    One of the issues is if you’re no longer competing like for like …then it’s a different conversation. If you want to compare against duel income now then the comparison should be against duel income in the 90’s, regardless what the norm is for the time

    The key thing is opportunity cost. Even in those areas where a mortgage is slightly more expensive than renting, that cash ( the deposit ) could be in a savings account earning 5% which would more than make up for that difference and have extra money left to spare.
    I don't believe we can make a judgment that the jury is out just yet, if you look at leading economic data on consumer credit it's a bad picture with all credit delinquency surging to 3% and above, which is typically a red flag, and this is at a time of low unemployment. If that variable continues to rise and then an accelerant of rising unemployment, no asset class would do well including property.
