zinsser Gardz to seal and harden the board after cleaning. Painted over with Dulux Easycare. All good a year later.

    Thanks very much Charlie, used your suggested method and materials to treat mould round some window areas where there had not been enough ventilation during the winter months. You are certainly right about coverage of stains etc by the Zinsser!

    Ive tried a lot of mould products, but the best Ive found is HG mould remover foam spray. Its amazing stuff and the foam makes it easier to use than a thinner spray. Ronseal also do an anti mould paint in transparent, which is handy if the existing wall is not white

      Loads better. But honestly use distilled water or for a little amount use soapy water then wash off with water ..... laid cheaper and properly better. Amd questions on mould give us a shout

      Charlie don’t throw rad sleeves away just leave it in the tin even if the tins empty, it won’t go hard.

      Also you can leave 1” or2” brush in the tin as well if it’s to long just cut down the handle, zinsser being thin it’s easy to wipe brush with a rag

    I hold mould in my bathroom, scraped all old paint and mould off and painted with mould proof paint. 8 years later the ceiling is still perfect.

      i have very bad mold infestation every year an we use bleach but after that i always have chest problem from the bleach so is there any special paint for it? we use lemon baking soda vinegar but it only worsen it and the best is the bleach but its smell is killing me so help pls

    I am glad you mentioned the mask. I had a room once that had lots of mold due to water leaking under a wall. I fixed the drainage issue, but when I cleaned the room, being a risk taker, I took a broom and just swept it off. You could literally see the particles cloud the air. I then painted the room, but before I could finish I got big holes in my tongue and was very sick. Mold tried to grow in my mouth. It was extremely painful and I was down and out for a couple of weeks before I could finish the paint. The good news, it has been 15 years since, and there has not been any more mold in the room, so just sweeping it away and painting it was enough.

    20+ years in the business and am a big fan of Zinsser products when tough approaches are needed.
    I've also used alkyd primer with outstanding results..under different situations!
    I advice all who wish to treat wood prior to painting to use shellac base BIN(not water base) as it truly avoids future bleeding.

      Thanks so much Daniel. I'm always humbled to hear positive things from a pro and from Canada no less! Completely agree. I love BIN - I prime everything with it these days. Only time I don't use it is in the heat of the summer when it dries before you can get it off the brush! I was underwhelmed with 123 when I used it on my wardrobe build th-cam.com/video/4ylDeQXv1k0/w-d-xo.html although a painter on my Discord forum says 123 Plus is much better. Thanks again 👊

      The Zinsser BIN is fantastic at blocking in stains, dries super quick and doesn't bleed through when you paint over with emulsion, unlike when using an oil based stain blocker or even 1-2-3 which is water based. This has been my experience.

      This is the comment I was looking for :D I'd love to know if the wall is still good all this time later? I'm preparing the toilet walls for painting and found some mould under the wallpaper, not sure if I should replace the plaster board or just clean it up and paint over it... tempting after seeing this, but I'm sure the wiser thing to do is to replace it all and do it properly. At least I know the leak that caused it is gone!

    Hi Charlie, really think you should do a video on general painting practices. i.e. where to start (ceiling, walls, etc). How to do edges, skirting board.. With lockdown, a lot of people are currently do a lot of painting jobs. I was painting the other day and the wife asked me why I was painting the ceiling first. Some people just don't know where to start.

    I have tried everything. The easiest way is using 50/50 water and bleach and put it in a small tray and use 5 in painting brush and apply bleach just as if you're painting on the mold and they will magically disapear. Sometimes you dont even need to repaint it because the mold just cleared up.
    Happy mold hunting😅
    Always wear protection like face shield, gogles, mask, gloves and etc..

    Charlie, well done its a good video and will help those suffering from the effects of condensation, and yes the Zinsser shellac sealer stain block is close to awesome on condensation mould and on salt damp affected chimney stacks. only other thing to add is ensure anyone doing the works, opens the windows and doors to ventilate and aid drying times reducing any airborne odours or moulds

      Thanks Tony. A lot of people have got quite upset about the procedures, saying you can't contain mould like this and the whole wall needs to be stripped back to brickwork and re-rendered. I personally think the main battle is eradicating the source of the problem, and I've done a video on this bit.ly/3glMu6H

    My ceiling drywall & along part of the wall coming down from the ceiling has dark black mold spots from hurricane water damage..can I diy mold at this severity??

      Depends how extreme, severe the damage is. If the drywall is still ok I'd be tempted to treat the mold with some mold killer spray, rinse thoroughly or as directed on the mold killer, and when fully dry seal with a couple of coats of Zinsser BIN and then paint over with your standard emulsion top coat or a bespoke stain cover top coat. A few people have suggested in this feed that you're not killing mold, just covering it up doing this but short of ripping out all the dry wall I don't really see an alternative.

    Hello, thanks for this great video, I'm sure it will help with our mould problem. Ours is fairly small and only (currently) topping the skirting board in the corner of 2 rooms. Both on the same exterior wall. It's currently painted with Silk paint. Would you suggest, as well as cleaning, sanding the top off the silk surface?? Thank you

    Hi Charlie.. Thank you so very much for the wonderful videos you make.. sooo helpful.. I have a very small poorly ventilated bathroom with unsealed plaster.. Unfortunately the plaster has been bare for some considerable time and has mould growing on it.. Please can you tell me what I need to do to seal it so that the mould will not come through..the walls will be painted not tiled..( unless tiling is the best way forward)..     We use the Zinsser 123 product here in Florida with our latex paint and it is GREAT as a primer KILZ is good too, but doesn't cover quite as well, but since WHITE is the common colour (Florida White Coat) the 123 which is whiter and covers better is preferred.

      Barbara, take a look at this video if you have a chance th-cam.com/video/TIDb-pdOnXM/w-d-xo.html The key is getting your humidity levels down, and you should buy a couple of hygrometers so you can monitor those levels. Then make sure you have plenty of air circulating the flat.

    I work with a lot of people who are suffering from mould in their rented social-housing homes. I went to look for the NHS link and guidance because from what is in the video it would be CLEAR to the landlord that tackling this level of mould is a job for professionals. What happens in most cases is that elderly or unwell tenants are told to sort it themselves because it's their lifestyle that is causing it. However it seems that very specific guidance on 1m has now been removed and the page is also redirected away from the NHS.
    Interesting that's happened, and the suspicious in me thinks this may be because once the NHS give clear guidance on their website, then this leaves the door wide open for councils to have to deal with it as a health issue, which puts it at a higher priority than just a housing defect.

    Got a tip from a friend and I used old bleach (3+ years old one 2y after expiration date). It removed the mold but the bonus was no bad bleach smell at all. Fresh bleach has strong chlorine smell this old one does not smell at all and it still works against mold.

    Hi Charlie. Yet another brilliant and extremely helpful video. Especially as I am preparing to sort out my kitchen wall and ceiling following a leak from the bathroom, once everything dries out of course. Is the zinsser products suitable for wallpaper. As, like you we live in an old, stone house and I have a wallpapered alcove that has a similar issue due to lack of airflow.

I’m in the process of re-painting my en-suite ceiling as the paint is flaking from a previous bad job done by someone. I’m going to scrape the lot off but could I use Zinsser perma white on the bare plaster directly or does it need a primer first like Zinsser bin or bullseye ? Keep up the great work

    A solution of Sodium Percarbonate (active used in OXY products) either sprayed on or mopped on is a very effective killer and cleaner of mould. Also very cheap and does not leave any residue.

Check out Zinsser Ceiling Pro 5 in 1 As the name suggests it's got everything in it without the need for priming.

    Perma white also comes in a Matt finish and can be tinted as well pop to your local Dulux decorator centre and ask for more information.

      @petra same happens with traditional knotting. but the difference is you can't use a water based paint on top of knotting. (some of the hybrids you can such has Fastflow, and Aqua)

    The BIN works well..... as long as you know it has zero workability.... you have to be very quick with the roller.... and even quicker with a brush.... it does sand easy enough..... so removing bush and roller marks isn't too bad.

      Hg cleaner is brilliant stuff I use it in a lot of grotty flats I often work in , also why wait till you have mould? Particularly in shower etc. I spray this in my 2 showers each day , not a trace of mould

    I'm really surprised that the Zinsser Mould remover didn't do a particularly good job of removing the mould from the wall. When I've used HG Mould killer, there is literally no sign of any mould once applied and washed off...!

    Hi Charlie. Hope you are well. I have a problem. We’ve had a garden room built. Walls are wood, then an inch of insulation board followed by half inch plasterboard. What do you think would be the best fixing? I would have used snap toggles but no space behind the plasterboard to open. The builders suggested the helter skelter screw ins which I know you hate.
    Any ideas?

    Charlie the Zinsser 123 waterbased paint is good too very similar to BIN and its really good and quick for internal walls. You can take the brushes into the shower with you after you finish work ;)

    Hi Charlie, noticed the skirting board in the corner of my porch was showing signs of damp. So took the skirting board off and right in the corner where the damp was there is an area about 1" diameter where the waterproof membrane is missing, if that makes sense. What is the best way to repair this to stop the damp ? Great videos by the way and I will be studying the one where you replace the skirting boards. That is when I have repaired the problem. Thank you

    Tip for your used brush cleaner. Use 2 jars, 1 dirty, one "clean". Put the brush cleaner into the dirty jar and leave it to settle, after a couple of weeks the paint will have sunk to the bottom and you can decant it off carefully into another jar for use in the future. I bought 1 litre of brush probably 10 years ago, I still have half of it left because I recycle it this way.

    Live in a bungalow with my 2 kids and wife. Had terrible problem with mould and damp.
    Turns out the solution was putting a spring door closer on the kitchen and bathroom doors to stop steam escaping. Worked a treat

      I had a big problem in my rental property. The stupid person that lived there used a tumble drier with no external vent. Spoke to my local painter. Here’s what he told me to do. Wash down with strong bleach solution and get as much mould off as you can. Let it dry for a few days and then apply oil based undercoat and then emulsion over as usual. Done the trick.....never returned. Another tip I picked up to avoid this situation in the first place was a three part instruction.
      1. Ventilation...2. Ventilation...3. More Ventilation.
      Wouldn’t waste money on the stuff he’s using here. Probably genuine but mis-guided.

      @@Kingcarparpeggio Hi I am a student and I rent a room in a sheared house and at the back of my wardrobe and along the wall near the skirting board I seem to get condensation and there is a little bit of black mould I am spoken to my landlord but it just goes through one ear and out of the other haha. he tells me to have the window open. yes l am doing that my little sparrow so I looked at the paint that was on the wall it was a semi scene on wallpaper so I peeled it off and I have have cleaned at the skirting board and the wall and it seems to be doing the trick. what I'm asking you for my friend is advice do you think having wallpaper on the wall and being painted over has caused the problem hope you get back to me as I am going to have to to redecorate that wall when I leave ok thank you yours Dean

    Pretty good video, we have mould on beedroom wall above & around window in box room which seems to be only happening since house was insulated, walks are not damp so no idea why it's happening, I've used vinegar on mould to get rid of most of it so would the BIN & Perma White be ideal for the wall with the bit of mould left on it

    I use zinsser bin all the time, for sealing stains mainly, the brush I use for spot priming is left to go hard, a few hard taps and a wire brush over the bristles and it's ready to go, it literally comes off like a powder.

      That's interesting. I'd never thought to let it go hard but have plenty of wire brushes so I'll try that next time. Even with the brush cleaner though it cleans off much easier than a solvent based paint does. Cheers mate 👍🏻

      Thanks. I think I need to do a video on this as a few people have asked me this. I've just checked and the wall is still completely mould free. It's not totally blemish free if I'm honest in the sense that there are small circular type marks in places where the paint has gone a very slightly different colour, although they're subtle and you've have to really peer closer up to see them. Overall however it's held up very well.

    I have Zinsser BIN that comes in a spray can as oppsed to the tin you used.
    Ive used it twice on water stains ...with two coats applied the stain still came through.....so would not use again for water stains,,

      I tend to use tried and tested brands like Easi-Fill for filling and yes, a good brand of caulk - Soudal or Nemesis is highly regarded here in the UK. The key is to treat the mould and ensure the surface is fully dried out before you paint, and then repaint with a good primer and, mould resistant top coat as discussed in the vid.

      Hi John, thanks so much 👍 If you speak to most damp experts (ie not the ones who are trying to sell you injection damp proof courses or other damp treatment), they'll tell you that DPCs often aren't necessary, it's tackling the source of the damp that's the key. Obviously this is a little tricky if your damp is in a basement, assuming you can't excavate a gap outside of it. I'm afraid I don't have any previous experience with damp proof cream. Tell me more about your issue.

    Brilliant video Charlie and very reassuring to see it's working well 18 months later! Our dehumidifier has helped a lot this winter, maintaining 55%, might aim for 50% next year. Would you recommend this treatment and the perma-white for window reveals, just up to the exterior corner? Cheers

      Hi, good to hear from you. 55% is a good figure 👌 Yes Perma White would be good around the reveals. Just check the texture or sheen compared to the rest of the wall though as it is quite a high sheen paint. 👊

Yes of course, it's School Room White, the only colour we could find to match Farrow and Ball Railings that we recently painted the kitchen units th-cam.com/video/x-dzF4H0km8/w-d-xo.html. We don't use Farrow and Ball as it's expensive and I don't think the coverage is great so I tend to go to my local Johnstone's Decorators Centre and get their paint tinted to the Farrow and Ball colour. They also deliver which is great so I just phoned them up and asked them to tint the can of Perma White to this colour.

    The best ever mould spray is Kilrock mould spray, available from The Range or Home bargains for 1.99 spray it and leave it, no scrubbing required....just saying

    I have a job coming up in a wet roo. Where they say they get persistent mould on the ceiling right above the shower. My answer was going to be use zinsser stain block then saw the mould resistant paint. Of course you already have a video covering this.
    How has this held up over time?
    I have of course advised them to keep the room ventilated as much as possible and to run their extractor for a good few hours after using the shower.

      Exactly mate, as discussed here th-cam.com/video/TIDb-pdOnXM/w-d-xo.html. You should forward them this video. It's almost entirely a lifestyle thing, mould. I squeegee the entire shower including tired walls, glass screen and tray after each shower. It takes about 1/2 a litre of water down the drain that would otherwise have gone back into the air. I leave the window open and the room gets so little moisture out doesn't even stream up the mirror. Half an hour later you wouldn't even know we'd been in there. The paint is holding up pretty well even though it's in a poorly ventilated area behind that cupboard. I'd be lying if I didn't say there's some sort of pattern etched into the paint, akin to mould spores but it's a pattern only and there's still no sign of mould. Your problem is going to be getting the ceiling propery dried out after you've treated the mould, prior to repainting as you can bet they'll be using it right up until you get there!

      Zinnser is truly brilliant stuff. BIN is the only primer I use and no, I don't have any connection with them.
